Awful

I rented a property from Hopewell Properties for over a year, and I am genuinely appalled by my experience.

Throughout my tenancy, they repeatedly provided me with incorrect electrical safety documentation. It was only after I had been living at the property for almost a year that they finally supplied me with the Electrical Installation Condition Report that actually related to the property.

That report confirmed that the electrical installation was unsatisfactory and contained numerous defects requiring urgent remedial action. The report demonstrated that the property had multiple serious electrical issues which had the potential to put my life at risk.

What I find most concerning is that Hopewell had commissioned that report and had it in their possession while I was living in the property. Despite this, they continued to provide incorrect documentation and did not supply the report that they were holding on their own file. That report clearly showed the dangerous condition of the electrical installation.

I find it shocking that I was left living in a property with multiple serious electrical issues without being told.

This comes after a tenancy that, in my opinion, was characterised by poor communication and repeated misinformation. I am now taking legal action.

If you are considering renting through Hopewell Properties, make absolutely sure that you are provided with the correct and up-to-date safety documentation before you move in. Equally, if you are a landlord considering instructing Hopewell to manage your property, I would urge you to think very carefully about my experience and the way in which I believe I was misled. In my opinion, what happened was not an innocent mistake.

I would also encourage prospective tenants and landlords alike to read reviews of Hopewell Properties across a range of independent review platforms before making any decision. It is important to consider the experiences of other customers as well as my own before deciding whether to rent through or instruct the company.

Landlords and Tenants Beware

What should have been a straightforward tenancy turned into a wholly unacceptable and deeply stressful experience. Having paid almost £50,000 in rent, I expected a professional service and a property that complied with basic legal and safety requirements. Instead, my experience has been nothing short of appalling.

Over the course of my tenancy, I discovered that I had been provided with three separate sets of electrical documentation. The first related to an entirely different flat within the building. The second and third documents were Electrical Installation Certificates rather than the Electrical Installation Condition Report (EICR) that I had repeatedly requested. One mistake may be understandable, but three separate occasions of providing incorrect documentation raises serious concerns regarding the management of the property and the information being provided to tenants.

I subsequently discovered that the agency was in possession of an unsatisfactory EICR for the property. The report identified numerous defects and confirmed that the electrical installation was unsafe and potentially dangerous. Despite this, I was not provided with the correct documentation and many of my requests for information and assistance were either rejected or ignored.

Throughout the tenancy I was repeatedly given explanations and assurances which later proved to be inaccurate. This created unnecessary stress and uncertainty and left me with little confidence in the information I was being provided.

I was also concerned to discover that the agency stated that it was ARLA registered. However, when I contacted ARLA to make enquiries and raise concerns, I was informed that they had no record of the agency. Shortly thereafter, references to ARLA registration were removed from the agency’s website.

The overall handling of my tenancy has been wholly unsatisfactory. Communication has been inconsistent, concerns have not been dealt with properly, and basic requests for documentation and assistance have become unnecessarily difficult. The entire experience has caused significant stress and inconvenience.

I am currently involved in ongoing legal proceedings relating to these matters. In addition, serious concerns have arisen regarding the licensing status of the property during my tenancy.

Based upon my experience, I would strongly advise all landlords to think very carefully before appointing this company to manage their property portfolio and to undertake their own enquiries as to its competence and compliance record. Likewise, prospective tenants should exercise extreme caution and independently verify all documentation and statutory requirements before committing to a tenancy. My experience has been wholly unacceptable and has resulted in significant stress, inconvenience and ongoing legal proceedings.

Rent experience

After moving into a property managed by Hopewell, I was shocked by the condition it was left in. I discovered fingernails in the bedside table from previous tenants and a toilet so badly stained I couldn’t see any white on the bowl. This was after being told a professional cleaner had prepared the property, something I seriously doubt, considering the state of it. I ended up having to clean most of it myself just to make it liveable.
What’s worse, this lack of care continued throughout the tenancy. Maintenance issues were consistently ignored or brushed off. When water began leaking through the ceiling onto my bed, the agency dismissed it as being due to bad rain that week and later tried to charge my deposit for damage to the mattress caused by that very leak.
Throughout my lease, Hopewell showed a complete lack of professionalism and transparency. Their behaviour felt immature and at times even manipulative, making an already stressful experience much worse.
I wouldn't wish this experience on anyone, and I strongly advise others to think twice before renting through this agency. If I could give negative stars, I would.

Avoid like the plague

Have rented from Hopewell for 2 years. Standards have declined massively in that time. They overcharge for rent compared to market rates yet also offer a poor experience. They dispute every single issue in a nasty, petty way. They are slow to resolve issues, even urgent ones, and dispute every last pound of anything needing fixing. We were prepared to pay a bit more to get a reasonable service, but now Hopewell is as bad as the worst of them, so you are paying a premium for nothing and have to deal with unpleasant, unprofessional, accusative emails as well. Avoid this company like the plague.

A pathetic excuse of a letting agency

A pathetic excuse of a letting agency. Anyone considering renting long-term through Hopewell should think twice before trusting them with something as basic as communication or accuracy. I’m writing this now because my deposit has finally been repaid — meaning I’m no longer their financial hostage and can speak freely about the experience.

Key issues during our tenancy:
• The property was advertised with a dining room. Two weeks after moving in, it was converted into a fifth bedroom without notice. Even the landlord confirmed Hopewell should never have marketed it that way.
• On the day the tenancy agreement was issued, after all payments and references, Hopewell attempted to remove my parking permit — reversing only after I requested a rent reduction.
• Inventory and check-in list arrived a full week late.
• A four-hour power cut occurred because the fuse board was locked. Their “out-of-hours” line didn’t respond at all; the landlord (who was abroad) sorted it instead.
• They failed to inform us about a one-week delay in the washing machine/dryer installation, and didn’t tell us the landlord offered to cover laundromat costs.
• Despite individual tenancy agreements, deposits were handled as if the tenancy were joint, delaying repayment by six weeks.
• Incorrect late-rent notices and questioning about payments, despite paying early every month.
• A council tax demand arrived in my name, even though the tenancy stated council tax was included.

The property manager (Harry) summed up his priorities with:

“We are only able to work with what the landlord wants to do.”

That line alone tells you exactly how little they advocate for tenants. Poor communication, no accountability, and an agency that consistently made simple things difficult. The day they announce they're going into administration will be a good day for the letting market.

If I could give no stars I would

If I could give no stars I would. Terrible company. Apartment not cleaned prior to our arrival so we had to pay £480 to get 2 hotel rooms for the night as arrived out of hours and no one to contact. Offered a full refund and then went back on it and offered half. Nearly 4 weeks later still haven’t received any money back. Awful service and should not be allowed to operate like this.

Paid Cleaning Fee, Apartment Not Cleaned

We stayed at The willow in Patchway, moving into Apartment 8 after staying in 23 for 4 days (paying the cleaning fee both times). Apartment 8 was not cleaned properly, the toilet was in an unacceptable state( human waste in it) and unusable. There was a sock hanging from the smoke detector, and no soap was provided. Despite sending photos and reporting this immediately, Hopewell refused to refund the cleaning fee. The cleanliness and customer service were far below reasonable standards.
They said the brown stain was lime… and I guess the sock must be a decorative object then.

The worst rental of my life

The worst rental of my life.
Firstly, when I arrived there was no keys in the lock box, we couldn’t get hold of anyone on the hopewells team for over an hour, and when we did they didn’t know where the keys were, so eventually they told me to take the keys for another studio from another lock box. This studio hadn’t been cleaned. It was fowl, the most disgusting holiday let I’ve ever stayed in. The floors hadn’t been hoovered, let alone mopped, the sheets not changed (but the bed made and the towels rolled up as in a cleaner had come in), the microwave was crusted with food and dirt, there were greasy fingers prints on every surface, stains on the sheets, the toilet was brown on the inside.
The next day I tried to get in contact to ask for the keys to the studio that I actually had booked (hoping that one would have been cleaned), and one of the team assured me that the key had now been left in the lock box. I returned that evening and no key was left in the lockbox AGAIN. It took me over an hour to get hold of anyone at hopewells, eventually someone told me to get the keys to yet another studio, saying the code was the same as the studio I had stayed in the night before. It was not. When I informed the hopewells team member it wasn’t the same code they just stopped replying! I was again forced to sleep in a disgusting room.
I was booked to stay for 10 days, after not being able to get hold of anyone on the third day we asked Airbnb support for a full refund, and got it (as Airbnb also get in touch with anyone at hopewells).
Honestly I don’t ever leave bad reviews but these people should be ashamed on themselves. We paid £850 for those 10 days and we got the WORST service I’ve ever had in my life.
Apparently they’re an estate agency who also do long term rentals, so maybe that explains their lack of care.
DO NOT BOOK WITH THIS COMPANY!

Can’t recommend at all! Prince Street Studio, Hopewell in Bristol

Can’t recommend at all! No key in keybox, dirty room & no cleaning and very smelly! Landlord very late response!
We rented a studio apartment for 2 days, Prince Street Studio, Hopewell in Bristol. The keybox was empty when we arrived. Then we met the guest from the night before just outside the door, so we got the key from him. This was one hour after check-in time. Sadly, the room had not been cleaned at all - dirty duvets and towels on the floor, heat on max, so it was much too warm. Moreover there was a distinct smell of cannabis in the whole building. We left. Can’t recommend at all.

Rented two apartments for new year.. They were disgusting, homeless people sleeping in the doorway
Locked out all night, they don't care
They set up their own feedback site they manipulate.. Removing bad reviews and adding false 5 star reviews

Do not have anything to do with this company... They are a scam money making operation designed to rip people off

Pritchard st - NO WIFI

I rented a studio short term let from Hopewell in September 2022. The property did not have wifi or a tv with a working freeview or similar signal. The shower leaked, the shower temp gauge was stuck on max, there were damp stains around the shower, an infestation of small flies and it was impossible to turn the heating on.

It seems that hopewell explicitly advertise whether a property has wifi. Its 2022, wifi is the norm not an extra. Much like I wouldn’t expect a flat to be advertised as having an indoor toilet i wouldn’t expect it to be advertised as having wifi. I feel misled.

Apparently the one wifi system used for all flats in the building (yes, just one system) doesn’t reach that studio. If the landlord was serious about sorting this problem they could but it would reduce the return so they doesn’t care.

I told them the tv didn't work and they said they would “investigate”. Nothing happened. I would be surprised if anything has happened since.

Also, someone or something did a large poo by the binstore, it was there for a week before anyone cleaned it up.

I was genuinely surprised they did not claim on my deposit (then again i used a credit card).

I will not be using hopewell again, i will not recommend hopewell and i will actively discourage people from using hopewell.

They are honestly the worst lot

They are honestly the worst lot. If only I could give them negative stars on here. Do not take into account positive reviews here, very likely these were paid for and provided by a PR agency from bot accounts. Their flats are grossly overpriced, dirty and very poorly maintained. They are dishonest in their advertisements and unresponsive with very poor communication skills. When we arrived we discovered we were given a basement flat, which was not disclosed in the initial offer. We literally had to give the flat a deep clean, it was dirty with grease, mould, hair, used condom packets to the point of being a public health threat. There was an urn in the bathroom with some leftover ashes, perhaps Police should look into that. We waited 3 months for the TV to be fixed, with no luck - surely a new TV was dropped off but no one bothered to remove the old TV from the wall and install the new one despite repeated nagging and assurance from their side that someone is coming any day now. The WiFi kept disconnecting and was unusable, again repeated emails and no improvement. The fuses in the flat kept blowing, no one addressed that serious health and safety threat. The paid cleaner never came. The maintenance worker who was in our flat when we weren’t there left the door unlocked with our valuables just waiting there to be stolen. The list just goes on. Avoid like the plague, especially Charlotte, who made the worst impression of them all, and this is quite something considering the abysmal level of service this company provides.
