I am so impressed with Abbotts…
I am so impressed with Abbotts Countrywide in Cambridge, My house went on the rental website on Wednesday afternoon and by Thursday less than twenty four hours later the tenancy was agreed, I can’t praise Zita and Holly enough, they have answered all my questions given me advice and help, nothing is too much trouble.
They are really professional and I feel confident that they will manage everything in a positive and professional way.

Very Poor Service
We used Abbotts to manage our flat. We originally signed up with the manager Dan and things were running well for almost 2 years, but when he left things really went pear shaped.
Like the previous reviews, we also had difficulty contacting Abbotts letting department Norwich, always getting the answering machine, long delays with every enquiry, shortage of staff. We constantly had to chase them to get anything done as no-one seemed to know what to do.
The manager from Cambridge Zita Goldie was not helpful and very unprofessional with all her communication - not the behaviour you would expect from a manager, and tried to make everything even more difficult.
To sum things up:
The fully managed service is NOT recommend. You would have to do all the work yourself as mentioned above no one is trained adequately. And once you had enough and ready to terminate the service you must pay for further 6 months from your notice date. THIS IS NOT TRANSPARENT IN THE TERMS AND CONDITIONS!!! We had negotiated a reduced special price of 6% including VAT with the previous manager, but with the current staff it is not worth all the aggravation, unless you have nerves of steel!

My property was completely run down at the end of the tenancy. Abbotts is siding with the Tennant. I will not use them again.
Disgusting Treatment from Abbotts King’s Lynn
LETTINGS DEPT : Abbotts Estate Agents King’s Lynn : Unprofessional , Uncaring and Unresponsive : Having suffered an injury and needed an operation whilst abroad we realised we could not commit to our future tenancy, even though we hadn’t signed any contracts. These guys seemed so kind and professional until we had a health issue that meant our proposed tenancy couldn’t begin. We gave ample time too. Despite writing a letter of explanation we received NOTHING! No acknowledgment, no letter of understanding, no wishing us well on our road to recovery, NOTHING! - All I can say is this was a shock to us and a big disappointment. I have included the letter I wrote below so you can judge for yourself whether we deserved being ignored!

Good afternoon Suzie,
I hope you are well.
It’s not been going so great this end I’m afraid.
We’ve both encountered more health issues and the surgeon who administered xxxxxx last injection has recommended, after examination, that for his own safety he should not attempt to do anything with his arm for fear of causing irreparable damage. This therefore has major implications for our plans.
Furthermore I have been suffering from pins and needles and numbness in my foot and fingers and extreme back ache which the surgeon has said is due to the extra pressures since xxxxxxx incapacity - and to make matters worse, I’ve been advised to avoid lifting anything heavy to avoid further damage to my spine!
In light of the above and being mindful of the promises we made to yourself and to the landlord in regards to keeping the property in top ‘viewing’ condition, we feel that this is something we can no longer achieve and promise. We’re not able to hire a van or arrange any furniture let alone construct even a bed frame - to say the least.
We do not want to cause detriment to the landlord’s quest of finding a buyer for his lovely bungalow and therefore, to give the landlord the best chance of a sale in this climate, we have decided that this task should be passed on to a tenant who is in better shape, health wise to present the property in the best way possible.
It’s with a very heavy heart that I write this Suzie as we were both so extremely looking forward to beginning our brief tenancy at the bungalow but we are very honest, open and responsible and don’t want to promise something to the landlord that we simply can’t fulfill. We’ve been stressing about tidying up for an urgent, last minute viewing and knowing how difficult it is to even pick up a cup, fills us both with worry and anxiety.
On a more positive level, at least we are still a few weeks away from the original intended commencement of the tenancy and you didn’t waste time sending out contracts.
Please send our sincere apologies to the landlord who I would hope understands that our decision was not taken lightly but was taken with his best interests at heart.
Xxxxx feels his rehabilitation should be at home with his bother as the rehabilitation could prove to be quite an extended period of up to 18 months for the injury to heal.
You have been a real treasure throughout the short process so far Suzie and we’ve had some great conversations. You are definitely a rare find in this day and age and we both appreciate all you’ve done for us.
We totally understand if our holding deposit is something we have to forfeit but if the landlord understands that our decision is primarily based on his position to effectively sell the bungalow, then I would like to hope he would not decide to retain our deposit.
Once again Suzie, thank you for everything. We can’t express how nice it’s been dealing with you and it would be a pleasure if we were able to secure a house purchase or tenancy in the future - maybe you’d even find us our dream bungalow?
In the meantime we are being sensible and putting our health first even if it means letting go of the lovely bungalow.

She offered us a virtual tour, which was really helpful because we lived 4hours away and had a baby. When it came to moving in and settling ,she went above and beyond for us, gave us a mini tour of Ipswich town followed by a customised list of things to do in and around Ipswich….where to find what and not forgetting an Abbott house warming gift🎁.

How to Move
. Applied for tenancy for property in Cambridge, in March 2023. I have had to cancel move once. May happen again. Linked with Goodlord/Complete RPI. I have provided information requested. Our offer was never passed to the seller, she decided that offer was to low, but after two weeks we contact Abbotts again to find out if property is still available, different agent told us that seller accepting our offer, so we arrange a second viewing. Here’s a list of the issues I’ve had since renting with Abbotts:
1) Took 5 months to fix a leaking bath.
2) Still haven’t fixed my flush plate on my toilet.
3) Took 5 months to make my downstairs window ‘functional’ (a proper handle still hasn’t been put on)
4) Only supplied me with 1 of the 2 keys necessary to lock both locks on my front door.
5) Left me without access to my mail for 1.5 months while they were trying to get the letterbox key off the old tenant.
6) Let me move in when they were aware the bath was leaking.
7) Their staff shift the blame on to the contractors. And they use substandard contractors.
8) Removed my legitimate Google review
They don't ever repair anything fast
Whenever you need to have a repair done they just take forever to sort it out and sometimes I have had to just do it myself like the time my 4yo daughter window on our ground floor flat wouldn't close properly letting in freezing temperatures into her room. Or the time water was leaking out under the sink and constantly having to empty a bucket for weeks. They honestly don't give a dam about the people renting from them.

Do not use Colchester Branch of Abbotts under any circumstances.
I have been waiting for the return of a tenancy deposit for over 35 days now.
Maximum time should be up to ten days.
The landlady has continually requested for the funds to be released as well as myself.
The incompetence of this branch is unbelievable.
Failing to respond or return correspondence and calls throughout.
I am now seeking legal advice and starting official complaints procedures.

Stress free sale through Abbotts Downham Market
Full praise for all the staff at Abbotts Countrywide Downham Market for selling our traditional cottage. I particularly liked the fact that they told us when a viewing was due to take place at our empty cottage. All the staff knew who we were! They responded to all our queries quickly and phoned regularly with updates even if there was no change, which made the sale pretty stress free!!!! I wouldn’t hesitate to use them again and can thoroughly recommend them.

Lynsey Godfrey and Suzie Twiddy were with us throughout the whole entire process, and made it ever so easy and anytime we needed to call they were there to help and gave us excellent advice.
The process was under a month, and very quick in getting a yes from the landlord. Amongst other estate agents, this is defintely my most recommended - and they are based in King’s Lynn. The Hunstanton branch is closest so anytime we needed to send documents they were sent over to King’s Lynn branch almost instantly and the man in the branch was also amazing.
The whole process was very smooth and they were extremely accommodating.
I could not recommend Abbotts more… definitely will rent again and if we ever buy will be done through them again! Amazing range of properties and very responsive.
Abbotts Norwich is fantastic.
We have just completed our first house purchase with Abbotts in Norwich and the service we received from Kerry and the team was outstanding. They couldn't do enough to help and advise us, we were kept regularly updated and they were always on hand to speak to when needed. They certainly went above and beyond.
