My and my partner recently rented our first home through Entwistle Green and Sian and Millie were more then helpful. They made the whole process easy and exciting for us, cannot thank them enough :)

I recently sold a house with Entwistle, Gary and the team always went out of their way to be helpful and always had great communication. The house got an offer very quickly and I thank Gary and the team for all of their help. Highly recommend!

I rented a house from the Bolton branch for 18 months, I had to chase and chase for things to be fixed and I was charged an extortionate amount of rent. After being told it wouldn’t be increased upon renewal of course they tried to increase by £600 a year. They allowed contractors to turn up unannounced on a Sunday morning who did not fix the issue and to be honest looked like they’d been pulled from a backstreet whilst also stinking of alcohol. He then poured fairy liquid along the outside wall of the house. I ended up with a cardboard bath panel and their own contractors told them the boiler needs to be replaced, of course the house was rented out immediately without it being fixed after I stressed there were so many issues with the property. They left me with caved in fence panels for 5 months after a storm and damp on the walls in a bedroom they knew my 7 year old had. But apparently they can’t step in when the landlord takes 6 months + to fix something. I had 3 small children in the property and the lack of communication was beyond unbelievable. Not to mention they clearly didn’t DBS check the contractors coming out and let anyone turn up at the door at any time.

Emails were sent to me at 4:30pm on a Friday so they knew they did not have to respond until Monday. I have never felt so robbed in all my life for giving not only a terrible landlord but a terrible company thousands upon thousands for something that their contractors called ‘a house of horrors.’

Don’t give them a penny.

The Blackburn branch took eight months to resolve simple issues, demonstrating a clear bias towards landlords over tenants.

Don't trust them they will never give your deposit back. These people making money like that

I am writing to about the Entwistle Green Warrington, the selling process is being fine and satisfied. However the situation become weird on the post-sales stage, after we got the house and we found there is a security system being installed and need a code to disarm the system. So we send a mail to the agent to ask the vendor if they can provide to us and of coz we got no reply at all.

Their compliant and compliance team has stepped in after i have post a comment in Google, and i got the response from the compliant consultant is: Buyer ask a question + Vendor didn't response = Agent presume the case is resolved. I must say it is innovative.

I am only disappointed when the agent behave non-responsive, but I am angry after the complaint consultant ask me to move on, then what's the purpose of your team existence?

I called their offices when I started my viewing process I was told I would be met outside the property by the agent and not to knock on the door.

My appointment Tuesday was cancelled but I was not told and today I waited 15 minutes outside the property before arranging a cab home, as I was getting into the cab I knocked on the door only to apologise to the owners and the agent answered.

I am at a loss at what to think, I was outside the building from 12:28 or so until almost 12:45 and wasn’t noticed or looked for and on top of the first appointment being a no show I have little faith in further viewings with them.

I contacted Entwistle Green Liverpool about a property and had a viewing a few days later.

Between submitting the application to rent and receiving confirmation of a move in date no more than a few days later, Entwistle has been fantastic throughout the process.

Leanne and the team have been quick to respond to any emails or calls and I can highly recommend them. Very professional throughout and always willing to answer questions.

My partner has bought a new build through these guys, zero communication, every time she calls they just say the main guy is in a meeting they’ll get him to call her back, never does. Sent emails to the guy & he never replies. Was meant to move in about 3 months ago and still no idea of when the move in date will be. All as it takes would be to email every person updates of where they’re at with a move in date.

I rented my property through Entwistle Green in Formby. The lettings manager James was really helpful and accommodating with my requests. From the moment I booked a viewing for the property, to the moment I signed the contract, the whole process has been a breeze and stress free.
The speed at which I have moved in is incredible, in literally a week and 2 days since my first viewing. James was always a phone call away and I felt really looked after and confident through the whole process. I would definitely recommend James and his team if you want a really good service if you are moving. Thanks a million James x

Viewed a property beginning of October, had a few questions they didn’t have answer to so had to wait, still waiting for reply, had to find out answers myself. Put offer in, no replies from emails, had phone call week later for final offer. Send emails again cause 2 weeks no answer and still never got a reply from those emails, three weeks after putting in offer got a phonecall to say had gone with a higher offer. They never reply to any communication

Horrible company. Never answer calls. They get the young girl on the desk to make excuses and never return calls. False promise after false promise. There are better estate agents around. Avoid these liars at all costs!

Just shocking. Property management agents should be regulated properly.I am a landlord who handed over my property to be managed by this company whilst a tenant occupied my property. I have just been given my property back since the tenant left and it has been given back in a absolute disgusting state, which is costing me money to put it right when all of it could have been avoided if the managing agent had done their job. No management service was provided in this instance. Avoid, Avoid at all costs unless you want to be the one paying to get your property back after it's been left in a disgusting state. I question where the true references come from.

Found the blackpool branch to be very responsive and helpful in looking to purchase a property. Amy in particular as be very helpful with suggestions and advise very pleasent and approchable, always happy to help in a friendly manor.
Definatly one of the best estate agents I've been dealing with.

Worst Branch Manager Experience

I had the unfortunate experience of dealing with the worst branch manager ever. Initially, they presented me with a lower offer, which was fine. However, they failed to inform me, their client, that there was also a higher offer. When I mentioned that the initial offer was too low and referred to the valuation they first provided, the manager suddenly presented a second, higher offer from the buyers within seconds. This raised doubts in my mind about the transparency of the offers and made me suspect there might be ulterior motives to push the price down or other incentives at play. The manager was, quite frankly, the worst negotiator I've encountered and was rude and pushy on the phone.

The initial valuation and approach by another team member were fine, and things started off well. However, a potential deal was missed due to how the initial offer and negotiation were handled. After two and a half weeks, I emailed another team member to reconsider the negotiations, only to be informed that they had made an offer on another property.

Since they came on board as part of a multi-agent arrangement, I haven't had any discussions about the market report, except for a copy sent by email . The personalized client engagement was non-existent. When I informed them of the end of my contract, the branch manager herself asked why. After I explained my reasons, none of my subsequent emails were replied to, except for chasing the removal of their advert. This behavior was completely immature, to say the Least. But after the removal I got sent email contract doesn't end till November - the irony. They didn't bother to inform me of this on my initial email.

What was once a good estate agent is no longer for me. I have now returned /remained with my first estate agent, who has been absolutely brilliant throughout years as a customer with them.

Personally I do no recommend nor come touch their services ever again. @nearly 4k price tag for their fees, the standard is just awful.

Had booked a viewing, to go view a property they had to offer (got a confirmation text and everything). When going to view the property no one answered the door or was waiting outside. Waited near 30min and when the office finally answered they said the person who was in charge of the keys was on holiday and shouldn’t have booked the viewing in the first place. Adding to all of the annoyment I had to use time off work for this, the company wasn’t even sorry and im also quite heavily pregnant so going to places isn’t comfortable for me either…
Conclusion won’t be looking at Entwistle Green Lettings properties anymore.
