Avoid this company — from a former staff perspective it's poorly run top to bottom. Wages take far too long to be paid despite verbal promises to sort it. Contract offers are below market rate even when the role includes extra management responsibilities. Most seriously, guest rooms at Vive Hotel have a serious overheating problem — a ventilation unit was installed without the fresh air intake even connected, hot water pipes run uninsulated through cupboards next to rooms, and many windows don't open with no working AC. Guests have reported heatstroke-like symptoms and cut trips short, and upper management seem content to let it continue with no real communication to guests about it. None of this is disclosed properly when booking. Steer clear.

I'm in a property in Suffolk let through VRBO my property host is dealing (or not) with issues.
When I arrived the house had not been cleaned and the sink wouldn't drain.
There were unwashed cups, uncleared debris etc.
The tv did not work and the blinds were all broken allowing sunlight through the broken slats.
They have communicated with me but have not taken any action to rectify the issues apart from the sink.
To be told that my feedback is important does not fix the problems.
A clear plan is needed not trite pre existing responses.

The staff at My Property Host go out of their way to make the landlord's life easier. They communicate well and sort issues out effectively. I would recommend them any day!

Disgusting company, downright rude, no structure to their operation, will chop and change rules, policies and practices as and when it suits them, communication is appalling and customer service is absolutely atrocious. Will resort to lying in your face if they have to!

On more than one occasion they tried to fine me for improper fixtures and fittings which were broken when I arrived! If you are thinking of booking with stayzeni or myproperty host make sure that you video record the entire property upon entry, as it is more than likely that they will try to charge you for damage you didn’t cause!

The people on the phone are v rude and obstructive as are their representatives on the ground (when they decide to show up)

I just had a pretty miserable experience renting an apartment on the harbour in Whitehaven UK for 11 days from My Property Host. On the plus side the apartment was clean ,quite spacious and comfortable, and they did communicate through WhatsApp to change me to a ground floor apartment. However, on the first day I arrived AH to find that they had not sent me the code through WA. Their AH backup was worse than useless (you’ll get a reply in 24 hrs) and I was forced to find a hotel. A local publican sais he had seen people sleeping in their cars 3-4 times. The company denied responsibility because they told me they had sent the code by Booking.com. It appeared in my email stream 3 days later. No, to a refund for hotel stay. Then, outside my back door was a full Biffa bin surrounded by a stinking pile of garbage.I complained twice and again they evaded responsibility- it was the block manager’s task. Someone came a did a half hearted sweep that was a mess in half a day. Finally,the kitchen was woefully under resourced- I had to buy stirring spoon and bottle opener; two tiny pans. My overall impression is that this is a faceless operation that
is happy to take your money and that’s the end of it. Definitely beware this operation.

Absolutely shocking company.

You will have your booking cancelled or left unattended at the property.Staff haven’t got a clue what there doing.. management are rude!

Visited a friend for their birthday, had a great time and the apartment I stayed in was perfect. Added to a lovely weekend, thanks to Lisa for answering my questions, very helpful team.

I’ve worked as a freelance photographer for my property host for a number of years, and found them to be truly professional, with very high standards attention to detail in the fit finish and layout of all of there properties, highly recommend them as a company or a place to stay if your booking a short break

Beautiful house in Sevenoaks from this company that i stayed at for a few days while travelling the UK. I met the cleaner as he hadn't quite finished when I arrived and he was very friendly & welcoming. We had a great chat which was a nice welcome to the house. Many thanks, i will book again :)

I always book this place when I'm in Bradford. It's affordable and clean. The manager is always available to assist if you need assistance. I couldn't operate the stove(oven), but one phone call and he was able to assist. Very quiet and peaceful place.

I had a very disappointing experience staying at this Airbnb apartment, mainly due to how things were handled during and after my stay.

While the stay itself was manageable, the real issue began before and after I checked out. When collecting the keys from a corner shop of an evening as our flight was delayed, there was boys outside the shop speaking to the person what looked like the owner, in a car doing Nos balloons and burst balloons on the floor outside the shop entrance parralel to their car windows as if they’re just throwing them on the floor? initially after receiving the wrong key to my airbnb after our long flight, having to go back and change the key to the right one was extremely frustrating as having to spend more money on taxi’s and also carry our luggage with us as there was no one/nowhere on site to leave with.

After checking out as we was only there for 1 night to rest before travelling home, (our flights was changed from Luton to Birmingham) I was informed that my deposit would be returned within 5-7 days but I am still yet to receive my money.

Trying to get in touch with the host has been extremely frustrating. Communication has been poor, with slow responses and no clear answers about when or if I will receive my deposit. Each time I followed up, I felt like I was being given vague excuses rather than any real help. No one to take accountability, constantly being put on hold and told this person needs to speak to this person or they’re waiting for this person to update them, feels like purposely trying to ware me thin expecting me to forget it???

I would never recommend staying with this host again & sadly we feel very silly for not checking the reviews before hand, as it’s clear we’re not the only ones to experience this

NOT EVEN WORTH A STAR, didn’t refund a £250 deposit I had sent them due to a blocked toilet? No on site management or any staff at all.

You have to check in to the property and get your keys from a sweet shop 11 minutes away called ‘Pop N Shop’ on Alcester street and the person working there can barely communicate English and also has no idea what property your checking in too until he makes phone calls

No security, front telecoms door broken and often held shut by a street cone, so anyone off the street can access property

1 of 2 neighbours was extremely noisy playing music all night but must admit other side to me was fine no issues

Will never stay again, the remote manager of the property is not trained in customer service nor has any patience to deal with a customer enquiry, when asked why I’m being charged £250 for a blocked toilet he replied ‘how do I know it’s not broken’

My Property Host is a disastrous rental company. Completely unprofessional; I absolutely do not recommend. If you tell them something is wrong, they simply ignore it, denying any responsibility. Although it looked clean, when we moved the bed, it was dirty underneath and behind it. The door didn't lock from the inside and could only be secured with the chain. But the worst was when I called to explain a problem with the electricity. While I was explaining the situation in the apartment, a rude female voice snapped at me, "Listen, are you going to listen to me?". I was simply explaining that there was a problem causing the light fuses to blow!. There was a fault that caused the fuses to trip when using the sockets; it was even extremely dangerous to use them. We couldn't even heat water in the kettle during our entire stay. I spoke to someone who stayed in the same apartment a year ago and had the same problem: the electrical fuses were constantly blowing. They haven't fixed it and are still renting it out. Another colleague from my company mentioned having a terrible experience in another apartment from this company due to the poor quality of the bed. They always deny it, don't fix anything, and continue renting it out. A while ago, I stayed in another apartment from this company, and the shower door wouldn't close, so all the water leaked out. The hot water ran out in minutes. It was programmed that way, and if I needed to wash my hair, I had to shower with cold water. I've traveled and stayed in many apartments, and this company is one of the worst. Terrible maintenance and a complete lack of professionalism. Avoid them at all costs.

Fantastic stay as usual!

Fined twice for parking, despite being explicitly told my number plate would be white-listed, and the title of my rental listing ending "including parking".

Very strange for a new-build flat in Liverpool, the windows wouldn't open with broken handles and there was a leak from ensuite into master bedroom carpet. While a wifi router was visible and on, it was providing no internet access and appeared to be mobile SIM not broadband. Poor cleanliness of glasess etc. Reported all this immediately to host who said he would bring a fan for the heat (not get the window handles fixed?!) and then didn't even do that. Then host stopped replying to messages.

Emailed the company support email address. Got a response back saying someone would be in touch next day - they weren't - and asking me for "documentation" of the issues. Odd experience. No attempt made to resolve issues, despite ample working days to do so.

I stay away every week for work in a huge range of places. These people and this accommodation should be avoided.

Absolutely terrible service from the disgusting property to the lack of communication. We rented a property for a weekend to attend a wedding. The property had no hot water or heating. It was cold and damp and full of mould. The company did nothing!! Ignored emails and messages. They Were rude and unhelpful on the phone. Left early and as they ruined our weekend. AVOID AT ALL COST!!

Perfect trip to Kennacott Court. Cute picturesque cottages and the host Lisa was very welcoming and gave us some helpful information about the local area.

I had a wonderful stay hosted by these guys. A charming little flat in Ipswich. The building itself wasn’t too inviting but the flat itself made me forget all about that. Well equipped and a very comfortable bed, I almost didn’t want to leave!
