PAY OVER £700.00 IN ADDED ADDITIONAL CHARGES ON GROUND RENT AND BUILDING INSURANCE INVOICE THAT I STATED TO THEM I NEVER RECEIVED.

Joke of a company, mid-December we received one email from building management saying a new freehold owner had assigned Landmark Collections to capture ground rent and buildings insurance for a property we own that is tenanted, giving us 10 days to request they send any letters to our correspondence address that the original agents used to send all letters to. Given the 10 days they allowed took us right up to Christmas, obviously a lot of people didn't see, notice or realise that they were not actually going to receive letters at their actual (and previously provided) correspondence address anymore. Of course lots didn't pay, then they assign it to debt collection agencies who get in touch at our correspondence address and suddenly we have over £600 of late payment fees stacking up. Absolute disgrace.

Do not buy or rent a property that they manage - you will regret it.

They have recently taken over Wilburn Basin in Manchester. This seemed like a good investment back in 2016. However, the moment they took over a number of leaseholders did not receive S3 notices, emails were not properly sent, there were admin errors in the freehold handover and they decided to ignore previously submitted addresses for Service.

To make matters worse they are extremely rude and unhelpful and they work hand in hand with a debt collection agency. Their business practice seems to be based around what they can get away with through bullying rather than any competence and certainly with no business ethic or view to providing good service.

If you live in Wilburn Basin it is will worth writing to your local MP, she has clashed with this company and its owner, Mark Hawthorn, before. You can read about the Long Harbour ground rent scandal for which he was rebuked by the freeholder.

Absolute shower. No means of contacting them by phone and they even deny receipt of recorded delivery letters. I've given evidence (by recorded delivery) of payments leaving my account, politely asking them to check. No response save for this morning where they again deny receipt of my letters and add another "penalty payment" of £60, further threatening me with debt collection. I think I will go all the way with these people's threatening/ bullying tactics and let it go to court so they can be suitably shamed and revealed for what they are.

If you are considering Landmark Collections, you should find another company.

Letters, email signatures and website are not professional and look fraudulent. Could have easily mistaken these were scammers looking for money. My call was put on hold for so long. This company partners with debt collectors, make the payment process a nightmare and their communications are inconsistent resulting unexpected surcharges.

I needed a consent for retrospective works from Landmark as part of a conveyancing transaction. The query was dealt with very efficiently and fairly by Landmark with no fees incurred.

Very awful experience. They sent my bill to a wrong address. I didn't get it on time. Once i received it - i paid but I still got a penalty for a late payment.
Contacted their office but didn't get any help at all. If I had a choice - i wouldn't ever use them.

They issued a bill on the 1st January and added a late payment on the 1st if February.
They are like begging hyena dogs - only a matter of time before government stop their illegal and immoral earnings and then their investments will be worth nothing.

This company shows no compassion. They have charged me £60 for a late fee when I explained I did not get their letter but logged into my account and saw ground rent outstanding and made a payment. There was no late fee on the account. It then got charged. I explained I lost my job and rent hadn't been paid. I asked if they could help me out and wavier the late fee. I had paid the ground rent. They were quite relentless and said no. I had no say in choosing them as a company as they work on behalf of leaseholder. I have never had a company show no compassion. Didn't even say sorry to hear you are going through hard times. Crazy really :(

Tried to pay ground rent, there payment page was down. Thought I had paid a second time and photoshopped payment confirmation, but not the right confirmation! Now account frozen and sent to a debt collection agency.

This company made us pull out of a property purchase. How they can still run after the freehold scandal is beyond me! The government should set a limit and these snakes have to stick to it. When we enquired about buying the freehold of the house we were buying (at £50 cost!!). We found out, for £170,000 house it would cost us £12,190 plus £580 in their legal fees! It was either that or be stuck in a property with increasing ground rent to the point where a mortgage would be refused!

They demanded money before every step without a good working standard and timely procedures, all the service charge is not in a reasonable rate. No clearly explanation for charging, rip you off easily.

My bank made a cock up and didn't cancel my standing order after I'd already paid up front for my ground rent. So my account was now in credit. They charged me a £10 admin fee just to get my money back.

Charges to allow someone to rent my flat, even though I have a mortgage on it.

No way of contacting over the phone. All emails, which sometimes are not answered for 14 days

Received an offer to buy freehold of my flat from Landmark collection for £636k on flat that is worth £130k. Lol. Absolute idioxs..Don’t touch this company. Shockingly poor service with non existent response rate. Avoid

A headache trying to pay your ground rent. They don't accept phone calls, you cant email them. You have to pay online but I have problems when I enter my 12 digit No and Post Code so unable to make my payment. I paid over the phone before but they have changed everything, nightmare

I live outside the UK, but am the leaseholder of a flat in England that is rented out. For the past 15 years I have been notified by email of Ground Rent amounts and due dates, which I have then paid in full and on time. Last year the collecting agent changed to Landmark Collections of Bolton who have refused to continue sending me email notices and insist I provide an address in Engand at which I can receive notices. Clearly this is impossible.
Due to Landmark's continued intransigence and beligerent attitude it is likely I will now have to enter in to a costly legal battle to obtain justice.
If you have a choice under no circumstances have anything to do with Landmark!

Freeholder?

If you value your brand reputation or customer satisfaction in the slightest, I would recommend staying well clear. This company are infamous for their black hat tactics, intimidation and dodgy practices. In fact, they are currently being investigated for engaging in fraud!

Leaseholder?

You’ll already know, this company don’t accept correspondence via email, phone or letter. They demand money without justification, add defualt fees without explanation and, I honestly believe, are underbidding competitors on the premise they can scam defenceless leaseholders our of £100s by employing dirty practices.

Let’s hope they get shut down shortly so that no one else suffers at their hands!
