Griffin Funding is a national direct mortgage lender based in San Diego, California. We underwrite in house, so we make the credit decision ourselves rather than passing your file to a third party.
We specialize in borrowers whose income does not fit a standard W-2 box: self-employed business owners, real estate investors, and veterans. The online application takes about 10 minutes, and files move in days rather than weeks. Since 2013 we have funded more than $3.6 billion to over 8,000 clients.
Loan programs we offer
- Bank statement loans — qualify using 12 or 24 months of business or personal bank statements instead of tax returns. Built for self-employed borrowers, contractors, and business owners who write off heavily.
- DSCR loans — qualify an investment property on its own rental cash flow (debt service coverage ratio) rather than your personal income. No W-2s, no tax returns.
- VA loans — purchase and refinance options for veterans, active-duty service members, and eligible surviving spouses, including zero-down purchase loans.
- Home equity loans and HELOCs — including fixed-rate HELOCs and reverse second mortgages, for pulling cash out without touching your first mortgage rate.
- Conventional, FHA, USDA, and jumbo loans — the full traditional suite alongside our non-QM programs.

Exceptional Experience
Trey, Liz and Ashley were all great to deal with. They all informed me with all up to date information.
The turnaround time from receiving information and solving the problem was almost immediate.
This was our first DSCR loan and will not hesitate to use them again on our next STR investment loan.

A rather easy task to acomplish
Greetings, I have just recently dealt with several companies to obtain a HELOC loan. Some of the loan officers about 5 of them had taken it upon themselves to refinance my loan at 2.25% to give me a cash-out and begin a new loan of 30 years at 6.5% interest. I must have wasted 1 month or more trying to accomplish this task until I found Griffin Funding; they were able to accomplish this loan within 2 -3 weeks and close. Easy to work with the required documents, mostly through the internet; straight up easy and secure.

Incessant spammers
ETA: Thanks for the Sept 1 2026 reply that you've removed my number from your list. However, today is Sept 12 2026 and you've switched to incessant emailing in addition to voice mails. The latest contact today is from Kristie Lyons. Probably not even a real name. I think I'm just going to start a log of all the Griffin Funding names that come up when you refuse to stop bothering me.
Griffin Funding is pure marketing evil, no joke.

Caller ID says Spencer at Griffin, Scot at Griffin, Meghan at a Griffin. They are annoying spammers and they refuse to get out of my life.
