If you want to deal with a professional company that protects your property not only their monthly fees, then “AVOID” HC Lettings. This is after years of experience as a landlord, they are incompetent and will hold you responsible for any problems they failed to report.

Their MD rang 5 days ago after first review left on Google promising “Kat” property manager would ring with update on final inspection by the next day. His concern was the review left, “would I remove or revise it”?

Today is 3/4/2026, 5 days later no update, no report, keys for property not given back to me and HC Lettings have closed for Easter Bank Holiday reopening on 7/4/2026.

Tenants left on 29/3/2026, I have not received a final report of the property condition which normally arrives in 1-2 days. It will be 10 days since tenants moved out before I can speak to the company again.

I never leave reviews, however, rogue Letting Agents cause undue stress and financial loss to Landlords so it’s important to warn others who may be considering using HC Lettings.

Serious mould issue left unresolved for months.

My experience renting through HC Lettings was very disappointing. From November 2025 until March 2026, we repeatedly reported a significant mould problem in the property. Despite raising this on multiple occasions over several months, no effective resolution was put in place during that time.

As tenants, this meant living in poor and uncomfortable conditions for a prolonged period, particularly throughout the winter months.

Communication throughout the process was often slow and difficult, which added to the frustration. Due to the lack of progress and responsiveness, we felt it was necessary to contact Environmental Health for support.

Unfortunately, as the issue remained unresolved after several months, we ultimately had to end our tenancy agreement early in order to move out of the property.

I would strongly encourage prospective tenants to ask clear questions about how maintenance issues are handled, particularly in relation to serious concerns such as mould.

Not happy with the service I received. Feedback below:

1. Long unneccesary void period. Instructed HC to let out a property mid August, it took until the 5th of November for the property to be let out and moved into. I am not new to this process, I have used four different agents for this process previously and this is by far the longest period it has taken for a property to be let out with no significant works needed for the property to be ready.

2. Frankly extortionate quotes for add on services. I am aware agents charge a premium for their in house contractors. However when I received a quote for a carpet clean I was so shocked with the quote I checked it with another agent I regularly use - I was told they were charging triple what this other agent would have charged for the same service.

3. Tenant got my contact details and was contacting me directly to help get keys for move in. I employ agents for letting and management so I don't get involved with the day to day and don't need to contact tenants. I am not happy my contact details were shared with the tenant or that I had to actually assist the tenant with the move when I am paying an agency to do this. Again this is a first for me.

4. The tenant HC recommended is now two weeks in arrears and is uncontactable by my management agent.

Lili has been so great at keeping me up to date with everything. The process has been simple and straightforward and the communication has been of high quality. I would highly recommend HC Lettings to anybody in need of an estate agent. Thank you
