Buying my first home was a huge milestone, and I’m so glad I had Tom from Gilson Bailey to guide me through it. From day one, he was approachable, genuinely supportive, and always ready to answer my many (many!) questions. His knowledge and advice were spot-on, and I always felt like he had my best interests at heart. I’m so grateful for all his help and can’t recommend him and the team at Gilson Bailey enough for anyone looking to take that big step. Thanks, Tom, for making this first-time buyer feel at ease every step of the way!

My experience of buying through Gilson Bailey was stress free compared to what I thought it was going to be. The sales team were patient with me and it really felt as if they were going everything possible to make my experience smooth! When our offer had been accepted the after sales team were on it when it came to chasing solicitors and other people in our chain which put our minds at rest what things were moving along nicely! Would 100% recommend and will be returning if we need to sell :)

Offered full rental price and 6 months up front , heard nothing then saw property had been reduced . No communication , I called them out about suspected ageism but they denied it . They will not get my business when I sell a 3 bedroom house and 3 bedroom bungalow

We have just completed on the sale of our late Father’s bungalow. Scott and his team were very helpful throughout the whole process. Communication was good, they gave us helpful advice where we needed it. Would happily use again or recommend to someone else.

Zero stars if I could. It seems they can’t be bothered to even respond to an enquiry!! Three emails and ten days later….. tumbleweed. If I was selling and this is how they handle first enquiries, I’d be very concerned.

Update: 6th August still no response.
Unbelievable.

WORST ESTATE AGENT!

Whole process of selling took 8 months! Buyer had no ties and was ready to go but incompetence from the agents delayed the process massively.
Rubbish communication. We conducted the viewing. They got the description wrong on the website. The list goes on…
The only reason the buyer didn’t back out was because we got their number when we conducted the viewing and built a great relationship with them.
We should’ve just dealt with them away from the agent!
DO NOT USE!

Edit: just received a call from the estate agents following this review. Who were incredibly rude - they were suggesting that they had saved the sale due to it be over valued and other excuses.
To be very clear. I built a great rapport with the buyer as I conducted the viewing myself. The buyer was about to leave after being left out in the rain while the agent was late. Luckily I was home to run down and let them in.
The journey from start to finish was executed poorly. The property description was incorrect. Which I had to call and ask to be amended. And as above the viewing was a shambles. The only other booking they did make didn’t show up and they didn’t even let us know. Fortunately I kept the buyers contact details and liased with them myself throughout the sale as they stated themselves that they would have dropped out and it was purely because they loved our place and had a great relationship with us that they continued with the sale. They also agreed that they had an awful experience with the agents. Were not kept informed and were told information days if not weeks later after their solicitors or us had already given them the information.

A massively stressful experience which we will never repeat. Louise made things a lot worse than it ever needed to be. The whole experience was hideous. We would certainly avoid in the future.

I had a viewing last night with Braydn from Gilson and Bailey, couldn't of ask for more, be was polite knowledgeable, and gave us the time to hmmm and aww. Thank you, that was a tops service.

We were buying from a seller using Gilson Bailey, I can say that this was the worst experience I've ever had with an estate agent.
They were pressuring us to complete in as little time as possible, from the get go the agent, Louise Wilson, was hounding us. They will make an already stressful situation more so and are incredibly unprofessional. When everything was completed, we were left a voicemail of them laughing at us telling us "congratulations on completion". DO NOT USE GILSON BAILEY!

Pure scum sold using them at a higher rate than advertised did not tell the buyer that the sit in tennants where leaving so they wouldn’t miss out on the fee ended up costing me more money how they treat people like this is beyond me also was using them to manage it while I was renting it out when I had an emergency even though I was paying them £100 to manage they did not help me once just pure pure scum

On phoning to enquire re a certain property Scott Hughes (Norwich) was most polite efficient and so very helpful. After enquiring about our circumstances and preferences it ended up with him suggesting 2 other possible properties for potential viewings We are hoping to relocate so our window of opportunity to view was very small. He managed to secure the 3 viewings on a specified day which was no doubt not an easy task. He referred to me by my first name and went above and beyond. A total credit to the team. Thank you Scott for being so efficient and friendly.

been an absolute pleasure, after 1 open day we was sold! A massive shout out to the whole team Scott, Braydn and Ruby who all made this happen really smoothly. Look forward to now dealing with Louise the sales progresser which I'm more than confident will be smooth sailing. I highly recommend this estate agent that are looking to buy or sell a property.

Gilson Bailey Estate Agents recently handled the sale of our property and I can say the service we received was friendly, professional and helpful. The property sold quickly but we did not feel under pressure they managed expectations on all sides and gave regular updates. Everything went smoothly.

We were assisted by Tom on the sale of an investment flat. From the outset Gilson Bailey were calm, helpful and not pushy. They had been recommended to us by our letting agents. They kept us informed throughout the process, liaised with our other advisers where necessary and were very straightforward and easy to deal with. We've instructed Tom on a second investment sale.

From the prospective of Gilson Bailey landlord property rental, in our opinion and experience their full management service was very expensive for nothing more than a post box service. Gilson Bailey would not accept our recommended good contractors / suppliers who had worked on the property previously. Gilson Bailey would force the landlord to use their contractors but take no responsibility for their enforced contractor and just pass any issues back to the landlord.. Despite asking many times, a full upfront cost break down was never given, Gilson Bailey would just quote a single cost from their enforced contractor. The service of the contractor was potluck. There were 1 or 2 good ones, but in all other cases the contractors were overpriced and a very poor service. It appears that Gilson Bailey considered tenant as the customer and landlord as unlimited cash machine. From the landlord prospective we would recommend that you avoid Gilson Bailey landlord management services.

Continually have to complete application forms in order to apply for a let, and can't even be bothered to contact when unsuccessful. Can you not reuse application forms?
