Stayed whilst running Manchester 10K the property was clean and comfy. Great for our group loved the pool table. All around great stay!

Me and my sister stayed in one of these accommodations recently and it was so beautiful and clean! All rooms looked exactly like the photos and the hosts were incredible and very responsive when we had any issues or questions. Absolutely incredible, I am already planning to come back. Would definitely recommend!!!

So we originally had a different booking that got cancelled within 24 hours of my anniversary, we booked this place through airbnb and honestly was the most easiest booking and then they reached out to me to introduce themselves and to help me get to the destination and how to check in/out. The apartment was so cozy and homely and the balcony was the best experience especially with the sun setting i would honestly recommend this apartment and i would definitely rebook again

The apartment was extremely clean, there were lots of amenities available. It was beautifully designed and perfect for a staycay in Manchester. The hosts were responsive and helpful when we had any questions (we initially needed some help with getting the keys for the property as it wasn’t located in the shop as instructed) however the communication was clear and this was resolved quickly. The property included washing machine, drying rack, iron, fridge, freezer, cutlery and cookware - helpful as we didn’t need to think outside the box, especially when travelling with children. Bedrooms were clean and comfy, clean towels supplied. Plenty of wardrobe space and some hangers too. We would stay here again.

Stayed in a stunning 3 bedroom house in York, the house was immaculate and the beds where so comfortable, best nights sleep in ages.

I recently dealt with Eloise at Evolve Stays regarding the management of my 4-bedroom luxury property in Chester.
From start to finish, Eloise was extremely professional. She sent through detailed projections, clearly explained how their service works, answered all my questions promptly, and followed up after our call to confirm everything.
The entire process was smooth, transparent, and well organised. It was refreshing to deal with someone who clearly knows what they’re doing and actually follows through.
I would certainly recommend speaking to Evolve Stays. Their professional approach stands out compared to some others in the industry.

We stayed in Manby and every thing was perfect. Really helpful and excellent communication throughout the whole process.

We had a great stay and everything was exactly as promised. The airbnb was clean and organized and perfect for 5 people.

Probably the worst customer service I have ever received, arrived to pick up my key for my stay in Manchester, where I was told the key was not available. When I finally managed to contact evolve stays they offered no help and simply told me that the property was not available. They offered no alternative stay, 2 weeks later I am still waiting for my refund. To put salt in the wounds I had to pay a 350 pound deposit the day before arriving. And then once my accommodation fell through and they would not find me and alternate stay, I had to pay through the roof for somewhere to sleep. Left me on the streets of Manchester. Pathetic company, pathetic customer service.

Evolve has made the process of onboarding my property extremely easy. They have guided me throughout and have always been there to answer any queries.

Bex was especially supportive while I was staging the property, offering countless pointers and advice to help get everything to the standard it needed to be.

Within the first two months of going live, they managed to secure a direct three-month booking, which is incredible!

I couldn’t recommend Evolve enough — they are highly professional and exactly the kind of company you want to trust with your property.

This company really sells you the dream with their projected returns, but the reality was completely different for me. Even with higher occupancy than expected, I barely broke even most months.

At one point my store room was broken into, Evolve couldn’t even tell me which guest was responsible because nobody actually monitors anything apart from the cleaner. To make it worse, the cleaner told me the store room had apparently been left wide open for a month whilst other guests were checking in because the door handle had completely snapped off. I had personal belongings in there and items went missing. They did absolutely nothing about this.

In the end I told them I couldn’t trust the setup anymore. Everything is done remotely and there’s basically no real management or care for the property. When I decided to cancel, things got even worse. One month with 78% occupancy somehow worked out as me owing them money because of all the unexpected extra fees they added on. I spent weeks going through the figures with them to prove I wasn’t actually making a loss. Eventually they admitted some of the charges were wrong and paid me just over £200 for the month — even though the projected earnings were supposed to be around £3000.

Honestly, stay away. Since leaving, I’ve found much better companies that actually manage and look after the property properly.

Totally misleading experience. I clearly explained from the start that I already had an option to secure £2,000 per month in rent with no bills to pay. That would have meant around £4,000 pure profit over the same period with zero expenses. Despite this, they assured me I could achieve even higher returns with them.

I was told the furnishing cost would be around £3,000, but it ended up being £6,000 — double what was promised. The income has also been far below expectations: only £250 in the first month and £1,060 in the second.

Meanwhile, my monthly expenses are around £500 in bills plus a £1,200 mortgage, meaning I am making significant losses every single month. So far, I have already incurred a loss of £8,690.

To make matters worse, they take 60% of the revenue — something that was never clearly disclosed at the beginning. When I confronted them about the situation, they refused to let me exit the contract and are effectively forcing me to stay.

Overall, this has been a very disappointing and stressful experience. The lack of transparency, combined with their refusal to resolve the situation, feels highly unethical, greedy, and completely unacceptable. I would strongly advise others to be extremely cautious.
