Never , absolutely never rent something from P4i , they are disgustingly bad in every way . They just increase and increase and increase the rent with no reason. If something is broken in the property you have to wait several days to be fixed. They do t care for nothing they just want money , the most horrible experience I had in London 🤮🤮🤮🤮🤮

Never trust them , never , they rent out properties all the road and the tenants should pay for service charges and management fees and cleaning block drain all the road should pay they share the bills !! They have many Hidden fees !! They know how to stolen money, don’t sign anything for them .

Worst company ever. Do not rent or buy a property they are managing. We have electricity cross metering issues and they do not respond to my emails. The energy companies have confirmed that there is cross metering but this company will not even respond to try figure out the issues. I have maintanance issues I have reported but they just ignore you. I am renting at aproperty owned by the The Braccans limited. This property is managed by p4i

As a landlord agent they should pass wright information on their contract and telephone number.

Steer clear of renting from P4I
Steer clear of renting from P4I. My daughter moved into a flat renting via Romans in Bracknell. The flat advertised with underground parking. Issue No 1. It took 6 months for her to be given her parking number & the code to enter the gates. Issue No 2. It took 1 wk for her to be given info as to where her electric & water meters were. All emails my daughter sends to the landlord are forwarded with ' please contact this tenant asap'...doesn't happen. When my daughter tries to contact either by telephone, their numbers do not actually exist, same as the email address for P4I, all non existent!! Her water in the bath/ shower is lukewarm and very low pressure, 8 months and still nothings been done! And since needing heating in October she found the 3 radiators will only stay on for 15/20 mins before switching off and cannot be set on timer option due to the digial clocks not working either. When she emailed the landlord who CC'd this other person.... nothing. She's contacted Environmental health, they've had an email back from the landlord saying ' we know nothing of issues with this property'!!!!! SERIOUSLY . AVOID AVOID AVOID AT ALL COST

P4i the worst agency
I started living with P4i PTD in December 2024 in a flat on the second floor of the building. In January 2025, they asked me to move to the first-floor flat because they wanted to renovate my current one — after I made several complaints about serious issues, including a major leak. They also said that if I didn’t agree, I would have to leave the flat.
I eventually accepted the move because the other flat seemed better, but it didn’t last long. After about six months, they told me the landlord wanted to renovate that flat together with the restaurant on the ground floor. Once again, they harassed me constantly, pressuring me to move to another flat managed by the agency and saying that if I refused, I would have to leave. And I left because doing business with them is the worst
I do not recommend this agency to anyone. They harass tenants, never fix anything properly, and only act helpful when it’s in their own interest.
Breaching responsibility is habit they get away with it so often Boiler condemned carbon monoxide
Absolutely disgusting that my cousin and 3 children are now Day 12 without heating or hot water — 3 children in the property and still no repairs.
The boiler was condemned for safety and the council has served notice, yet P4i (Property 4 Investment) continue to delay and ignore their legal responsibilities.
This is a breach of the Landlord and Tenant Act 1985 and a serious health and safety hazard.
No family should be forced to live like this. Enough is enough.

Renting with P4I I feel like I am living the dream
Renting with P4I has been one of the best landlord experienced I have ever had and am still enjoying. These guys know what they are doing I never had a repair or any other issue raised that was not attended to quickly. Since the minute I took on my flat although in a noisy neighbourhood this was immediately offset by the incredible modern design aesthetic and amazing attention to detail. I feel like Bill Gates every day looking at my granite walled bathroom and contemporary LED ceiling lighting. No other place I had ever had such mojo and its thanks to P4I and its talent for contemporary aesthetic there nothing suburban or depressing going on here. Unlike so many other McDonald's companies P4i they are a family run business and as such you will not be just another number.My experience has been absolutely the best they really care and because of their level of professionalism I can highly recommend them .

Honestly the worst I have ever seen and they don’t care! If I ever saw this I would never have rented from them. NO HEATING in flat and I have been left in that state for nearly a month!! It’s appalling !!

I am writing to review serious and urgent concerns regarding my relative’s recent move into their new rental property.
This move was intended to mark the beginning of a new chapter — a step toward independence and safety after escaping a deeply traumatic and dangerous situation.
Our family believed that securing a private, self-contained living space would offer them the stability and autonomy they so desperately need.
Unfortunately, the experience thus far has been distressing and wholly unacceptable due to multiple unresolved issues, many of which present direct risks to health and safety.
Immediate Concerns:
1. Lack of Basic Privacy and Safety:
-Despite prior assurances, there are no curtains or blinds installed, leaving my relative feeling exposed and vulnerable. This has caused them daily distress and fear for their safety.
-There is no phone line, no internet, and no satellite connection, which severely restricts their ability to contact family, or emergency services and prevents the use of a television or other digital support/distraction.
2. Fire and Electrical Hazards:
-The electricity meter cupboard is in an appalling and dangerous condition — it is clearly a fire hazard.
Was a fire risk assessment conducted before tenants moved in?
How frequently will fire safety checks be undertaken?
Have all smoke alarms been tested and logged as functional?
Why are communal cupboards unsecured, and why is there no key safe system in place for secure access?
Is there emergency lighting fitted in the communal staircases in the event of a power failure?
3. Condition of the Flat
-There are open plug sockets, which, while covered with temporary plastic caps, remain a significant concern. These should never have been left in that state.
-The lower part of the window glass has a sticky film which should have been cleaned off prior to occupancy.
-It is completely unacceptable to expect tenants to pay for correcting faults that should have been rectified before handover.
4. Post and Confidentiality Concerns:
-There are no external post boxes installed. All residents’ post is left unsecured on a communal table, which is accessible to anyone entering the building.
-This raises serious data protection and confidentiality concerns, particularly for sensitive items such as medical records or financial documents.
This situation is causing ongoing emotional harm and distress to someone already in a highly vulnerable position.
As a survivor, and after everything my family member has been through and endured, it saddens me deeply that — despite their vulnerability — the daily calls they have made to the management team have been met with a distinct lack of empathy. Rather than accepting responsibility, there appears to be a persistent pattern of passing the matter between contractors and ‘not my responsibility’ thereby, avoiding accountability. This is unacceptable from a company that claims to have “have mastered the balance between the professionalism associated with large firms, and the personal touch offered by smaller ones” My family member should be treated with respect and not with such a lack of agency or dignity.
DO NOT RENT FROM
If you ever get the chance to rent from this company DON'T do it. They don't care about you if you have repairs that need doing they wont do it, just brush the issues under the carpet and only contact you if they have problems their end, I have been without an oven for over 5 months they've not even attempted to get it fixed

We’ve had issues with leaks since we moved in from several parts of the ceiling. They say they will send someone and then no one turns up. Try to get out of any repairs and then when they do repair, try to add it to the maintenance bill despite it being their negligent upkeep of the property. Avoid at all costs!

Please don't rent with them! Truly the worst agency. They will rob you anyway they can. They also rented out a flat in the worst possible condition. The exhaust fell on me and almost broke my foot. The bed, which was made of two wooden boxes, was full of nails and staples that hurt me several times. The showerhead holder fell off on the first night and I had to tape it up because they said they wouldn't fix it. Their wardrobe is pieces of wood STAPLED together that cannot handle any weight.
I tried to leave my contract when it was officially over and the person I was renting with wanted to stay on- they did not sign a new contract with him. They say they couldn't contact him but they were happy taking his rent. So, they didn't give me my deposit for 6 months and when they finally agreed to they are charging me for damages I wasn't there for. They say I was in a joint tenancy but the existing tenant wanted their own contract. They will make you live in unliveable situations and then blame you.

What a shocking company scam artist is being polite
I have rented my flat since April 2019 and this bunch of scammers just brought it I hand my notice to leave (1 month notice) in and when I do I get told 5 days rent is more than my months rent, I ask why and it’s because I have “missed a payment” I asked which one and they don’t know just that I have, I provide bank statements and a statement of accounts from previous management company showing every payment made but not good enough and will only take the “missed payment” off my final months rent if they can calculate it their end despite them not know what month it is and my bank statements are not good enough evidence of paying.
Can see how it’s going to go getting the deposit back may as well write that off now
Stay clear of them if you see them as management company also so rude on the phone just put the phone down halfway through saying something

This company have some terrible reviews, but my flat in Oxfordshire is managed through them & the service and workmanship has been exemplary so I feel I must be one of the lucky ones! The team of tradesmen have been Romanian & Portuguese and worked so hard on these properties & gardens! Polite & hardworking, I felt obliged to leave a good review. P4i were very responsive to my queries & moving in problems including a very helpful gas engineer helping with a boiler issue, so no problems here!

Very tough experience with this company. Reported damp and water ingress almost immediately after moving in from the roof but nothing was done in the two years I was there. They withheld £200 of deposit for cleaning, claiming the flat had been left in a ‘very poor state’ - it was spotless. All appliances, skirts and door frames, floors, inside cupboards, everywhere was thoroughly cleaned before I left. It was clean enough for them to take photos for the letting advert, as a letter from the council for the ‘new occupier’ was clearly visible in the photos on the table where I’d left it! They simply lied through their teeth for an extra £200 because the £24k I paid in rent seemingly wasn’t quite enough for them. Due to legal fees, it would have cost me extra to pursue it - something they are obviously aware of! Seriously, just swerve them.
