Unprofessional, mismanaged and slow is all I can say to describe Philip James.

I recently went on a viewing in Deansgate with Lyn, where a surprising 10 other people were also viewing a one bed property that had been advertised as a supposed 'private viewing.' Unfortunately, this did not end there. Lyn was lacking any sort of professionalism, as she arrived 10 minutes late and didn’t speak, but instead cultivated a sort of pack mentality with application slips and supposed priority for me due to my visit the previous week, where, again, there were issues with the property’s fobs.

The next issue, beyond the viewing, was the application process. Despite the estate agent’s lack of professionalism, the apartment itself was lovely, leading us to put in our own application. However, the next day, I rang at 9am for further feedback, only to be told that the property had apparently already been secured. This was despite receiving no email notification and especially despite the supposed priority of our application due to our previous visit.

Altogether, I would not recommend anyone to trust Philip James for rental properties. Even though we only made it to the application stage, there was a clear lack of customer service, professionalism and communication, ultimately leading to the disappointing loss of a property.

Hi there, Hope you’re well. I’m really disappointed with the agency because when you book a viewing appointment one week before the appointment, their cancel the viewing at 2am in the morning before the appointment during the day what is really unprofessional, then when you ask their tell you that the property has rent out excuse me how is it possible when no one had a chance to view the property and why you book so many viewings when you know that the property will rented out before everyone else who waited to view the property has a chance of renting the property is not fair the system everyone should have a chance of view the property and give a application in if their waited for a week to view the property, otherwise don’t give lot of people a viewing appointment.😠😡😠

Will take forever to fix basic items that should work in your flat. Took a year to get an oven fixed

I sold my flat through Philip James in Didsbury. Thanks to Sophie Wood for her very friendly but professional manner and for ensuring that everything went smoothly during the sale of my flat. Her liaison between the buyers and myself was very helpful and her speedy response to any contact was much appreciated, all of which helped to make it a very successful move. A special mention too for Leila Sadeghi who made a great job of marketing it by taking numerous photos and a video and producing a very attractive brochure.

I’ve had a brilliant experience with Philip James, largely thanks to Emma Knight. Throughout my time with them, whenever I needed assistance or had a query, Emma was always prompt, professional, and reliable.

DO NOT GO With this Company!!!!! Thay have been so un helpful since the day we moved in !!! When we first collected the keys for are flat when we moved to Manchester we went into the office expecting to move in on our moving day thay asked if we would come back tomorrow to collect our keys and we where like we have no where to stay we need the keys to day like we agreed and the man at the desk seemed not bothered but he finally agreed to give us the keys it took him less than five minutes to give us the keys and print a peace of paper for us to sign and it was very annoying because thay wanted us to come back the next day just to do that!!!!!! Then reporting anything on the app for any to be fixed thay don’t even do or when u phone them thay have no clue about and even when u email them u get no response at alll finally we have moved out and the flat has been sold to a new landlord we have been waiting for are deposit and the new landlord said the money should of been sent to us we phone the letting agent and thay didn’t even start it !!! So we been waiting for them not even start it !!! and also that lie to the new landlord about us not reporting anything but we sent the landlord all the evidence that we had and they did nothing. Thay also tell u one thing and the next time you phone thay tell u something else !!!!!! If u think about going with this company please don’t !!!!

This is the second time I am writing to express my thanks to Jack Ward (Property Management Administrator) working at Burton Road Manchester office. He is such an efficient & helpful person. All the problems in relation to the service charge have been solved swiftly in just 2 days time.

I had a viewing with Natalie, she was extremely friendly and helpful. Communication has been excellent too. Would definitely recommend to anyone looking to rent or buy!

Viewed an apartment with this agency in Salford. Upon arrival I was informed that there were works going on on the building for the next 10 months, replacing the balconies. This meant that the property had no access to the balcony during that time, and worst still the only windows to get air into the property were the balcony doors, which only opened a tiny sliver during works, so the apartment was completely stuffy. As well as this the works were extremely noisy.
Obviously this is essential information to include on a listing, or at least to inform potential viewers of prior to them actually attending the viewing.
This was a complete waste of my time. I took time out of my working day to attend when I never would have bothered had I known about the balcony works.
Avoid this agency as they clearly have no respect for people's time - I hate to think how they handle things like repairs when this is how they handle viewings.

experienced faultless service from Philip James, the leading real estate specialist in Manchester, for a decade. Recently support was particularly appreciated when I needed understanding after the UK’s leading bank, closed my account without cause.

Senior bank executives are shielding themselves, and their banks, from any possibility of regulatory misconduct by using automated algorithms to detect ‘unusual’ (not even ‘suspicious’) activity on customer accounts. Contractually the banks are not required to provide customers with an explanation, and they offer no due process to confirm that, what the computer detected as unusual , is normal and explainable. Even the Notice of Account Termination letter was computer generated It begins: "We're closing your account(s)" and ends:" Yours sincerely, Your XXXX Banking Team" . No name! - and so begins a nightmare All attempts to have my accounts restored were in vain. Unlike Philip James, there is no human contact with a name and authority to act. A computer’s red flag remained so I was without a bank. My monthly rental deposit from Philip James would invitable bounce. Philip James became the only comfort I because I could dialogue with real people with a real names, online.

I needed to make a Council Tax payment and eventually I would need to recover overpayed tax forma HMRC and there were other ins and outs. The reality is that it is impossible to exist in a modern society without a current account - this is as much an essential utility as water,

Thankfully, the UK Government has recently acted in favour of bank customers in this respect

Having lived most of the last 50 years overseas I have maintained links with different countries. I am not surprised a computer spots an ‘unusual activity”

I value the fact that Philip James has a stable team of professionals who provide the intended services and are willing to go further if needed.

To the owners - they are withholding viewings to force you to lower the price - then they can sell to developers/mates at a cheaper price - they are not on your side!
