As you've decided to leave the same review on another website i've copied and pasted the same response and note that i've not heard from you in relation to helping to catch the fly tippers at your development, or even raise a complaint via our complaints procedure to give us the opportunity to address any concerns:

I'm sorry to read your review but I just wanted to clarify the situation from our side, as you may be unaware of the difficulties faced at this building.

We were appointed to manage the development in September 2024, however, where we would usually receive a full handover from the previous managing agent we, to date (02/06/25), have received nothing at all. This has made managing the building incredibly difficult and we've had to piece everything together from scratch, though trying to avoid increasing service charges significantly, which would have a knock-on effect to rents. The previous agent went into administration and we, along with a couple of other managing agents who have taken over other sites from them, are currently in the process of taking them to court to handover monies and files held by them.

With regards to the bins I completely agree, how they are being 'used' is appalling. The bin store at the development is being abused by residents in two neighbouring buildings, as it is closer than their own. The number of bins designated is for approximately 64 apartments, not the 200+ that are misusing it. Bags of waste are dumped at the entrance, despite bins being empty. You will notice that the area has been cleared a number of times and additional signage installed, but the building simply cannot afford to keep paying for private collections and clearances, it's simply unsustainable as there isn't the funding for it (and it really shouldn't be needed either). Instead, we are working with the council to catch those fly tipping waste and pursue prosecution.

Pioneer House had been very poorly managed for 2 years prior to our involvement and, when we took over, it had a huge number of historic issues as well as a major cladding remedial scheme that had stalled. Please be assured that we are working hard in the background to resolve everything within the budget that we have from the building's service charges, but not everything can be resolved immediately. We ask that residents help to report those fly tipping waste to the council as it is against the law and, unless those responsible are dealt with severely, they'll continue to do so. I completely empathise with you and wish there was a simple or money no object solution, but there simply isn't.

With regards to communications, could you possibly clarify which call you're referring to, so I can check our logs and recordings, as I believe you spoke to one of my team last week?

Do get in touch if you'd like to discuss how we can turn this around further and, also, if you'd be willing to help us catch those responsible for creating the mess too.

Unprofessional and Intimidating Management

Terrible experience completely unprofessional.
The service from this company has been awful from start to finish. The staff are unhelpful, and the manager, James, was extremely rude and unprofessional. Instead of trying to resolve issues or listen to my concerns, he attempted to intimidate me by threatening legal action if I didn’t remove my honest Google review.
This kind of behaviour says everything about how they treat people ,rather than fixing their mistakes, they try to silence criticism. I would never recommend dealing with this organisation.

I'm sorry that you've felt the need to leave another 1 star review, following that of your linked profile (Chisom, left on 08/08/25), but you've not included any of the factual information around your situation and, unfortunately, have been really quite dishonest. To summarise the issues that we've dealt with/responded to:

Car damaged by a bin during a major storm - the car repairs were reimbursed as soon as we received an accurate quote. You had claimed that the car was unsafe to drive from being scratched by a bin, which delayed matters until you were able to obtain a quote.
Grievance with a member of staff at site - as previously mentioned, the staff at the development serve the building, it isn't their role to provide a personal printing service or arrange parking for you.
Legal action - indeed, you were asked to remove one of your reviews from our lettings office as it has nothing at all to do with the matter and you have never communicated with them. Misleading and untruthful reviews are damaging to businesses and any business owner would take reasonable steps to have them removed.

I hope that clarifies our position on your review.

Lack of fairness, inclusivity, and professionalism

From my personal experience, I have felt singled out and treated unfairly while living in a building managed by Stevenson Whyte. I have raised multiple concerns about unequal treatment from a member of the concierge team since 2022, but nothing was done. Rules have often seemed to be applied inconsistently — things other residents can do, I have been told I cannot.

In my view, the way my concerns have been handled has shown a lack of fairness, inclusivity, and professionalism. Communication has been poor, and the rules appear to change depending on who is involved.

Based on my experience, I would not rent in a building they manage again, and I strongly recommend others think carefully before doing so.

Thank you for taking the time to leave a review, apparently on every conceivable platform and also for our estate agency office, which has nothing to do with this situation at all.

Unfortunately, as you will be well aware, your review isn't truthful and hasn't detailed the fact that it's actually the concierge member of staff who has been treated quite appallingly by yourself. Their role is to serve the development and ensure its safety, not to act as your personal assistant. It is their refusal to perform personal tasks for you, including printing your own documents, that saw them being met with abuse. The concierge staff should not and do not provide a printing service for residents, it simply isn't their job. We have witness statements and CCTV evidence to show that the concierge staff was not the aggressor in the situation.

Further, as a tenant, you sublet the property on Airbnb, which you had no permission to do so and your landlord, the leaseholder, was facing legal action if it wasn't brought to an end, as it is not allowed within the building. I'm also aware of several other major issues relating to your tenancy and time in the building, for which I believe legal action will be pursued against you.

With regards to communications, I appreciate that you are/were a tenant at the development, however, since taking over management in mid-2023 we have issued over 100 building messages, covering various subjects including the cladding project that we helped kick start immediately on taking over (which had stalled for 2 years prior).

We take bullying and abuse of our staff very seriously indeed and operate a zero tolerance approach.

Good service

Good experience with the company. Mr. Broderick has been very helpful and always quick to reply to emails. Every time I reached out, I got a clear and friendly response, which made everything so much easier. Thank you.

Great support and clear communication

I’ve had a very positive experience with Stevenson Management. They were quick to respond, clear in their explanations, and very helpful in providing the information I needed regarding my building. Special thanks for the friendly and professional assistance, it really made the process less stressful. I wouldn’t hesitate to recommend their services!

Extremely impressed with communication

Stevenson Whyte have recently taken over the management of the apartment building in which I own my flat. The previous management company were extremely difficult to deal with and left some pretty large lingering problems when they left. SW were an absolute breathe of fresh air. The legacy problems were assessed and dealt with straight away. The main thing though is the communication, I now don't feel left in the dark on when repairs are made and if my emails have even been seen. Sophie especially has been fantastic in keeping me up to date on everything and replying extremely helpfully and politely to every message, something the previous company never did. I am very grateful.

Lucky to have appointed Stevenson Whyte

We took over the management of our block of 6 flats this year because our previous managing agent, Firstport, increased service charges by 30 % in a year with substantially deteriorated services. For example, our email and phone requests for repairs and enquiries were all ignored. After taking over, we appointed Stevenson Whyte as our new managing agent. The service of our new property manager, Riley Broderick is outstanding. He replies to my email requests and enquiries within half a day most of the time or immediately sometimes. His approach is efficient and professional, as well as friendly and understanding of our needs. Riley is very enthusiastic about making the state of our development to high standards with costs as reasonable as possible, and is transparent about what is happening behind. The accounting team seems to be efficient and professional too. I feel that we are so lucky to have found and appointed Stevenson Whyte as our new managing agent. Highly recommended.

Riley was amazing on the phone call and answered my queries in a very friendly, professional manner and kept to his word with swift follow up e-mails answering my questions. I felt listened to and satisfied with the service he provided. Great work and made me feel valued.

I have received excellent customer…

I have received excellent customer service from Stevenson Whyte since they took over management of The Boatmans particularly from Roberta Bombardiere who has been very responsive, polite, attentive and courteous in resolving any issues I have had so far. The service has been a significant improvement from the previous management company.

Extremely Helpful

Stevenson Whyte and in particular Riley, have been extremely helpful whilst we have been in the process of selling my late Father's Flat.
They have responded promptly to all enquiries to make the process as smooth as possible.
