Attended on time
Attended on time, did initially say that builder was to deal and pay but ended up NHBC giving us money to resolve instead..but isnt this all the builders issue anyway

While the builder is generally responsible for addressing defects during the first two years following completion, your claim was raised during years 3–10 of the Buildmark policy.
In these circumstances, while we invite the builder to undertake the works, they are not obligated to do so. Therefore, NHBC will provide financial assistance to help resolve outstanding issues.

A good experience with NHBC.
After I reported our problem to NHBC, they were very prompt in sending an Inspector. He made a very thorough investigation and produced his report, recommendations and costings within one day. The work was contracted out to a firm we knew and had confidence in. They used a specialist roofing firm to do the work and they did an excellent job, even working over the weekend to finish it on time! The final job was redecoration and this was done expertly and in one day with the minimum of inconvenience to us. Altogether an excellent experience, which hasn't always been our experience with NHBC!

TOTAL SCAM!! They will refuse your application without visiting site
Total disregard for circumstantial conditions - I will not advise anyone to go near NHBC when it comes to getting warranty for new builds, especially if you are a small developer, they are just there to take you money and refuse your application once you start having any issue, plus the inspectors they send out to smaller sites are highly incompetent - for example in my site the folder was not updated and the inspector was always depending on STG building control for directives. Very poor service - NHBC is definitely not for small developers. MY application was refused without any cogent reason - the inspector had not even been to site for over 3 months, after complaining this was what they said - 'Under Rule 13b, NHBC reserves the right to cancel an application for cover. Based on the information reviewed, there are no substantiated grounds for appeal. - TOTAL SCAM!! Save your money and go to other companies like bluezone etc.

It took six years to fix our roof.
We first reported our problem to NHBC 6 years ago. NHBC said it was under the claim limit and we appointed local builders who failed to repair the problem. We claimed again and NHBC accepted the claim, but another failed repair led to more problems. We're hoping that the third attempt at repair is permanent.

Someone in government needs to address the failings of the NHBC.
Not fit for purpose. Only issues over £3k covered. Resin stone window sills not classed as structural, so if they cracked through settlement etc not covered - Classed as cosmetic? They're making money and not delivering an even reasonable service.

Speedy resolution to issues raised
Communication throughout the process was very thorough, with regular update calls and emails on expected timescales for completion of remediation works. Contractors used to carry out the works were first class.

Rubbish guarantees
Don’t be fooled into believing the NHBC protects your home. Their warranty only covers structural defects, not the everyday problems most homeowners actually face. Plumbing issues, drainage faults, leaks, broken doors, electrical failures — none of these fall under their protection. When things go wrong, you quickly discover how limited the coverage really is. When problems appear in the first few weeks, you quickly learn that it’s NOT NHBC’s responsibility to fix them. Issues like drainage faults, heating failures, plumbing leaks, electrics, doors, windows, and general workmanship are all classed as builder defects, not structural problems. NHBC won’t step in, because their warranty only covers major structural issues.

Velux and dormer repairs.
repairs carried out but took a while to complete. Delays in fitting a velux window were out of the control of NHBC. Wrong window delivered. Then damaged window. Then sent to the wrong site. Finally fitted at the forth attempt. Repairs to dormer window completed at first attempt. Decorating repairs done quickly after completion of repairs.

I have been dealing with a truly professional Company in NHBC. From the start of the claim process they have kept me informed of the process and kept to agreed timelines. The Claim Engineer was thorough in evaluating my claim and, again, made the process very clear. Unfortunately the builder has not performed to anywhere near the same level as NHBC and my issue remains open.
