Tapi is very user friendly and allows you to keep a good track on where you are at with all your maintenance and the ease of communicating with the tenant and the property owner.

From a tenant point of view this system is terrible. The AI creates a job name that does not relate to the actual job. So good luck finding correct job. The job name is not in the email subject, so you cannot search on that. There is no central portal that a tenant can look at all their jobs to find a particular one, you have to open every TAPI email to find the correct one. There is not enaough space in this review to list its problems

Tapi is a great tool to manage maintenance for rental properties. We couldn't do our job without it. It keeps all correspondence between owner, agent, tenant and tradie all in one place. It makes life easy to see which jobs need a reminder and it integrates beautifully with Palace when it comes to billing.

Tapi has been excellent in helping manage maintenance issues for rental properties. Everything is visible on the one page and contractors, tenants and landlords are easily contactable. The program is very easy to use, and when invoices come in they automatically match and then you can process straight to PT or whatever platform is compatible. It is good to keep communications in once place, you can see the trade communicating with the tenants and when they schedule it, and you also have reminders for what needs attention which is an easy flow to keep it all going nicely. Any issues we have we can have resolved promptly via the chat. I highly recommend this program.

From a tradie’s perspective, Tapi is one of the most inefficient property maintenance systems I’ve had to work with. What should be a simple process of receiving a work order, completing the job, sending a report and submitting an invoice becomes unnecessary double handling — and sometimes triple handling. Invoices, photos, attachments, reports and quotes can end up needing to be uploaded or handled multiple times just to get the same information where it needs to go. For a tradie who is already managing jobs, customers, suppliers, quoting and invoicing, the last thing we need is another system creating additional administration rather than reducing it. My experience with Tapi was poor enough that it has actually influenced which property management companies I’m prepared to work for. I previously worked for an agency where a departing property manager told me they were struggling to find a reliable plumber and suggested I go in and introduce myself to the other property managers because I would likely pick up a significant amount of their plumbing work. I chose not to pursue it purely because they operated through Tapi. That should probably say enough. Property maintenance software should make communication between property managers and contractors faster and easier. From the contractor side, my experience with Tapi has been the complete opposite. I would happily work with property management companies via a straightforward system of email, phone, work orders and normal invoicing, but I now actively avoid taking on work where I’m required to operate through Tapi.

I am a tradie and I find this system of receiving work orders to be cumbersome. It is difficult to read on a phone and the vital information (property address, job description, and tenant details) are scattered all over the place. I used to receive one email plus a one page work order. Now I received (through Tapi) a three page email with check boxes etc. It might be great for the property managers but it is shite for me and has made my job harder not easier. You know the old addage...if it ain't broke, don't fix it.

The Tapi team are a dream- I have used them as a tenant, a Property Manager and now as an Ops Manager.
They solve the biggest and most complex part of our job and somehow make it pretty and fun. The team is helpful and incredibly patient.

I cant download tapi and keep getting the message tjhat it is a dangerous website.

Using this app to report a maintenance issue required that I upload photos multiple times, write a blurb about my issue, and then repeat that same information in answer to bot questions. The bot took a long time to think about each submission. I was promised a link to confirm my report/ track progress which was not provided.
