I purchased an out-of-state Section 8 property through Section 8 Boss that was marketed as rent-ready, cash-flowing, and “done-for-you,” with expected rent around $1,550/month.
The property has now been vacant for over a year. I was later told by Section 8 Boss that it was a poorly sourced deal and that other clients experienced similar issues.
Once problems arose, no meaningful support was provided. Attempts to sell through a wholesaler failed, and I was passed between multiple property management companies, incurring fees, before being dropped due to the number of vacant properties.
I accept responsibility for not doing deeper due diligence. Actual rents are much lower (about 50–60% of FMR), cash on cash returns are effectively nonexistent, and selling it would likely result in a $60k-$70k loss.
I’m sharing this so others can verify carefully before relying on a “done-for-you” or turnkey investment model.
If something seems too good to be true, it usually is or they would be buying these properties themselves and not create these services. They are still selling this type of service so be cautious when you hear claims of $400-500 profit per month, "great cash on cash" or 80%-100% fmr ---> this is not reality unfortunately I learn it the hard way.
Would not recommend, bad business decision.
Just got a property through them; by far one of the best teams I get to work with. I've only encountered efficiency and professionalism from the team.
