Excellent experience from start to finish. I had heard horror stories about nightmare solicitors as a first time buyer, but this certainly was not the case with this company. Rachel was excellent, kept things moving along swiftly and kept me well informed. She was excellent communicating with me and more than happy to clarify things with me at my request and I had a very positive and professional experience. She also chased matters with seller’s solicitor without me needing to ask. I couldn’t recommend enough!

I used twice once buying and then selling a house and on both occasions experienced professional, friendly and efficient manner throughout. Ieasha, Olivia amd Shannon were all superb and thank you so much for your help.

Paul dealt with our remortgage. Excellent communication, quick turnaround, and made sure we completed in time to avoid going onto our lender's higher rate. Would recommend!

It boils down to they are not proactive. They dont seem to do anything unless you chase them.

When i am in the middle of buying/selling/remortgaging the absolute last thing I want to do is to constantly check to see if my conveyancer is actually doing their job.

Unless you want to wait 3/4 times as long as you should to get things done look elsewhere.

Don't use this company—cash buyers especially should beware lack of diligence. Gateway 2 Conveyancing (Paul Kerslake) failed on two cash buyer purchases where issues over a large service charge increase, disputes and breach of contract later emerged, causing me financial losses and a year of overwhelming stress, including having to work very hard as a director on the building's board to cut running costs and keep service charges from rising yet again. When I raised the issues, Kerslake said he wasn't a litigator and I'd need separate advice despite the firm having a litigator, Robert Dudden, who is also their complaints director. Repeated requests for my files, so I could see what enquiries had actually been made by Kerslake as well as any Requisitions on Title, went unacknowledged, while my formal complaint to Dudden was ignored despite his initial acknowledgement and their policy promising a full response within 8 weeks. I nudged and then waited and waited. Nothing ever came. Their website now appears to be a parked page rather than a functioning site—which matches the poor service I experienced. Terrible service.

PLEASE AVOID THIS COMPANY!!
We used them recently for a sale and purchase, where they failed to identify an extension didn't have building regulations through their conveyancing and to check an indemnity policy for the same, which turned out to be null and void when we tried to claim.
We were served with a notice by the local council as a result and has cost us thousands to put right, or have the build condemned.
They now continue to ignore our emails and formal complaint, giving us no choice but to contact the legal ombudsman and take the matter to claims court.

I have recently completed a property purchase in Bristol, and all the legal work was done by Shannon… I have used Shannon on a couple occasions as her work is totally amazing…. Her professional manner and knowledge is right up there… I would recommend Shannon 100%…… Thanks again for your help with advice…. Paul 🙏🙏

Paul was quite helpful when I purchased my property. However, when I came to sell four years on it turned out that he had dropped the ball on a couple of issues.

These issues ended up costing me several hundred pounds to sell the property and Paul didn't respond when it became clear that this was the case.

What an absolute circus, avoid like the plague. Telling lies to different parties to cover their own incompetence. Setting multiple completion dates then being the only party unable to keep to them. Absolutely ridiculous & lazy behaviour. Do yourself a favour & do not use this company, almost cost me the sale of my home, without major input from myself would have never completed.

We recently had our remortgage done and was very pleased with the convinience and speed of your company. Everyone was very helpful and we would just like to say Thank you very much to Laura James for your professionalism and attention to detail. We will definitely use you again in the future.

Avoid this company at all costs. If you are considering using them, do not!! Simply choose anyone else. Extremely unprofessional, don't seem to have a clue about the very basics of conveyancing, and we felt we were dealing with teenagers with terrible manners. Endless delays, as they ignored communication from lenders. In the end after so many mistakes and attitude problems we simply went with a different conveyancer, who completed everything prompty and without delays, and in a profesional manner. We could have completed months earlier if we didn't make the mistake of choosing Gateway2conveyancing. We ended up losing cash by having to pay this terrible company, as well as the new ones, but we couldn't deal with further delays and Endless basic mistakes.

My business associate instructed Paul Kerslake of this firm in a property purchase. Gross incompetence and dishonesty verging on fraud would be an understatement. (a) gave incorrect advice, (b) acted numerously against their interests, (c) failed to understand the clear terms of the purchase contract, (d) repeatedly lied in attempts to deny negligence, (e) finally admitted wrongdoing and liability for losses £900, yet is now ignoring correspondence and requests for the £900. They won't be able to ignore the County Court Money Claim.

Nothing but delays and hold ups, so far it's taken 28 weeks for this company to do the sale of our buyers property in Ireland, and we're still waiting, no explanation for why it's not completed yet, absolutely unacceptable.
