Absolute lies, no phone call no email no letters, she had to go to hove town hall she was gone 2 days as she was poorly, the property is riddled with mould and has made her very sick she has been since she moved in, and the "lady" she spoke to was extremly rude, telling her not to call again , you also told her someone else is moving in friday, you had not told the council another lie, how you keep getting away with treating young families like this is disgusting all that work there are rude and unhelpful past reviews state this too, you should not be able to run, your property aren't fit to live in and was contacted about the mould thats why you chucked all their belongings out,

I had an extremely poor experience with Baron Homes. They provided my family with rooms that were damp and leaking, and despite repeated emails and requests, they did not visit to repair the issues. When I returned the keys, they refused to refund my deposit, giving excuses and blaming me for problems that were already there. The staff were very rude and aggressive, making insulting comments during interactions. I do not recommend Baron Homes to anyone.

I am disappointed to see your review as lacks truth.

Following your tenancy, we noted significant damage to the property, such as improper ventilation and mishandling of fridge freezers, which led to damages to our property.

It's essential to recognise that condensation stems from lifestyle choices, requiring adequate ventilation and heating to prevent damage.

Additionally, allowing children to draw on walls reflects a disregard for property care, particularly when cleaning is not feasible.

Given that you were placed in emergency accommodation under the homeless agreement, it is vital to respect the property, especially as no deposit was charged by the landlord. Your unexpected aggressive demeanour during our recent interaction was regrettable.

We trust you will show greater responsibility with subsequent accommodations.

I would like to take a moment to…

I would like to take a moment to commend for Baron exceptional service despite challenging circumstances .

Unfortunately, not all tenants share the same respect for their living spaces or their neighbours.

We have faced with continuous anti social behaviour and neglect to care for their property. This can make the living environment less pleasant.

However, when I have reached out to Baron for assistance , they have always responded promptly with genuine concern .

Despite dealing with difficult tenants , they have made every effort to address problems efficiently. Most professional despite all challenges .

Baronhome service in Brighton

As you ask more information about the feedback there is plenty information in your office as well , because I’ve been reporting it since the 8th of August now is end of September .!!!
there was a gas leak and you can get the information from the gas company and the light are not working as normal and as you know .
I am sure you do not have the electricity certificates for last two years as well as the gas safety for this flat I rent out I got the key from the office in (( Baron home )) in Brighton Prince Albert Street .
As I got a gas problem, I ask help from the office they refused to give me. I asked the company okay and fix it in September. The safety gas engineer said I can not turn it on the gas because there is no gas certificate for the flat when i living so therefore the gas should be states off .
The gas safety engineer at 9 pm said (( he can not turn the gas on because of the safety.
I said why you can not give us the gas . He said there is no any gas certificate last two years and not provided yet for this flat where I live.
So this was one problem for the gas !
Another problem was abs is for the Electric as I contact the office to get help but the BARON HOME refused to come to fix or try to give me solutions for fixing or sending someone to fix none of the above Help I received from the office !!!
so I contact the The electric supplier and they said we don’t have any meter readings last two years and there is no any safety being reported yet to the systems contact your landlord for update information and inform us too .
we as a electric supplier to the flat can attend to re-issue the outstanding bills from 2024 .
If the meter need to be change, we come to change it.
I as a tenant or renter of the flat , I contact the office where I got the key of this flat , They refused any help. !!!

I asked the electric certificate and the gas certificate, but the office keep refusing .
It looks like they don’t have any of these certificate available or the last bus to here so that’s why they keep refusing ???!!!

By LAW , I should have the electric certificate as well as the gas certificate as I am the tenant any tenant can have .
To feel safe myself or my family are safe to live in ??? !!!
If I’m not right, you can ask this question in (( Google )) .

Still, I’m not safe feeling safe and I’m not recommending anyone to have a business or relying to BARON HOME Company .
Which located in Brighton town centre area?

This is the proof from the gas company an email !!!
Because you Baronhome not believing the truth!!!

This email came from the GAS company.

Just to confirm your meter was exchanged on 25/09/2025 due to a gas leak,
The meter was exchanged for safety reasons due to the gas leak, and meter was exchanged like for like.

Please be advised that Brighton council is our tenant and you are the permitted occupier . Please contact the council regarding your contract with them as you are placed in temporary accommodation. We have emailed Gas safety and electric safety to the council. Please contact council with these issues as they are your immediate landlord . Please contact the electric supplier and give your meter readings as we have given them the readings when you moved in . Please do not use Trust pilot for these issues as it is not relevant .

True professional

Have rented a one bedroom flat , is lovely and peaceful . Had a little issue with opening one window as I have problem with my wrist , called their office in the morning , by afternoon they send a technician to fix it Which really was nothing wrong with the window but my wrist !! Eventually they changed complete window . This is incredible. I don’t know how to thank you .
I was impressed by their willingness to go above and beyond.

I don't recommend Baron homes to not even a dog they are unprofessional, rude, and useless got I called up and emailed them loads regarding bugs & Damp / Mould and they wasn't interested in treating the damp conditions. They ignored me constantly my clothes & shoes was full of mould & damp they refuse to treat the condition telling me lesve the window open thst still didn't work. They make up allegations that I had visitors come to the property after 8.pm which is a complete lie as I always had a camera at the property they said I was making noise early hours of the morning when I was in London at a hotel celebrating my sister 40th Birthday party. On returning the key the nice gentleman that done the checks told me the property was kept very well. Then when he returned to the office they telling him I won't receive my £50 deposit because I damaged the wall at the doorway I ain't damaged nothing the other residents told me they didn't charge them a deposit just me. They don't give back deposits and like to make up foolishness. STAY AWAY.

You can say whatever you want you know I didn't make any noise at the property I've to laugh as I've camera evidence from the start of March till I left.
You say I owe you money you won't be getting a penny from me take me to court.
Keep the £50 you need it more than me

You can write what the hell you want because I will keep posting and I will get the other tenants to write too as your already stressing out couple tenants there too.

DO NOT RENT

I initially rented with Baron Homes in 2021 and had a great experience thanks to Linda and Julie, who were responsive and helpful with all maintenance issues. Unfortunately, things changed significantly when it came time to renew in 2022.

The landlord, Phoebe, raised the rent by 6% just one week before my tenancy renewal, despite the contract stating a 2% increase. Communication about the renewal was repeatedly delayed, leaving me in a very stressful position with limited time to make arrangements. When I tried to negotiate, Phoebe was extremely rude and dismissive, essentially telling me that if I didn’t like the new terms, I was free to leave.

With only a week left to decide, I went to the office in person to express my concerns. There, I met a staff member—I believe her name was Elena—who was kind, understanding, and genuinely tried to help. She listened to my situation and provided support, but after discussing it with Zarbanu and Phoebe, she told me there was ultimately nothing she could do, as it was not her property.

Zarbanu, who I had to deal with during this renewal, made the experience even more frustrating. She seemed primarily concerned with money and took advantage of the fact that I was a foreign tenant in need. Maintenance issues were ignored by Max and Phoebe—my oven was never fixed despite multiple reports—and when I moved out, they initially refused to return my deposit at all. Eventually, they withheld a portion of it, charging me £300 for a single expired lightbulb and a few hairs on the carpet, which even a lawyer I consulted found outrageous. They also tried to blame me for pre-existing carpet stains, but fortunately, I had photo evidence from the inventory proving otherwise.

As someone who's rented in multiple UK properties, this is the first time I've ever felt compelled to write a negative review. What began as a smooth experience under Linda and Julie turned into a deeply stressful and unfair one under Phoebe and Zarbanu. I would not recommend renting from Baron Homes under the current management.

Your contract is still valid till mid 2025 without any break clause . We have assisted you to break and you have to pay our agent fees for re letting . You also did not leave the property in a presentable condition and we had to make good and clean for the new tenant . Thank you for appreciating our assistance !

Shady and dishonest company.

The way this company operates is very shady and dishonest.
Relentless threats of legal actions when things don’t go their way, even though they’re regularly lying to the council on their planning applications which often get rejected (outcomes all publicly available).

My advice if dealing with Barron Homes is don’t let them bully you, work with your fellow leaseholders, and seek legal help if you can. Baron Homes is often very misleading and vague with their comms and planning, so you really have to triple check all the facts because they have no regards towards anybody but themselves and will try anything to make money.

The Citizen’s Advice Bureau is a good resource if you can’t afford legal help, or if you just need to sense check something. They’ve been a great help to me when fighting off Baron Homes.

Never get your deposit back

When there are so different reviews for this company ( many 1 star v 5 stars), you know the 4/5 stars are more likely made up by the company themselves.
No people have interests in writing very poor reviews if they haven't experienced any terrible experiences with this estate agency/property developer.
Unfortunately, I was one of them who experienced that BaronHomes used any excuses to not pay back my deposit! Thieves!

Thieves

If you do make the mistake of renting from Baron Homes, make sure you take photos of everything when you begin your lease. Baron homes will try to rob every penny of your deposit so you will need evidence to fight them. If you don't believe me, they were even mentioned in parliament for their evil antics. They took down their Google reviews too. As well as this the building had zero insulation and they only bothered to achieve the worst EPC certificates possible so I ended up paying a fortune for bills.

Edit: thanks for your reply. I am aware of the protections in place as this is how we got nearly all our money back. However, this involves completing a large amount of work to go through the independent adjudicator and waiting many months for any return in deposit; you obviously know this which is why you tried to steal all of the deposit

Your deposit is protected by deposit scheme and charges are applicable as per the contract if tenant damages the property or fails to clean . There are inventory photos and check out photos for which one can compare and all the cost and bills are available to tenants . Please respect the property you rent in order that you protect your deposit.
