Other estate agents in Stokesley but I decided to engage Roseberry Newhouse based on them selling a property opposite and witnessing Vanessa's dedication in showing potential buyers round outside normal working hours. So pleased we did.
Vanessa, Joanne and Olivia updated us on a regular basis (creating a WhatsApp group) and the sale went smoothly. Thanks to the Roseberry Newhouse team.

Our house purchase was complicated and protracted due to issues with the property meeting building regulations and obtaining a mortgage. Vanessa guided and helped us through the issues and was in constant contact by email and phone. Vanessa ensured everyone in the chain was informed and keeping up the pace when we got towards exchange. I met Olivia on completion day when she kindly let me sit in the office to wait for the monies to go through and obtain our keys. We couldn’t fault the service and would recommend the business to all our friends and family. Thanks again team. We love our new project home.

Tried to book a flat viewing through these last week,they couldn’t do it on Friday Saturday or Monday…so I suggested Tuesday …they said they would check with owner but havnt had the decency to ring me back confirmation….
Avoid this company

Sold a house with them. They were recommended to me and I'm happy to recommend them in turn. Extremely good communications, mostly through WhatsApp, worked diligently on my behalf and minimised the pain of a very long (though not their fault) process. Not the very cheapest but reasonably competitively priced and good value for the high standard of service. Two very little things to watch out for, though things might have changed since then: firstly, they don't advertise properties on Zoopla. They did give a reasonable explanation why not and it very likely didn't make a difference, but I'd still feel happier if they did; secondly, they charge different rates depending on whether you want them to conduct viewings or not, and don't tell you this unless you ask. These are both very very small things and shouldn't stop you from using them; recommended.

We used to rent a property paying quite a large sum each month through roseberry Newhouse.
They are very good when they have money coming in monthly, however when it comes to trying to claim our deposit back they tried their very hardest to make up false claims to the TDS and lie by telling them we hadn’t paid a months rent, also creating fake “faults” with the property, which the TDS came to an agreement they were being unfair and unreasonable, as we had all the bank statements and emails as evidence to prove we had left the property in a better condition to when we first moved in.
Luckily we managed to gain the remaining of our deposit back, despite their attempt to try and lie to the TDS. I wouldn’t recommend this company and we even had to involve the police in a matter involving the ‘manger of letting’ being very verbally aggressive when confronted about fake quotes and being unreasonably unprofessional!
There are much better agencies to go with who will not try and steal your deposit.

The company is currently advertising land for development that their director, John Newhouse, is aware is not owned by their client. This situation raises significant ethical concerns as it appears to be an attempt to mislead potential buyers.

A developer has obtained planning permission to construct a three-bedroom house on land adjacent to my property by submitting inaccurate documentation to the council. These documents incorrectly delineated property boundaries and proposed the removal of trees that are on my property. The council has acknowledged these inaccuracies and is in the process of revoking the planning permission. Despite this, the developer continues to promote the land using these erroneous documents through Roseberry Newhouse.

I have formally requested that Roseberry Newhouse remove this misleading listing, citing the false nature of the advertisement. However, they have refused to take action, insisting they await confirmation from the same developer who submitted the incorrect information initially. I even provided them with contact details of the council agent dealing with the issue to verify my claims, yet the listing remains active.

It is evident that Roseberry Newhouse does not prioritize the interests of their future customers or the welfare of the communities in which they operate. I strongly advise potential buyers to exercise caution when dealing with this company.

I've used Sean at Roseberry Newhouse to help me buy several properties. The process has always been quick, easy, realistic, and in line with market conditions.

An excellent service by experienced friendly people, who make it a pleasure to know they are looking after your interests, in regard to all aspects of sales. I wouldn't use any other estate agent.

Recently purchased a property through Roseberry Newhouse. Very helpful and friendly team. Always helped when needed. Thank you.

Very poor service. Landlord does not live in UK. Does not respond to tennant. Essential work not carried out in flat. If you decide to rent. Make sure that you inspect the property thoroughly. Make sure that all essential work and repairs are done to the property. Do not sign for a 12 month lease period. The flat i am still paying rent for, and not living in, has several issues. Electric Storage Heaters are not cost efective, Do not store heat. Need replacing. Windows in the flat, are way past their sell date, and need replacing. Electrics, need up-dating. Kitchen draw needs replacing. Exposed MDF. The Landlord in my opinion. Will not spend any money at all on the flat. And this is for neccessary repairs. Potential Renters be aware.

Sold our house in a week for which we have no issue. However from that point onwards the communication and relationship seemed to deteriorate (on the estate agents side). They appeared to start acting for our buyer (who was a previous client) and when our onward purchase fell through, we were just reminded how lucky we were our buyers were sticking with us. They pressurised our solicitors, fed us incorrect information to provoke a reaction, to get the information they wanted (usually from our solicitor) and pushed us to complete on a deadline which suited our buyer rather than supporting our wants and needs. We paid over £3500 in commission for a service which caused us a lot of stress and upset. For that, I wouldn't recommend them to anyone.

Having spent 5 months trying to sell, then rent our house through another local agent, we instructed Roseberry Newhouse who, within the first week, had 8 viewings resulting in an offer!

Don't be fooled into thinking that Rightmove rules the roost these days; good old fashioned service & know-how prevails...
