Stay away from properties that are managed by Anthem- outrageously poor communication, disrespectful attitude and zero efficiency.
Jenna Skal, who is responsible for our area,is always outside the office or unable to respond to the emails for months.
It took them 2.5 years to paint the front door, 5.5 months to fix the lock of the fire exit door, which used to stuck. The “fix” lasted only for three weeks and then it took another two months to find out what the exact issue was.
Last winter, the fire alarm board used to beep loudly for over a month and the fire escape roof window stayed open. Rain was pouring into the common area and the carpets were completely soaked, followed by mold inside the flats.
We sent them an email throughout our landlord, regarding an issue with the bin room locker, which did not allow the door to be closed. One year and nine months later, they just changed the code. Then another email was sent following the same issue, so now we cannot access the bins at all.
Anthem, your “service” is hopeless and tragic. You should be ashamed of yourself!!!
Avoid at all costs
This “property management” company is the absolute worst manager I have ever encountered. It’s like a protection racket without the protection. The building I am in has been the subject of water infiltration by the roof, by the window seals for at least 5-years without them being able to organise a root cause analysis, develop a plan of action with an estimated invoice and get things done. There is always another excuse. All the owners are willing to put in the funds for the repairs rather than the rip off standing services that are expensive or non-existent, such as gutter and window cleaning, changing the stair carpeting once every 10-years, making sure the lift operates properly … They are awful. Horrible customer service, poor communications over several years starting in 2016 under a different name.
Worst management company
Worst management company
Worst management company — stay away!
My experience with this management company has been extremely disappointing. For years, basic maintenance issues have been left unresolved, despite repeated reports and follow-ups from residents.
What is particularly frustrating is that, while the maintenance and management services have been extremely poor, they continue to demand substantial fees from residents.
A management company should provide proper maintenance, respond to residents’ concerns, and take responsibility for keeping the property in a safe and well-maintained condition. Unfortunately, that has not been my experience.
Based on my experience, I would strongly advise anyone considering this company to think carefully and look at the reviews before choosing them.See less
If I could give minus 100
If I could give minus 100, I would! They are appalling! They don’t care about landlords at all and just concentrate on making life as difficult as possible! I loathe them!
We made an extra service charge payment…
We made an extra service charge payment of £740 it's now been 5 month and although Anthem agree it was an overpayment they have not refunded the money. The accounts team never return any calls and never answer. Any emails. I tried the complaint service they agreed money should be refunded but still nothing has been refunded, quite frankly it's a disgusting service.
Absolutely diabolical service
Absolutely diabolical service, no accountability of anything but the invoices keep coming for work not carried out for 2 year. Watchdog needs to investigate!
What now with Warwick Estates?
So now that Anthem have been taken over by Warwick Estates, what can we expect now? The building is in a state of disrepair and fails on many health and safety issues.
First Tier Tribunal and Property Ombudsman now involved
Trying to sell my flat in a block for which Anthem Management have the contract. I asked for a Landlord's Certificate in line with the 11m height rule stipulation of the Building Safety Act which has a 4 week deadline as a statutory obligation. I supplied a copy of the Land Registry Title, filled in the official request form, signed and witnessed, etc, and sent them off. 7 weeks later and they have not supplied the certificate or confirmed that the building is under 11m and therefore does not require one. When I chased this initially I got a reply back stating that the supply of certificates carried a charge that needed to be paid before any certificate could be issued. This is contrary to Government rules which state clearly that as this is a statutory obligation a fee cannot be charged. Along with this, my Solicitors have informed me today that despite asking for the management pack in May, as of today's date their request has not been acknowledged despite numerous chasing emails. These delays are now at serious risk of causing the entire buy/sell chain of properties to collapse. My buyer is losing patience and the vendors of the house I'm trying to buy are also now considering other offers as Anthem have caused the process to stall. Preliminary legal advice I have received indicates that as there are no other issues with the process other than Anthem's demonstrable incompetence I stand a good chance of winning a court claim to recover the costs involved so far, as does my buyer and potentially the seller of the property I'm trying to buy. The First Tier Tribunal have now been informed that Anthem have failed to meet the statutory 4 week deadline regarding the provision of the 11m height Certificate, have attempted to levy a charge for it and have failed to supply the documents requested by my Solicitor. The same report has gone to the Property Ombudsman. I'm requesting that Anthem, or Warwick Estates as I believe they are soon to be, are removed from managing my block as they are clearly not fit for purpose. Myself and a few other landlords and residents are now looking into self managing the block.

This will free up time for the sole Director of Anthem to work on the other 71 (Yes 71) companies he is Director of!!
bye bye Anthem
Hate their management. Fees are super high, and very unprofessional. Great that our building are changing management companies!
just a shit service
It took us 7 months to get our keys on a property we were buying. There was no chain from both us and the seller it was all due to slow replies, difference answers from different people. My ground rent has gone up by £200 even tho it states it should not do that until 2029 - now in June i am still waiting for confirmation. Website is down now so i can’t even pay my quarterly service charge so i’ll probs get interest on that!
I echo previous reviews
I echo previous reviews - lack of communication, hazy financial information, not following due process for qualifying works, repair requests not fulfilled…
I have emailed a complaint to their resolutions team, they’ve had their 15 working days to respond, I’ve emailed reminding them, another 5 working days has passed.
Next stage I shall be contacting RICS, my MP (again) and possibly the Housing Ombudsman. Had enough.
Appalling service
Appalling service! It is almost impossible to speak to the manager so disputes drag on and on, despite promises to ring back or take action. Charges are slapped on to my account even though the manager says he will put them on hold until the dispute is resolved. My questions are seldom answered. I am having to chase, chase, chase!!
Estate management pack
I am buying a freehold property on an estate managed by Anthem. When I saw the reviews I was really nervous that the purchase would be significantly delayed whilst waiting for the estate management pack to arrive but I have to say I was really pleasantly surprised to receive the pack within 2 weeks. I have marked down to 4 because they are not good at answering the phone or emails but the most important thing to me was receiving the FME1 and for that arriving quickly I'm very grateful.

Anthem Management — Dishonest, Evasive, and Utterly Unprofessional
UPDATE. SENT 6 EMAILS TO DATE AND STILL NO REPLY. TOO BUSY WASTING PEOPLES TIME AND SCAMMING MONEY FROM THEM. NOTHING MORE THAN THIEVES THE LOT OF THEM!!
Changed their name more times that Elizabeth Taylor has been engaged!!!
Where do I even begin? Dealing with Anthem Management has been one of the most frustrating and demoralising experiences I have ever had. From the very first interaction, it became clear that honesty and professionalism are simply not part of their vocabulary.
Promises are made freely and broken without apology. You are told one thing to your face and something entirely different happens behind closed doors. When you try to hold them accountable, you are met with deflection, delay, and outright denial — as though the conversation never took place.
Communication is non-existent unless it suits them. Emails go unanswered, calls are ignored, and when you do finally get someone on the line, you are passed from person to person with no resolution in sight. Every interaction leaves you feeling as though you are an inconvenience rather than a client or customer deserving of basic respect.
What is most alarming is the complete lack of integrity. Money and commitments seem to disappear into thin air, with no transparency, no accountability, and no willingness to make things right. Others deserve to be warned before they make the same mistake.
Avoid at all costs. There are far better, more trustworthy organisations out there who actually deliver on their word.

I recently sold a flat which was managed by Anthem and I would never buy a flat again.
The entire sales process was stressful with them not responding to emails.
I no longer own the flat (thank god) and am still waiting for a response to an email they sent to me about account balancing in May.
The dates on the invoice make no sense. It looks as though I am owed money from last years service charge and have I had a response? no.
I have sent numerous reminder emails, no response.
I fully sympathise with any one who has a property managed by these people.
I’m hoping by leaving a review I will receive a response, and also hoping this will be the last interaction I have with them.
Edit ** Following on from the below response. They have not in fact answered the query. I was passed to someone else who has yet to respond.
The fact it’s taken me to leave reviews to get a response from a management company says it so I believe my above review still stands.

Awful company
Awful company. I pay £300 a month but they send me a bill amounting to £829.52 to pay in advance when the invoice is described as "anticipated service charge expenditure". They charge £3000 for external landscaping when we have nothing of a garden! Tenants complained about lack of cleaning, their management fee is £7140.00. I can't belive such awful company does exist when we could find a better agent for a lot cheaper.

A rather frustrating experience overall
An impressive ability to send strongly worded emails before establishing basic facts.
The management company appears highly efficient at passing responsibility onto leaseholders, although considerably less efficient when it comes to communication, investigation, or responding to genuine concerns.
Particularly memorable was receiving a “certified fail” notice for a fire door inspection that apparently never took place — the report itself stated “Door Not Accessible”, and no prior access arrangement had ever been provided. Equally reassuring was receiving complaint emails regarding alleged smoking without any evidence that the source had actually been identified.
One does get the sense that sending alarming emails is considerably easier than properly managing a building.
A rather frustrating experience overall.
