We rented a flat from CKB Estate Agents in the winter of 2021.
When we moved in, none of the radiators worked, and so the first night's sleep I could see my own breath. I had to stay somewhere else for the next night before someone came to fix it. Surely someone comes to check the flat is ready to live in before we start paying our rent? Whilst this was all going on, I got multiple messages from CKB asking us to leave them a review - not great timing really!
The advert stated that there was off-road parking which was crucial to us. After parking our car on the drive, a neighbour told us it wasn't out drive to park on. CKB said it was the landlady's fault, and the landlady blamed CKB. Whilst I think it was probably the landlady's fault, it was a shame their first reaction was to point the finger at someone else rather than help us resolve the situation. When we were moving out, we had to tell them a couple of times to remove the same parking info off the new advert, so the next tenants didn't have to go through the same problem!

Excellent group of people who offer a very professional service. They moved very fast and found a tenant for my house within a few days. Andy Ralph and Michelle Caulker in particular were very good, knowledgable, friendly and willing to answer questions at any time. Their fee rates are better than other agents in my exprience, and the level of service they provide is excellent. I'm glad I found them.

Avoid renting at any cost. The branch manager Fatlum has rented me the property belonging to himself, so he was the agent and the landlord as well. Then the time came for me to move out, he decided to keep £1000 of the deposit for various things, such as "rust on the bottom of the radiator", "dusty window", "burn marks on the gas stove hob", "greasy to touch steam extractor hood" and so on. Some of the things he was asking money for were there then I moved in, others were so minor that he even didn't bother to clean of fix them before letting the new tenant in. And the property report the new tenant received said that the property was in perfect condition. Had to appeal to Deposit Protection scheme and wait 3months to get the deposit back.
Also even if you're agreeing to stay for another year, he's asking every year to pay additional administrative costs for the renewal of the contract.

Update:
After leaving the 1 star review from below, we have been contacted by the property manager who was able to help fix some of the broken stuff which is detailed below. We have been told that the reason for the late repairs and cleaning was a problem in communicating with the landlord and them not approving the works. As of today (2 and a half months in the tenancy) there are still some minor things left that need fixing but I hope they'll get done now that the holidays are over.

My wife and I have moved in the past month to one of this agency's property and it's completely unacceptable how the property was left for us to move in and how the agency is (not) responding.

We've been waiting to have the broken and unusable furniture removed from our flat for 3 weeks. They said "professional cleaning" will be done prior to our move, but... grimy appliances, we got loads of dust/dirt bags off the carpets and even the mattress. Mould on curtains, rubbish left at the property, fixtures fallen off the walls, shower broken. We have even discovered a moth infestation as carpet is eaten off and found loads of moths in the flat. Been said loads of times "we'll get it sorted next day", "X will call you by the end of the day to fix this asap". We have even proposed to fix ourselves some of the problems in the flat and get reimbursed for that (since it was their job to leave the flat in good working order).

The property was overall left to us filthy. At this point I wonder if they even care, besides the money of course.

I have been amazed at Jemma’s work as an employee of ckb Estate Agents. She is well versed in all aspects of renting. Jemma was well prepared and resourced in each property I viewed. Jemma was assertive, supportive in helping me find the exact property that suited all my requests. Jemma demonstrated a great deal of patience, skills, and ingenuity throughout my search. Jemma too, has a great sense of humour which in all made my property search most enjoyable and successful! Many thanks Jemma!

The flat I was interested in viewing claimed to be available to view immediately on the ad so I called to arrange a viewing the next day. They booked me in and then called me back a few hours later to tell me there was a mistake and they wouldn't have the keys for 4 days as the current tenant was living there no viewings were being done, I explained I was very interested in the flat and wanted to be quick as I didn't want someone else to take it. They assured me I would be the first viewing and re booked me. I got a text the day before the viewing telling me that someone else had got the flat even though i was supposed to be the first viewing.

Team has helped me every step of the way, They helped me to get the property when I was 1st moving to London and the whole process of finding the property was really frustrating until contacted them. I would like to Thank Jack who guided us through whole process during our first meeting.
