The STR Operator Circle is a short-term rental investing community and mentorship program for people who want to build a profitable, well-run STR portfolio and do it right the first time. It was founded by Kyle Paterson, a former major crimes detective turned real estate investor and STR operator. Kyle has personally been part of more than 30 escrows, and through consulting and coaching he has worked alongside clients on hundreds more. He brings the same diligence from his detective years to every deal: verify the numbers, question the assumptions, and never skip the details. Members learn the full process step by step, from finding the right market and property and underwriting deals before they buy, to designing and launching a listing that stands out, to operating, pricing, and managing guests and teams, and finally scaling from one property to a portfolio. Membership includes an A-to-Z course, weekly live Q&A calls on investing, operating, and scaling, and monthly trainings with guest experts in tax, lending, insurance, legal, design, and revenue management. For investors who want hands-on help, one-on-one mentorship with Kyle is also available. The Circle is built for W-2 professionals, first-time investors, and existing hosts who want an honest, practical path to owning and operating high-performing short-term rentals, without the hype.

I started working one-on-one with Kyle…

I started working one-on-one with Kyle at the end of July. As a business owner, I've always invested in real estate and used it to offset taxes, but it wasn't until I learned about the massive benefits of short-term rentals that I knew I wanted to get into this asset class. It took just over a month working with Kyle to find the right market and secure the right home. We've since closed and are in setup mode, and I'm excited to learn the management side over the next couple of weeks.

What's stood out most is Kyle's attentiveness to exactly where I'm at in the process. I decided to work 1:1 with him, and his A-to-Z coursework is nothing short of a college course. The experts he brings into his community and the resources he provides are unmatched. If you're looking for a mentor who has personally done dozens of transactions, you need to have a conversation with Kyle.

Excellent STR guidance!

Kyle has been an incredible resource throughout my short-term rental journey. His knowledge of this business, willingness to help, and ability to talk me through everything from the big decisions to the inevitable “is this normal?!” moments have been invaluable.

He helped me launch my first STR, and my 2 bed, 1.5 bath property is on track to do around $85K in its first year. I’m already getting ready to buy #2!

The Operator Circle brings the kind of guidance and access that is incredibly helpful to a new STR owner. There is so much you simply don’t know until you’re actually doing this, especially once those first guests start arriving. Having someone experienced to turn to takes so much of the uncertainty out of it.

If you’ve been thinking about getting into short-term rentals and waiting for a sign, this might be it. Between the income potential, tax benefits, and having the right guidance along the way, I’m very glad I took the leap.
