I had a really positive experience working with Silvia. She was professional, friendly. She was always responsive, patient with my questions, and kept me updated at every stage, which made everything feel much smoother and less stressful. She was also very thoughtful and take our feeling seriously, she even considered a better bed position for my roommate.

I previously left this company a positive review, and to be fair, they do a reasonable job of finding tenants. Now that the tenancy has ended, however, I feel obliged to share the full picture: once they have your money, you are simply ignored. Emails, WhatsApp messages and phone calls routinely go unanswered.

The end-of-tenancy clean was not properly arranged and was delayed by nearly two weeks, apparently because a staff member was on leave and the matter was never handed over. The checkout inspection report was not issued until more than 30 days after the tenant moved out. For many landlords, delays like this would cause direct financial loss. I was fortunate to have a gap between tenancies, but that is no credit to the agency.

From early August, the lettings team contacted me about renewing, which I declined given my experience so far. On 17 August I was told I had to collect my keys from the office in person, with no offer of delivery. It was hard not to see this as a reaction to my decision not to renew. When I arrived for my appointment, I stood at reception for a minute while staff talked and laughed among themselves before anyone came over. Since that day, around 90% of my emails and WhatsApp messages have gone unanswered. Many of my WhatsApp messages have not even been read, which leads me to suspect my number has been blocked. Choosing a different agent is my right, and it should be respected. After treatment like this, it is difficult to understand why any landlord would choose to renew.

A few days later, I was charged a full year's management fee in advance, despite having made it clear that I had appointed another agent. I have now been chasing this for over a week. I received a single reply saying the matter was being investigated, and nothing since. My emails to the team and to their managers have all been ignored.

When the checkout inspection report finally arrived, I replied with my comments. Since then, I have been sent the same email asking me to review the report every other day. It makes me question whether anyone reads incoming emails at all.

As of today, the deposit team has still not responded to my reply, and I have had no confirmation that the incorrect management fee will be refunded. If this is not resolved promptly, I would have to seek legal advice.
