I’ve ordered and paid for PAT testing…

I’ve ordered and paid for PAT testing in February, and it still hasn’t been done ( we are now in April) . They have been slow to schedule appointments and then cancelled and rescheduled several appointments when my tenant has waited in for them. I also used them for a gas safety certificate for a different property and they also didn’t turn up when arranged, and then didn’t send the certificate because the engineer had put the wrong name on it, so I had to chase it several times as the council were chasing me for it, as it’s a license condition. I thought this company would save me time, but it’s been a nightmare, please avoid.

I ordered 5 ECIR checks

I ordered 5 ECIR checks, paid for 5. Safe 2 are trying to charge me for 7 and I repeatedly get a reminder to pay. I have raised a complaint weeks ago, but still getting reminders.

Well this is an absolute joke

Well this is an absolute joke. 27/3/26
Gas certificate suppose to take place on a pm slot. Time was approaching 5pm still no engineer. So I phoned safe 2 there reply was the engineer is stuck on a major job, so will not be attending today, good job I phoned. Was asked to make another appointment 4/4/26. This was an am slot. I've waited from 8am to 1pm. Nobody showed. There's been no contact at all saying they wasn't coming. So that's 2 times now I've waited. The two occasions I've took time off work losing earnings. So guys if you have appointments with these please follow it through on the day

Total chaos and incompetence

I have never dealt with such a chaotic and inefficient company.

I asked them to do an EICR for a landlord and despite the portal not allowing you to book an appointment without paying and an email from them confirming payment had been made they issed two separate invoices for the same job.

I spoke to their customer support team who confirmed the invoices had been cancelled. Then several weeks later I get an email advising that I had an overdue invoice!! Another email to customer support to advise that I had already paid prior to the appointment.

The EICR then arrived with the wrong name on it so yet another email before the certificate was finally issued in the correct name.

Today I received yet another email advising that they needed to do an EICR and to log onto their portal with my availability. I pointed out they only did one a few weeks ago. You really couldn't make it up. Absolute incompetence.

Very poor service and expensive remedial quotes

Avoid, they provide a poor service, expensive remedial work, do not call back and are still hassling my tenant by email and SMS despite the test having been completed. The initial EICR was conducted and apparently the RCD failed. The quote to rectify was very high because they use out of region electricians. My quote includes 2 hours plus travel time .. £300+ to replace a £50 RCD! This is disappointing as they are owned by NLRA and I hoped would simplify the Landlords task but I am having to spend a lot of time sorting this out.

AVOID AVOID AVOID - They are shambolic

The scoring for this company speaks volume. They are shambolic. They ignore every email or any request for a complaints policy or escalation. My tenant provided 6 separate days / times. They have STILL not attended, refusing any request for returning my money I paid to them two weeks ago - PLEASE AVOID!!

Contractors avoid

Contractors avoid. Communication by WhatsApp, Takes days to get a replay. Payment is very slow and always have to chase, Never called back when promised.

Do not use

Do not use, only after your money, Customer service not as good as a third world country with no communications.

Slow and incompetent back desk

I used Safe2 for an upcoming EPC because they were recommended by the NRLA of which I am a member. From the start, there were warning signs: "we'll attempt to contact your tenant five times" but instead they contacted me constantly and never the tenant, and after a day said the job was on hold because the tenant hadn't responded. They set up an account for me but their dashboard showed nothing of my active job. I cancelled the job and went with OpenRent who sorted the EPC with no fuss. A few days later Safe2 contacted me to say they'd arranged a time with the tenant (they hadn't). I eventually received a refund, after repeated chasing, but there was never any paperwork for my transactions with them. It looks like they're actually owned by directors of the NRLA which was a disappointing discovery. If you're looking for a Kafkaesque and slightly otherworldly experience then Safe2 are your guys.

* After noting Safe2's reply to this review, my tenant confirmed that they did not receive any communication from Safe2 at any point so would not have submitted their availability. Apparently, the "technical glitch" goes further than previously realised.

Having reviewed the audit trail, I can see that the tenant had already submitted their availability directly through the system on 28 November. Unfortunately, there appears to have been a technical glitch at that time, which caused a disconnect and led to the impression that no response had been received.

I appreciate how confusing and frustrating this would have been, and I’m very sorry that this issue contributed to your overall experience.
