Very pleased with our new home with Galliard Homes, despite the delay Martine the completion manager has been extremely helpful and patient along the way and helped us move in smoothly and settle in much easier!
Our tenancy expires at the end of the month and Martine helped to coordinate a move in date that saved us from being "homeless", massive thanks!

Martine is a gem! She has made our completion process much much easier. I love her working style, always give me reassurance, updates me on time, always there for my questions. We are very happy with the flat, Galliard homes has handle the completion process in a professional manner despite I was not in London.

Big big thank you to Martine who was amazing help with our flat from start to finish and was always at the end of the phone to answer any questions , would always use Galliard homes for future properties.. thank you .

My completion at Orchard Wharf was on the 1st of June this year. Though the process was delayed due to Pandemic a number of times the Staff was extremely helpful . Especially Martine did everything to help me to go through this long process. I am thankful to her and Galliard Homes. Now I am started to live at my wonderful new house !

Also worthy noting and let the client knows that none of any windows is able to open at W505 TY.

This is very common in west block of Timber Yard due to developer’s planning consent/restriction

Above information I didn’t get until today when my letting agent visited the unit W505.

These informations should have known to potential clients beforehand to reaching any decision. Now I am not sure who is responsible for this. It’s developer or selling agent.

We dealt with Martine Hamilton for the last two years on a development site in Southall. Martine was a pleasure to deal with, always polite and professional. She was the completions manager and handovers were smooth with no problems. The Galliard development was a pleasure to sell, impressed with the quality and have had great feedback from buyers. 5/5

A absolutely great company. I bought my first property with them at Timberyard birmingham. Everything went very smoothly. Jason was absolutely great help. All staff was prompt and efficient. There were some delays from my bank and Galliard home happily provided the extension for completion twice without any charge.

I believe that a 40% bad rating truly indicates what a deceitful and self serving company is behind the inaccurate marketing, misleading contracts and the professional negligence of them and their 'recommended' legal team 'Cavendish Legal' deliberately ill advising buyers and failing to flag up Galliard's bad practices by not carrying out the necessary due diligence. If you wish to buy from them use an independent solicitor and watch out for false information in the brochures and potential future charges rising disproportionately after they sell you a property.

Galliard said there was a deal between them and Newham Council that ties people in to doubling ground rents and Newham profit from this in exchange for the Sovereign Tower planning permission - sounds very fishy and needs clarifying so an accurate answer can be found.

Latest as in November 2023 is that Newham categorically deny Galliard's suggestion that they profit from the doubling ground rent. A serious matter that was not flagged by Galliard's 'approved' laywers who conducted the sale. Newham have approached Galliard (and others) about the doubling ground rent matter, and many have now resolved it - but Galliard still do not! Buyers beware! In spite of flagging this with Galliard as they requested in their reply - they have done absolutely nothing to address the matter to date. But hope they will go back to Newham Council and find a solution, as most reputable builders have done. Have replied to Galliard's response below and now received a reply, which looks positive so far. Updates to follow, but do appreciate this getting some attention.

We brought our first property from Galliard, thinking we are buying quality. We have been in our 4 bedroom duplex less then 6 months, two toilet seat slow release lids are broken-front gate doesn’t swing back to close position. Bathroom seals are of cheap quality- so much cleaning and still dirty. The shower downstairs pressure is terrible. They gave the property a 1 year guarantee, but that starts when build is complete and not when you actually move in. So we moved in June, now everything is our problem to deal with. Did not expect this from Galliard, the problems at SAMUELSON HOUSE BRIDGE ROAD SOUTHALL don’t just happen at my property but every single tenant has had issues with the build. We have a built in air circulation system installed and every flat and duplex has this, NOBODY has said who’s responsible for the maintenance of this machine, even though the pipes and extraction is in the walls- servicing this product cost around £600-900, again no clarity. Thanks Galliard for building a property, throwing a bunch of Manuals in the building and buggering off.

With all due respect, I have constantly emailed Network homes/ Strawberry Star and even you guys, regarding the amount of defects and problems. Nobody wants to take ownership of anything. Like I said it’s great building properties throwing a 1 year guarantee on it when nobody is living there, and the moment people move in and have problems you guys just state it’s not our problem. Iv had more defects in this new build then my old two bedroom flat. I’ll send you and email but doubt anything will be done.

Not a nice, pro-active, helpful or quick company to resolve problems

we got into this property -Samuelson House - through network homes. Although all the defects would need to eventually been resolved By Galliard.

Even before moving in, we detected an issue with one window frame with a defect on it, which they guarantee us, it would be resolved quickly and it took 1 year and multiple visits to finally replace the broken Frame - they even tried to repair it, and were trying to tell us, it looked okay, which obviously after countless emails and asking for updates they finally replace it. Between that and another 5 months to fix the heating system (has broken from the beginning, and only got fixed already in November).

Now we still have issues happening at the flat, 1 in particular which makes us hear the plant room in most of the flat, which obviously affects our ability to sleep, this has been happening since October! -This is still under investigation, but a problem like this, which is affecting us so much, which we obviously mentioned, should have been given other type of priority. We can only imagine if someone moves in to the floors below, how much more noise they will hear (they are currently unoccupied). There was way more issues, they eventually got fixed, but again, always with a lot of waiting time.

Another issue is with the flooring which they now say they cannot do anything about it, as they are saying its "under the parameters" and telling me that I have to deal with it directly myself with the warranty of the building!

We can only pity anyone moving in at this place right now, after the period of defects is over and try to resolve any problems, will just be an herculean job.

Now, the bigger issue is that we have to deal directly with network homes, and cant contact Galliard Homes directly, which I suspect is the perfect excuse for them to dismiss us, and not even have to deal with us directly.

We have followed up all of network homes processes, sent multiple emails to all the people they mentioned, raised at least 3 official complaints, and we are still in this situation. They have all of our details if they want to make this right.

This is our attempt to give visibility of this company and provide some, hopefully, constructive feedback to them.

Note to add on their answer: it just proves my point, by using network homes, (which also should be better), they can just dismiss us. I obviously have opened this case with network homes, and Galliard replied to them saying that they consider the issue closed.

From beginning to completion,Garlliad Homes provided the excellent and efficient services!
