extremely disappointing

My experience with Onefinestay as a property owner was extremely disappointing and I would strongly warn other owners to think twice before signing with them.

The company makes very polished promises about premium service, high revenues, and a supposedly high-end distribution network. In reality, the listings end up on Airbnb, while Onefinestay takes an enormous share of the income. In my case, it felt like they were taking more than 50% of the margin, which is completely excessive considering the actual level of service delivered.

There is also a major gap between the brand image and the operational reality. The Paris team seemed junior and understaffed. When escalation was needed, I was redirected to someone in Italy who, astonishingly, also appeared to have another business on the side. This is not what I would expect from a company presenting itself as a premium operator. They also do not seem to have a proper fixed office and instead operate out of a coworking space, which says a lot about the reality behind the marketing.

Cleaning and emergency works were handled through outside contractors at outrageous prices. Again, the service simply did not match the fees being charged.

Worse, I recovered my apartment in an unacceptable condition. A window had been left unlocked and opened in the middle of the night because of the wind. The heating had been left on full power for days despite clear instructions to switch it off. The incident was then minimized instead of being handled seriously and professionally.

Overall, this was a deeply frustrating and costly experience. There is a huge disconnect between Onefinestay’s marketing narrative and the reality of what owners actually get. I would absolutely not recommend them to other property owners. Since leaving them, I have found another concierge company with a real local team, much better execution, and far more honest pricing.

Compact and clean flat in beautiful Notting Hill

This compact 2-bedroom flat in Notting Hill worked well for our family's week long stay in London. The flat was beautifully decorated and cozy. The kitchenette is equipped with the basics for cooking breakfast and having a washing machine was important for a week long stay.

There were several maintenance issues when we arrived at the flat, which the One Fine Stay team worked hard to try to remedy. Unfortunately they were unable to get the heating system regulated during our stay, so we had to keep the windows open (including overnight) whenever we were home to regulate the temperature. Note that there is no thermostat in the flat and the temperature is set by the building management team. As a result, the unseasonably warm March weather we enjoyed while wandering London, resulted in a hot and stuffy environment whenever we returned to the flat.

Ladbrooke Grove XV in the spring is…

Ladbrooke Grove XV in the spring is beautiful. The trees were in bloom and the view from the windows was beautiful. The flat is very much as described. The building is clean with easy to access and very quiet. The flat was very clean and welcoming. Bedrooms were wonderful .... bedding and towels very high quality. Kitchen was well equipped ( though a microwave would have been great to have ). Living room sofa and 2 armchairs have definitely seen better days. Sofa was so low that you were practically sitting on the ground (not easy if you are a bit older ) Dining area worked very well. Greeting and service, along with the weekly cleaning were all very professional and friendly. Location is close to everything. Would definitely recommend this One Fine Stay location.

One Bad Stay

I am very sorry to have to write this review, but we really had an awful experience with One Fine Stay. We decided to go with a high end home rental company because we really didn’t want to deal with any surprises. Sadly, there were many unpleasant surprises- the worst being major construction going on 2 doors down. We noticed this the minute we walked in to the flat (there is no way we wouldn’t have noticed as the noise was unbearable). One thing I did before renting with OFS was read every review and many people commented on how they were called before arriving with a warning of construction nearby and given a chance to move. We were never called. Our stay was close to miserable and for compensation we were offered $250. The cost of the rental was over 9K. This offer honestly felt insulting. Other surprises were - no hot water, shades and lights that didn’t work and absolutely TINY bedrooms and common rooms - we were 4pp and there was not one room that had seating for 4 except the kitchen table. I would not recommend One Fine Stay - especially in London.

Booking with One Fine Stay gave me…

Booking with One Fine Stay gave me peace of mind, knowing our rental home would be fantastic. It was one less concern on our trip. Upon arrival, a One Fine Stay representative warmly welcomed us and showed us around the house. The place was beautiful, inviting, spotless, well-equipped, cozy, and situated in a prime location.

The support offered by onefinestay was superb. They provided an excellent orientation to the property and kindly assisted to carry our luggage up the 37 steep and narrow stairs to reach the flat.

Fantastic Flat

Fabulous service from booking to farewell. The flat at John’s Mews is fantastic & well appointed. It’s the perfect size for 3-4 people. Nice area with several cafes in walking distance. I will consider this fine stay for my future visits to London.

Amazing property

Amazing property , the staff was so courteous, helpful and accommodating. Every single query was answered in a timely manner , they were kind , polite and so understanding. I would recommend this property and team to anyone absolutely wholeheartedly.. clean, spacious, well stocked , anything that you need in a home definitely 5 Stars , without a doubt ..

Avoid One Fine Stay- very poor experience …

I’ve never posted a review on anything before but - Avoid One Fine Stay - it’s no longer the company it was…!
I’ve used One Fine Stay renting large family homes in London for years.
This experience was very disappointing - multiple problems ( see below) many of which could have been avoided if the house had been checked prior to our arrival which , from the problems we had it clearly wasn’t .
Problems weren’t adequately addressed, - our holiday was spoiled, and then they refused appropriate compensation - after extensive email correspondence, they only rebated a derisory 20% ( apparently ‘industry standard’), we asked for 45% but would have settled for 1/3 - most upsetting for them not to acknowledge the extent of disruption - Also the ‘concierge’ refused to escalate complaint when requested….. I hope the COO and CEO read this review- they certainly should!
I see this house is no longer available on the OFS website ….
And, as someone else has commented, there’s nowhere on OFS website to leave a review….
We had a total of at least 68 calls/texts/emails whilst there , multiple intrusions from tradespeople to attempt to fix / refix problems, all spread over every day of our stay, and then multiple emails after returning home.
Some detail-
We rented a 6 bedroom house for 10 days - very expensive but wouldn’t have minded except:
No hot water on arrival after 24hr trip from Sydney…..This was fixed for mornings Next day but not fixed for rest day until our last day!
Fridge broken on arrival and kept tripping- they eventually replaced w 2small fridges, one arriving late at night days after arrival, other almost end of stay.
No parking spot as advertised- despite multiple emails to confirm before- fixed after 2days of walking w small children and baby, getting parking ticket and we had to help push owners car out of the way!
No ensuite to master bedroom as advertised-as owner had blocked it off! access only through common hallway( all other bathrooms were ensuites so couldn’t be used)and that bathroom door handle broke twice so we had to leave door propped open!
Multiple further issues eg broken washing machine, partly as ‘greeter’ hadn’t seen house before so couldn’t show us where everything was.
Avoid One Fine Stay- no longer the company it was!

Yes the team tried to resolve these but they simply weren’t resolved quickly enough probably partly as so many things were wrong- hot water was an issue until the last day….! Fridge most of the stay. Etc
So our holiday was severely impacted.
But you didn’t acknowledge the impact because you inappropriately refused to give us more than 20% rebate .
It’s still not too late…!

Disappointing Experience at Modern Auteur: Unprepared Rental, Unlawful Service Dog Charge, and Poor Customer Service with Onefinestay

In July, we booked and stayed at Modern Auteur in Los Angeles through Plum Guide, managed by Onefinestay, at a cost of approximately $40,000 for the month. Unfortunately, upon arrival, the home was clearly not prepared as a holiday rental. Instead, it felt as though the owners had abruptly left, with food still in the freezer, their car blocking our parking space, and personal belongings scattered throughout the house. The BBQ and outdoor areas were unclean, and we had to relocate the owners’ clothes from closets to store our own. Frankly, this was more akin to a house sit than a professional holiday rental.
We raised these concerns with the handover team, who attempted to assist, and, in good faith, we made the best of a disappointing situation.
During our stay, a friend visited with her certified service dog, a non-shedding cockapoo who remained outside most of the time. Despite this, Onefinestay imposed a $1,000 “service dog cleaning charge” after checkout without our prior consent. It is important to emphasize that under California and U.S. law, service dogs are exempt from such extra cleaning fees. Considering the dog only briefly entered the entrance hall and does not shed, the justification for this charge is incomprehensible. Ironically, the owners themselves have a shedding dog, as clearly stated in the listing information, which even warns guests with allergies not to book.
When we challenged this charge by email / phone we eventually received an email response which was dismissive, offensive, and displayed a complete lack of respect for accessibility rights and guest dignity. This distressing experience has led us, formerly loyal Plum Guide clients, to decide never to book through Plum Guide or Onefinestay again.
Moreover, Onefinestay’s unauthorized photographing of the service dog in the presence of minors constitutes a serious violation of privacy.
This conduct by Onefinestay is both unlawful and unprofessional. Guests should be wary of a company that imposes charges without consent and handles customer service so poorly.
Additionally, the inability of customers to leave reviews on their properties speaks volumes. Despite claims of thorough vetting, the standards appear remarkably low, as demonstrated by their lack of awareness regarding the property’s condition before renting it. There are too many issues to list here, but the simple advice is to avoid these companies entirely.

The perfect flat in Notting Hill.

This flat in Notting Hill was simply perfect. We stayed for 2 months and it became our home away from home. It’s larger than it appears in the photos which made us very happy. Loved the floor to ceiling windows in the living room and master. Beds were so so comfortable. And the quality of the linens was dreamy. We had weekly housekeeping service and they did a lovely job. We also had the fridge and pantry stocked with some essentials so there was something to nibble on when we arrived. The tiny terrace out front was perfect for coffee and people watching. The staff at OFS were amazingly responsive to even the smallest requests. Proximity to the subway and bus was perfect and so easy. We really loved staying here. And we’d come back again and again. (Except during the Notting Hill Festival.)

Perfect in Every Way!

This house was absolutely perfect, from the location to the house itself. It has everything you need if cooking is your thing, with a grocery store just a five minute walk away. Cafes and restaurants all around, and of course the well known Harold’s is also just an eight minute walk. Beds were very comfortable, it would have been nice to have A/C but they do provide fans in all the areas which helped us. We will definitely stay there again.

Anything but fine

We booked a property with onefinestay expecting a seamless luxury experience, but it turned out to be the opposite. After spending thousands of dollars, the home itself was falling apart – nothing matched what was promised.

The services were consistently off: what was advertised and what we actually received were very different. Their so-called concierge support was especially frustrating. Communication felt unprofessional and they rarely seemed to know what was going on. Instead of feeling cared for, it felt like dealing with a middle-man company with no real control or accountability.

For the price point, this was absolutely not “one fine stay.” In my opinion, even Airbnb Luxe offers a more reliable and put-together experience. Sadly, what should have been a special trip ended up feeling like a disaster.

We would strongly caution others before booking.

Perfect London Rental

With One Fine Stay, I was confident that the home we rented would be great. It was one less thing to worry about. When we arrived, we were greeted by a One Fine Stay employee who navigated us throughout the home. It was so pretty, welcoming, clean, well-appointed, comfortable and in a great location.

Outstanding house!

From check in to check out, the service was top notch. The house exceeded our expectations! For an extended family of nine this house allowed us to be together as much as we wanted, and the space to retreat to our own bedrooms. The location was perfect for all our needs. I would highly recommend booking this house for your London visit.

The proof pf the pudding!

Everything about the onefinestay experience is excellent. We have used them on a number of occasions in Paris and in each case, we have been really impressed. Locations have been excellent, and descriptions of the properties given on the website are accurate and full. The amenities (linen, toiletries, starter kits of coffee, tea, milk & snacks) provided by the Paris team a are high-quality, but also imaginative, so that if you are late arriving, you won’t starve until breakfast. Arrangements for access and picking up/leaving keys are very efficient and flexible. A greeter shows you round the property, so that you can ask any questions that you might have about the facilities. But perhaps the greatest compliment that I can pay to the wonderful Yosra and all her colleagues in the Paris team is to record how marvellously they coped when things went wrong. We had booked a flat that at the last moment was unavailable because the owner unexpectedly sold up. Alternatives were immediately suggested and we were offered a larger, equally well situated flat for the price of the original one. But when we arrived, there were problems that the company couldn’t possibly have foreseen. One bedroom had no functioning lighting and the blind didn’t work. Light bulbs were missing in other rooms, and all electric points in one bedroom had been obstructed by musical instruments, loudspeakers and furniture. And the dishwasher was broken. In other words, the owners of the flat hadn’t honoured their side of the deal. The Paris team responded immediately and couldn’t have done more to try to fix things - bringing in extra lighting and equipment, and twice calling out engineers (who came within hours). Nothing was too much trouble. And when the dishwasher couldn’t be repaired, they sent a taxi to take us to the Eurostar terminal when we were leaving - such an imaginative good will gesture. We had an absolutely lovely stay, but only thanks to the Paris team.
Any company has to deal with things that go wrong and none of the problems we encountered could have been blamed on the onefinestay teams. The service was superb and we couldn’t be more grateful or admiring. Onefinestay is not cheap, but it is hugely good value for money. And we shall certainly be booking with them again.
