Have you ever had to find and commit to a place to live without first seeing it in person? Well, that's exactly what we quickly realized we were facing when we first started looking for a place in the Netherlands back in late 2023. At first, this realization was more than a bit unsettling. But then we visited with Rupert with Xpatations who explained how to best navigate the current market conditions. Then, everything from there on out was honestly unbelievably smooth sailing. He visited multiple properties, sent us photos and videos, and telephoned with us frequently about all the pluses and minuses of each prospect. And all this led to his helping us find a fantastic place. THEN, he helped us take care of all the "fun" details (utilities! :-) ) and ultimately met us on the day that we arrived, handed us our keys, and gave us a thorough walkthrough of our new home. So, long story short--Rupert is the best! We recommend him wholeheartedly.

I spent months trying to reach out to local realtors in the Netherlands asking to help me find a rental apartment while I was still living in the United States without success. Rupert is helpful, knowledgeable and kind. He was able to find us the perfect apartment in just under two weeks. He was available on our schedule (a big deal when dealing with a 7 hour time difference) and went above and beyond to get us answers to our many questions and requests. He went out of his way to make sure we had a comfortable home to land in and get settled in Den Haag. He was able to help us navigate through an unfamiliar to us system and I would highly recommend Xpatations to any expats making the complicated decisions to move to the Netherlands.

I have only the highest praise for Rupert and his help through the whole process of buying a home, from the first listing he sent to the handing over of keys.

First of all, he is lovely, friendly, warm, and personable, and his genuine passion for what he does comes through from the beginning. He only takes on a few clients at a time and charges very little for truly bespoke service and a totally safe agent-client relationship.

Rupert is also extremely knowledgeable about the home-buying process and real estate in general, especially as it relates to expats, and is hyper-competent to negotiate all of the associated bureaucracy (excluding the mortgage part, of course); I truly don't think I could have gone through it without him. Certainly I wouldn't have been able to negotiate the same bid that he did. The amount of money (and it was a substantial amount of money), time, effort, and headache he saved me was 100% worth his very reasonable rates.

Rupert is also very well-connected and was able to put me in touch with people who can help with fixing up the new home; he reached out to them initially on my behalf, and has been totally available to help with any questions I've had even after the keys were handed over and our professional relationship had officially ended. He and his wife, Anita, are truly sweet, kind, generous people and it has been a pleasure to work with them over the past few months.

I'm very glad to have been Rupert's client and I look forward to inviting him to the eventual housewarming. A+ extremely capable buying agent, sweet human being, and firm friend.

Finding accommodation when moving to a new country is always a challenge. We've done it multiple times. That process is made so much simpler if you hook up with a person who understands the local property market and who appreciates the stressful situation it can be.

We found Rupert and from the moment he knew we were serious (not everyone is), he wasted no time in helping us to find our new abode. We closed the deal with the landlord fast and efficiently.

Although we only met and corresponded with Rupert online (Whatsapp and email) his knowledge and calm demeanor immediately gave us confidence that he could help us.

We started looking for housing relatively early, but after dealing with many unhelpful agents we were starting to feel the time crunch. Depsite being self-employed and having a dog, Rupert took us on as clients with about 3 weeks left until we were to arrive in the Netherlands. We had a discussion about what was important to us in a home and a budget and Rupert was off to the races. Right away he found multiple attractive options and was able to arrange viewings on short notice. We were still abroad at this time, so Rupert took detailed (and entertaining!) videos of each of the options. During the process of applying Rupert was very prompt while liaising between us and the broker and was able to to help us secure our top choice before we arrived in the Netherlands!

Rupert was also present during delivery of the apartment to make sure everything went smoothly and even got us a bouquet of tulips and a nice treat for our dog. Since then, he has provided us resources for setting up insurances and utilities and has also forwarded us information about events that would interest us as new expats. As we continue to settle into our new home, we are loving it more and more every day.

All-in-all we are extremely pleased with what Rupert was able to achieve in such a short amount of time. We were impressed with his timeliness, professionalism, and personal touch. Additionally, his rates were very reasonable and well worth the price. We will definitely work with him again for any future moves in the Netherlands

Finding a home in the Netherlands is hard, but Xpatations made it easy for us! Most realtors will only look in their own city, but Rupert was willing to go to any house we found online. His prices are fair and we were able to find a nice home for our family in Delft within a few weeks with his help. I contacted Xpatations in the end of January, explained the urgent situation and he delivered. Renting in the Eindhoven area was near impossible, viewings were usually shared with dozens of other people if you could get one. But thanks to this company's great service we could find a really nice place to stay in the long term and had signed a renting contract in the 2nd week of February.

I came across Rupert from Xpatations while browsing the r/NetherlandsHousing/ community and I saw Rupert helping out other users with regards to their housing questions. I contacted him via Whatsapp after I found his website. After having a little conversation, I could tell Rupert would give their customer his utmost attention so I signed a contract with him. Within a week, he had an apartment for me found via his connections, which was very nice. After we got such results with Rupert, I decided to be more picky and changed my constraints and kept looking. Rupert always kept in touch with me during the search, found many apartments via new listings or his connections and asked my opinion about them. He also called agents I had trouble contacting due to not knowing Dutch or simply not being able to reach them. I also sent Rupert many listings for which he successfully arranged viewing appointments. Before I went to the NL, Rupert went to the viewings for me and gave me extensive details about the state of the home and gathered information most people would not be able to or think of. The costs associated with Rupert closing an apartment or going to a viewing were very clear in the contract and in my overall experience, there were no surprise costs and everything was billed exactly as I expected. Rupert always asked for final approval after calculating the cost of a visit. After we closed my current apartment which I am very happy with, Rupert also helped me set up utilities. Rupert is also a great help for expats as well and can help you/give you valuable advice regarding many things about moving to a new country due to his experience.
