We stayed in 8 High Riggs in Edinburgh, and what an awful experience.
Upon arrival, the apartment was on the top floor and there was no lift (which we were not told). The staircase was very narrow and spiralled up, it smelled awful in the stairs and they were dirty.

When we entered the flat it was tiny, no space to open your suitcase, it says it can sleep up to 4 people but I would say 2 people is the max. The property had a lot of damage, the wallpaper was peeling, there were stains on the carpet, the bed was dirty, the wardrobe was dusty and dirty inside. The bath was peeling.

The WORST bit was we locked ourselves out as we left the key in the door, then we informed the property and they told us there was a spare key in a different lockbox & gave us the code so we went about our day and stayed out till 2am to come back and there was no key in the spare lock box. I was on a girls trip so at that point we were stranded on the street in the middle of the night. We called the property and they didn’t answer so we had to get another hotel for the night.

They answered at 9am in the morning very unapologetic and said that the had given us the wrong lock box & wrong code. So we went back and got the key and got in.
We were completely unsafe in the middle of the night, so we only stayed in the property for 1 night and we asked them for compensation and they gave us nothing.

This is completely unacceptable.
DO NOT book this property.

Really clean and cozy space where we all felt so at home even away from home, instructions on how to check in and check out were really clear and the host was so helpful with any questions or queries I had to ask, also in such an ideal and nice location, would stay again.

Place was neat and tidy, and really nice. It is also close to the castle.

It was an excellent place to be in, very calm. All utilities provided and all. A very good place.

It was very smooth transition and convenient stay at Bristol house. The house was very good with all the basic facilities you need for stay. Neighborhood was also good and no issue with off street or on-street parking. Would recommend for anyone coming to Bristol and looking for short term rental.

The place was nice and very convenient to go to the city center. Near the place you can go to convenient store "Marco Polo or One Stop" if you run out of something.

The owner was very nice, very easy to talk to him, just tell him what was going on or happened, very responsive.

I have things that I was not satisfied about and hope the owner fix them
1. The washing machine, it was broken and I couldn't use it and had to find the laundry shop and that cost me a lot.
2. The heater, some were not working, especially the one that in the 3rd floor (2nd in UK) bedroom, at the time I stayed the temperature was perfect not too hot and not too cold but I think it should be fixed before Winter.
3. The cutlery, all knives are dull, I had to buy a sharpening stone 17.99 GBP.
4. Door stopper, I thing owner should have those. The door handle crushed wall and it freaked me out because I didn't do it. So I text the owner right away, there's a hole on the wall. The owner was very nice and said that it wouldn't affect the security deposit.

However, this place was great and if those things are fixed it would be an awesome place to stay.

I had drove alll the way from London to Manchester and arrived at 1:30 in the morning. Upon arrival the house was freezing cold so I had turnt on the heater. I then realised the garden door was unlocked and I tried locking it but there was no key for it. Made me and my partner and her friend unsafe. Ended up barricading the garden door. An hour had gone by and we realised that it was still freezing and that the heater wasn’t doing anything. Ended up falling asleep in tracksuits and jackets. In the morning had a look around the house and then notice how filthy it was with such as sperm looking stains on the sofa and pillows, the kitchen oven, cooker, toaster and microwave was absolutely filthy and small pieces of rubbish around on the floor. In the bathroom was couple spiders(killed 3 in there). Went to have a shower then realised that the shower knob was broken and that I wasn’t able to have a shower. The heater still didn’t work and it just was ever so cold. I had been trying to call and get in touch the moment I had arrived at the property but didn’t get no answer until I had phoned up booking.com support team and they had to tell regal to get back to me. Regal stay gave a call back and got a cleaner sent out to us within the hour. Then regal stay said they would let me know on when the handyman would come to sort out the heating. I had went out for a festival and came back and the house was still freezing cold. The next day I still waited and still didn’t hear nothing back and decided to check out a day early due to the house being so cold and book somewhere else. Since then, they had proceeded to try take out another £300 from my account as I had to pay a refundable £300 in the first place and when I questioned they said they had no knowledge of this. They have been very unresponsive on when asking for my last nights money back and some compensation due to all the troubles I had gone threw. Couple days later I have now fallen ill with a flu due to their house condition. Will never book with regal stays ever again very disappointed

Great house, perfect for fitting a large number of people comfortably. In a very handy part of Bristol with the ability to get anywhere quite quickly and easily. The hosts were very quick to help us out with anything we needed and overall was a great experience. Would highly recommend ⭐️⭐️⭐️⭐️⭐️

We booked for two weeks, the heater was not working , the dryer was not working,.

Room and location were nice make sure u take note of Pre-existing blemishes so you get your bond back

The apartment is great and clean, in an excellent location. However, I had problems with the Internet and washing machine. In addition, I lost a night because I couldn't get the key from the safe that was broken.

Stayed with regal stay a couple of times now in different locations. All the houses are lovely and in great locations.
The communication with the team is brilliant, nothings too much.

As soon as we entered the property we could tell it was well looked after not only that it was so comfy and the place was very spacious, great place to stay if I ever need to stay in bristol this will be the place I stay without hesitation

We had a great moment staying at this lovely apartment.

With regal stay as my go to choice ,I was happy to make the accomodations-
There were friendly staff to help if I was lost in luxury .I adored the people in the restaurants close by.this is my favorite location .I recommend Regalstay for any occasion. Friendly and clean. Tm

I rented a property for two nights in bristol, mainly me and my friends just wanted to have a place to keep our luggage and sleep few hours so we took this property as it was cheapest. But the moment I entered, I didn't expect it to be this enormous and beautiful. We literally thought like let's change one day plan and stay here. Regalstay team was also available and helpful throughout my stay via WhatsApp and email. Loved it, definitely coming back.

Love the place, peaceful neighborhood and very close to Mancity stadium. Very comfortable and perfect for our needs. I will be using this place every time I visit Manchester no doubt about it. Oh the bathroom was veryyyyy nice !!!

The apartment was very clean & tidy , and the host went above and beyond to ensure my comfort and relaxation. The location was perfect and amazing —just a short walk to all the attractions. I highly recommend it!" 5 stars from me .
