Terrible experience with this company

Terrible experience with this company, they were extremely disrespectful, I would stay well clear of them, take a good look at their terms and conditions, how it combines so-called third-parties, options to buy etc, the complexity and mix and ask who they serve, there are a lot questions to be answered. They have put a charge on my property, so be very careful, Brian Lowry

We’re sorry you feel disappointed, Brian, but your review does not reflect what actually happened.

You asked us to sell your property and agreed a fixed price of £135,000, signing an option agreement on 04/07/2023 authorising us to market and sell for more. From any higher sale price, we would:
• pay to resolve your tenant issues (you couldn’t serve a valid Section 21 at the time)
• pay your legal fees, and
• retain the remaining balance as our fee.

We delivered exactly what we promised:
• We achieved a sale at £147,500 on 15/09/2023 — £12,500 more than you originally agreed.
• We negotiated vacant possession, with your tenant voluntarily leaving on 29/11/2023 after agreeing to a £2,000 surrender payment.
• The buyer had mortgage offer and searches complete and was ready to complete on 15 December, or 8 January at the latest due to the Christmas period.
• You confirmed you were happy for the sale to proceed at £147,500.

The only delay came when you didn’t return your signed contract to your solicitor as promised (you said you posted it from the Philippines on 5 December, but it never arrived). Then, on 18 December 2023, you suddenly withdrew, citing “a change of circumstances,” just as the buyer was ready to complete.

That decision left the buyer, tenant, and our team out of pocket — we are still being chased by the tenant to honour the £2,000 payment we agreed, which we can only recover once you pay us.

Our agreements are clear that a breach fee applies if a seller withdraws after we’ve delivered everything promised and secured a ready, willing, and able buyer. You also expressly authorised the registration of our interest at HM Land Registry when you signed.

We take pride in doing exactly what we say on the tin — resolving difficult tenancies, achieving vacant possession, and securing fast, successful sales at good prices.

We always stand by our commitments, and we expect sellers to do the same. We can’t run a business fixing complex problems and selling properties for people who then walk away once everything’s been delivered.
