Background

• Tenancy Duration: I have been a tenant with RBH for the past 10 years.

• Issue: I reported a leak in my bedroom ceiling.

Experiences

1. Initial Call:

• I contacted your office to report the leak, and the representative I spoke with seemed dismissive of my situation.

• Instead of offering assistance, I was advised to simply place a bucket under the leak while I was at work, which felt unreasonable and unhelpful.

2. Communication Issues:

• When I tried to explain my situation further, the representative was rude and ultimately hung up on me.

• I called back, but my calls were either ignored or met with unhelpful responses.

3. Emergency Response:

• Eventually, someone did answer and mentioned that an emergency job would be scheduled for 24 hours later.

• I requested the manager’s name to escalate the issue, but I was provided with false information.

Conclusion

I expect better service, especially given my long-standing relationship with RBH. I would appreciate a prompt response to this matter and clarity on how my complaint will be handled.

Suggested Actions

• Please provide a written response addressing my concerns.

• I would like to know the status of the leak and when I can expect repairs to be completed.

Rochdale Boroughwide Housing had many failures for maintaining properties and since they were placed in special measures they have made vast improvements with regards to remedial works on tenants homes over the years.
They have many teams within the association who are carrying out inspections and duly noting any works which need to be carried out and whilst tenants may be frustrated with the time it is taking, many works can only be done in stages. I think it's fair to say Rochdale Boroughwide Housing are so stretched and under pressure they have many external contractors carrying out various repairs and extensive works and some can only be done in stages and with some being weather permitting. This is something people need to try to understand.
Rochdale Boroughwide Housing may have made some failures however the in-house trade teams, and their managers are exceptional with how they address issues or snags left by external contractors.
Just be respectful of the in-house team and their managers, they are human beings doing their best to keep their tenants homes maintained, but as tenants you can do your bit by being respectful.

I live in Falinge flats from 2012 with my family, kitchen should be done years ago, floors with holes etc...
And now "new" management completely ignoring tenants voice,on top of that when RBH doing any major works around our buildings they completely don't send letters with information, RBH play like some kind of cowboys...

They refuse to do repairs and then lie, claiming theyve done them. They know theyre in breach of fire safety regulations, but lie about that as well.

They lied to us to get us to 'temporarily' leave our homes at 2 hours notice. Staff went into people's homes uninvited. Then they deactivated our key fobs and told us we can never go back. When I wanted access to my home to get my medication, I was escorted to and from my flat by 3 security guards in body armour who made a point of activating their body cams.

They denied me self-catering temporary accommodation.

Despite me providing them with evidence of my disability, they're now implying that I'm lying and saying they want to see confidential medical evidence.

Then they had the cheek to falsely claim that I have praised the way they've treated me.

I have a repairs issue and I wouldn't normally write a review about RBH, but the person who came to carry out the inspection was nothing short of fantastic. What a lovely man and so polite - he explained everything to us and it was a pleasure dealing with him. His name was Liam and the ladies who I also spoke to were amazing as well. Absolute credit to RBH.

Extremely poor to deal with, these guys have no idea how to deal and properly run our social housing stock - should be voluntary taken over and sorted out properly so the company is fit for purpose.

I rate them minus 10. RBH are overcharging their tenants by £300 a year for their water rates. I have found out that I as an RBH tenant am paying £300 a year MORE than someone I know who privately rents & lives just a mile away; neither of us are on a water meter. They privately rent a 2 bedroom terraced house, I rent from RBH a very small maisonette flat. The rateable value for their house would be more than my flat, yet RBH are charging me £300 MORE than them. They blame UU, UU blame RBH. I have made various complaints to United Utilities who refuse to discuss the matter, saying as RBH collect the fees the account is with them; even though I pay the fees. I have also found out from speaking to other tenants all in very different sized properties, that the supposed rateable value of properties is NOT what is being used to calculate water fees & instead RBH are charging tenants a flat rate. This is the same with just pence difference, regardless of rateable value & is £300 a year MORE than private renters are being charged. On further complaints to UU & RBH, each organisation blames the other. It is very clear to me that both are in collusion with each other in order to over charge RBH tenants for their financial gain & also to try & force tenants on to a water meter. RBH will no doubt receive further comission in return for every tenant moved on to a water meter. Water meters are a con, the so called "saving" is actually the £300 tenants are being overcharged, so there is no real saving. Then when tenants are forced on to meters, they will eventually be charged extra in times of drought & high peak times-this has already been suggested in the media & be made financially responsible for water leaks within their property. The level of greed and corruption is abhorrant; especially as those living in social housing are the lowest paid/lowest income in the country.

Absolute disgrace RBWH leaving my Aunty Maureen (Lil Mo) my Mothers Sister who is 93 yrs old this year who lives in sheltered accommodation at Chisholm Court Middleton on 3 separate occasions all 3 of them during the night the most recent on 8/6/25 to be left with no help whatsoever to clear up water on her hands and knees she can hardly even walk and has bad eyesight from a burst in her bathroom all night even getting everybody else's sewage coming up in her bathroom which also means she's getting no sleep also she could not call the Emergency number as it has been taken down from the Office 'why"?? it is total disgrace I have phoned RBW today who are not interested so I am therefore personally taking this to the Local Councillor the Manchester Evening News and the Housing Disrepair Team shame on you RBWH 4 hrs later in a Emergency reported at 8am 12 O' clock you sent repair team out shame on you this is a ongoing problem also a Health hazard too 🤬💩

Appallingly run council. Sky high council tax and dreadful services. They even charge full council tax on empty dwellings(This is a local decision and not one set by central government). Traffic management is atrocious and travel within the borough is constantly frustrated by poor road planning and unmanaged service repairs. Half the town has become rat run after the junction at St Marys gate/Whitworth road was completed and no one has been held accountable. in the Highways dept. Beggars at most major traffic junctions and outside most supermarkets. Rochdale used to be a proud hard working town and now it is an utter embarrassment. Why residents frequently return a labour council beggars belief. We need some leadership and an alternative approach to fleecing anyone who goes out and does an honest weeks work.
I would get rid of all councillors and replacement them with a panel of successful local business leaders and empower them to terminate contracts of failing heads of council departments.

Pity I can't give 0 stars absolute joke moved out and got charged for them paintings doors even though was allowed to decorate 2 bed flat then got new laminate flooring lef it and it was still down wen new tenants moved in they charged me for that saying pulled it up BLATENT lie by council I lived with mould and damp for 2years before they got finger out and did anything they don't help they are useless and where they get from charging for painting doors when I had painted them wen lived in dump an I now getting charge cause they didn't like colour all I can think of av to get your money from somewhere big SCAM AND A JOKE WISH I NEVER EVER WENT ANYWHERE NEAR A COUNCIL PROPERTY NEVER WILL AGAIN

I see rbh are putting the rents up again nearly £25.00 a month lining there own greedy pockets well rbh get round here and get all the repairs done before you start ripping people off

I worked at the call centre and it’s awful. The managers micro manage you, tell you what you’re allowed to do. The managers have favourite staff which they promote to seniors. Avoid working with them at all costs. They treats staff like children

Buy your home off these cowboys, it'll be the best thing you do! After GTM Electrical (a contractor of RBH) ripped the house apart, made an amateur job of it, then deliberately damaged property then said they had permission from the now homeowner to do it - it was time for RBH to move out of the property. RBH company dipstick Ryan Robson and the bosses of GTM Electrical were happy to cover this up so they got sent packing whilst leaving the house behind. RBH then tried ripping the homeowner off saying that they won't sell the house without entering into a contract to pay hundreds of pounds of "service charges" every year even though RBH do not conduct any maintenance around here. It's a good job their "Legal Team" is as incompetent as their "tradesmen". By the way check your housing deeds if you own your property, there is evidence RBH have forgotten to put in the 'mandatory service charge' into some peoples deeds, however they won't tell you about this major gaff.

If I could put 0 stars I would! Left with no bathroom light for months, serious repairs needed and not been done till next year! Left unable to bathe properly in months, kitchen cupboards wrecked from a leak that was supposed to be fixed by there plumber.

Paying a quarterly charge for the upkeep of the area and looking out of my window is like looking at a forest.
It seems that every housing officer does not stay at Marlor Court, all full of promises but I still need to smell weed, look at unkept garden, see rubbish sitting there for months. Total disrespect for residents / home owners who care about their neighbourhood

DO NOT DESERVE 1 STAR, BUT THAT'S THE LOWEST TRUST PILOT WILL ACCEPT. RBH are getting Google to REMOVE GENUINE NEGATIVE REVIEWS FROM THEIR PAGE. I have noticed mine has been removed so I will be complaining to Google about this and have entered another & will keep doing so. RBH are only interested in getting their rent-NOTHING ELSE. They don't allocate properties according to need; on my street two young able bodied people in their 20's have been given ground floor flats which have an adapted wet room in the bathroom-which would be most suited for people with disabilities-such a waste of properties, while disabled people are probably made to wait. RBH are the lowest of the low. They are STILL increasing our rent AGAIN this year by 7% even though they know many of us are going without heating & skipping meals. They make me sick as a housing provider. They have the cheek to try & use the excuse it's going back in to the properties-none of us are falling for that lie. We all now know our rent increases are going to pay the fat cats at the top their super inflated wages while they invest nothing in the properties. £185,000 for a chief exec salary, and that's before April's pay RISE. Absolutely disgusting. They DO NOT CARE ABOUT TENANTS, THEY LEAVE US HAVING TO SUFFER ANTI SOCIAL BEHAVIOUR AT THE HANDS OF AWFUL NEIGHBOURS. I HAVE BEEN COMPLAINING FOR OVER A YEAR NOW, THERE HAVE BEEN SOME SERIOUS INCIDENTS, EVEN ONE AGAINST THEIR OWN STAFF, YET THE ENFORECEMNT TEAM REFUSE TO EVICT THEM-THE ENFORCEMENT TEAM DO NOT ENFORCE ANYTHING. THEY HAVE LEFT ME TO LIVE A LIFE OF HELL AT THE HANDS OF DISGUSTING NEIGHBOURS. I HATE RBH, they are an awful housing provider, they need abolishing.
