Absolutely no communication
I went for a flat viewing. It was conducted by a lovely, knowledgable woman. Afterwards, I had some questions I'd like answered and left an email. I got a call the next day promising I'd get my answers. 3 weeks later, nothing. I've left an email and 2 voice messages. I've also discovered the flat is now up for rent, which begs the question has it actually been sold, and the new owners are renting. In that case, why is the flat still up for sale, and why did no one have the decency to let me know.
They're lovely at the beginning of the process, but once you actually want to get involved in the process, absolutely nothing from them.
EDIT: After contacting customer support, I finally got an answer, that was apologetic.

I would give 0 if I could. Absolutely disgusted with the service and no one seems to care.
I selected the full management fee as I am heavily pregnant and did not want to have to deal with the management of letting my property. So far all I have done is have to make phone calls, chase incompetent people up or arrange things myself. Have yet to see any invoices despite requesting them, have been lied to about dates work has been completed, work carried out without any authorisation for the cost from myself… the list goes on. 34 weeks pregnant and horrifically stressed.
Rented out my property through Abbotts…
Rented out my property through Abbotts Cambridge on Full Management and Zita was very attentive until I signed the Letting Agreement. Now zero response and huge bills deducted from the rent without ever having been sent a quote. So far, after 2 months, i've seen less than 50% of the money collected in my account, and the terms of the agreement mean I can't terminate them without also terminating my tenant.

Delays in getting repairs done in the property . For example 6 weeks without a washing machine . Calls never returned . Very poor customer service especially when ending my tenancy . Friendly until you sign and move in , then they aren't interested in you anymore . Will never use them again
Awful estate agents
Dealing with the Wymondham branch who are simply diabolical. Story changes depending on which member of staff you speak to. Communication is appalling and the level of customer service is a disgrace, particularly from the branch manager.

I would like to say thank you to Mr Sharma & Abbott’s for helping me find tenants for my old family home. He was very responsive and helpful during the process and would recommend Abbott’s to any other landlord looking for a smooth transition from start to finish. Mr Sharma is a very good man.

I've let out my property through Abbotts in Cambridge since 2018, and have always found them extremely helpful and responsive. Kudos especially to Zita and Rosie, who helped me during a particularly tortuous time when due to an "admin error" I was being erroneously chased for an outstanding utility bill payment by debt collection agencies - despite having proof that the tenant had paid! It took us six months but we got there eventually. They definitely earned their management fee for that alone :-)

Zita from the Cambridge office has been friendly, efficient and a pleasure to deal with from the very start. There is no problem for which she hasn't been able to find a solution and she always sounds like she's answering the phone with a smile :)
TENANTS BEWARE
TENANTS BEWARE. Negligent agents facilitating shady landlords to rip off tenants. Landlords left the rental property truly filthy (covered in hair, mud up the walls, bins full of refuse etc) and they didn't move out on time - they were still there and had belongings in the rental after I'd started paying rent. Still left out of pocket for cleaning costs on my way into the rental. I was left without a full set of keys, leaving parts of the property unsecured. Abbotts simply emailed me advising nothing was going to be done about it. Total charlatans, the Fawlty Towers of letting agents. Hugely stressful dealing with an office of lying, defensive agents who refused to actually manage the property. Landlord now attempting to unfairly deduct money from deposit and will have to take to court to resolve the matter. Please avoid like the plague. I paid my rent 3 months in advance - £4,500 at a time and was treated appallingly. Still waiting for an apology despite having sent in a formal written complaint. Their professionalism and morality = zero.

We found an house with Abbotts Agency we put down our offer and they ask for all documents and proof of funds to go forward with the purchase and after one month they said the owner he got another offer . They keep us on standby one month and they looking for another buyers wich they offer more money than us . The worst Agency and people I meet in my life .😡 🥵
Constant issues
When you have a serious issue and have no water for 2 days after being out of the property for 6 weeks now. Nobody can wash especially an 18month old child and adults after being at work all day

This is the worst company I have ever been involved with.
I rented my property in January 2021,
First time so I required guidance so had them manage the property.
I paid £90 amonth, for nothing.
I could never get hold of anyone they failed to support with any emergency or maintenance work.
They did not inspect the property , they said they did but I do not believe this was done.
Then the day the Tennant's vacated no one spoke to me about check out
I had no report.
I collected my keys this Saturday and found my house in an awful state furniture outside my house, completely overgrown, dog poo in the garden , scuffs on the wall, fake tan on my rugs, didn't even put the furniture back.
The worst thing is they are selling my house and Abbotts have been carrying out viewings it like that! I was embarrassed and mortified.
Worst service ever, emotionally draining.
Avoid at all cost.
My house will be pulled from there service tomorrow.

I am writing to confirm the withdrawal of our offer for the purchase of the above premises.
From the outset your service has been nothing short of appalling, firstly you neglected to mention in any of your sale advertisements that this property is a 'listed building', you also didn’t mention that this premises is in a conservation area, the first we knew of these very important details was when our own solicitor informed us some weeks into negotiations!
Your customer service is nonexistent, even today (like on so many previous occasions - for example last Thursday - no return call) (today is Tuesday) you haven’t returned my call.
You have left me no alternative other than to seek a purchase elsewhere with a reputable agent.
In order that others may be deterred, and not subjected to such a horrendous experience - which has resulted in a significant cost to me, I am sending a copy of this email to your head office to advise them how you run your branch!!

We had a terrible experience trying to sell our house through Abbotts. We finally gave up after it transpired that Abbotts had advised the builder of the new build that we wished to purchase to put the price of the new build up by over £40k (even though we had already paid a substantial retention for the new build). Abbotts weren’t even the builders agent. We felt totally betrayed. We raised a complaint with the area manager Stephen Rivett who said he would investigate and get back to us within 14 days. Surprise surprise, we never heard any more from him. If estate agents ever want to improve their reputations they need to stop unethical practices and accept that proper regulation needs to be put in place.
