I have been staying here for 11 days so far (out of a planned 49-night stay), and the experience has been extremely disappointing and concerning.

Upon arrival, I had to wait around 45 minutes in the building entrance before being allowed to enter, because they said no one had informed them about my arrival; even though I had already submitted my ID and details in advance via their guest portal. During my wait, someone kept calling me and insisting that I send my ID again via WhatsApp. The door code provided was also wrong, and I had to call for help just to access the studio.

The unit was not equipped with even the most basic essentials, no toiletries, no soap to wash my hands, and not a single drinking glass, only two cups. The TV described as a “smart TV” did not work at all: no receiver, no channels, no Netflix. Furniture is worn and damaged.

The listing also misrepresents the view; it claims to offer a lake view, but in reality, the only view is of construction sites and mud behind the lake. See the photos showing what the actual situation looks like compared to what was advertised.

What is most concerning is that two days after check-in, while I was outside, I was repeatedly contacted by men claiming that my payment had not been received despite me having clear proof of payment, all invoices and receipts. I came back to find them at my doorstep, not letting me enter the flat, and they even told me on the phone they were waiting for me inside the studio without my permission. They also threatened to call the police if I didn’t pay them, which was an extremely stressful and unacceptable situation. This is payment intimidation.

As of today, none of my concerns have been addressed, and I had to purchase toiletries and glassware myself. This entire experience has been unprofessional, unsafe, dishonest, misleading, and intimidating. I would strongly caution anyone considering booking here.

Nightmare !!! They extort money and will never give you back your deposit ! A staff name Angelica ask to borrow money from me when moved in and kept asking for tips !!!!

One Perfect Stay are by far the worst 'holiday' management company in Dubai. After promising high returns around the 120k per annum mark, they managed to return 2k in 4 months. Do.not.believe anything they tell you. Do not sign over your property!

I’ve known this company for years, but my recent experience as an owner has been extremely disappointing. Here the details :
- Communication is terrible, many of my messages were left unanswered.
- The termination process was messy, with account managers changing and none of them properly aware or considering my notice.
- Even though termination was agreed, they still took a 1-month booking after it and only stopped after I escalated to the CEO.
- On handover, the apartment was left in a shocking state: carpets and sofas filthy and with food and milk stains, stove extremely dirty, broken items, and even moisture and mold on the walls.
- Payments were always late — only once did I receive rent on the agreed date. They are still holding my August payment and ignoring my messages.

Unfortunately they became Very unprofessional, negligent, and stressful to deal with.
Definitely not the service I expected from a licensed holiday homes operator.

This company are theifs and very unstable hopefully going down very soon unprofessional their stuff are rude and change like they change their pants .do not book with these scammers .they stole 4thousand dirhams from me .

Horrible experience. We both stayed at one of their properties. Staff is shady but it's a great place if you want to be in the middle of construction zone.

Scammers all the way! can't get the security deposit after short term stay! saying I have to pay for cleaning ! unbelievable how they operate like that in Dubai!

As a landlord, False promises extra charges added to you and no clear conmunication. They mention 15% charges with no hidden costs but at rhe end it becomes above 25 % from the rental amount.

This company is a scam in every sense of the word. No matter how many promises and documents they provide to convince you of high investment returns from short-term rentals, please do not believe them. They mislead customers by promising better returns compared to long-term rentals.

Additionally, they burden you with excessive maintenance and inflated repair costs—expenses I would not have incurred with a long-term rental. My experience with them was a nightmare for three months, during which rental income dropped by half. On top of that, I had to struggle to reclaim my properties from them.

They also refuse to provide valid proof of low rental prices, and the data uploaded to their system and your account regarding apartment rental activity is fabricated and entirely manipulated.

Ironically, they welcome you with exceptional hospitality when you sign the contract, only to turn hostile and unresponsive when you attempt to reclaim your property.

It was an exhausting ordeal. I strongly advise against dealing with this company. Beware, beware, beware! Learn from others' mistakes—do not be swayed by empty promises or deceptive marketing.

I used One Perfect Stay for furnishing our apartment, and unfortunately, the service has been far from perfect. The quality of the items is average at best, especially considering the price paid. There was also a significant lack of follow-up from the account manager, Ali, who seemed more focused on securing payment than providing proper customer service. We are still waiting for an inventory list with details of the items provided and the change of some low tables in the leaving room.

The company failed to meet their promised timelines and, more importantly, they did not demonstrate any care for their clients or follow through on commitments. Reaching out to the account manager has been nearly impossible, and customer service has been nonexistent. To make matters worse, when I posted my initial review online, I was threatened to be taken to court ???
I sincerely hope that higher management can reach out to address these concerns and improve the customer experience.

We had a great stay! Check-in and check-out were easy thanks to Mr. Wilson. He was also very helpful and kept in touch throughout our stay. Highly recommended

Booked through air bnb for an apartment in Dubai Marina/JBR. Everything looked as expected and it was a great place for tourists and had everything I needed. Wilson was very helpful and responsive whenever anything needed replacing etc!

Everything went pretty well from my perspective. Check-in, check-out, my stay. I could count on support of company all the time, with even tiny issues which happened. I would like to recognize here Mr. Wilson from One Perfect Stay. His level of commitment, help, support and kindness is extraordinary. Thanks to him, may stay was really problem-less. I will for sure come back to the property again once on Dubai. Inshallah.

The apartment is very nice and comfortable and Mr Wilson is very kind and attentive to any of our needs.

I stayed in marina park 509 and it was good/nice experience and there staff like wilson his very kind and helpful ..

Check in was smooth and apartment is very clean and well equipped. Whenever something went wrong in the apartment or I needed anything, I gave William a call and he was very responsive, helpful and offered solutions immediately.

Most pathetic company I ever I reacted with. Financially corrupt, incompetent, in responsive. Have filed complained against them and urge owners to do so as well if you had similar experience.

Used there service for an apartment to stay for myself to be absolutely disgraced when I arrived - the mattress was black and ripped - food stains all over the wall - bogies and marks all over the blinds - left over food behind the fridge - water pressure was useless - and to make things worse they have now blocked me and stolen my deposit biggest scam company that deserves action taken against them
