The whole process of getting my new flat went really smoothly from the moment I sent my application to signing the tenancy contract.

I recently had the pleasure of working with Kieran from Cityrise Property Investment on the purchase of a one-bedroom flat in an off-plan development, and I couldn’t be more impressed with his service. From the beginning of my search when I applied on Zoopla and reached out, I spoke with Fran who was really helpful with the whole process. Her prompt response both via email and phone call really made the whole process seamless for me. Thanks to the whole team as well.

His knowledge of the properties market allow us to review multiple deals and quickly come up with a yes / no decision. Once I found an apartment I liked, the process to complete was very clear and straightforward

Update – June 2026

I am updating this review because the matter has now reached a very unfortunate outcome. Losing my deposit is the complete opposite of what I hoped for when I amended my original review.

I reserved two flats at Queens Court Liverpool through CityRise in February 2024, with an expected completion date of Q4 2024. Instead, completion was pushed back repeatedly over two years — from Q4 2024 to Q1 2025, then March, June, July, August and October 2025. The development was not ready when promised, and for long periods valuations could not even be carried out as a result.

I first reviewed CityRise in March 2025 after becoming frustrated with the delays. Following that review, a director personally appealed to me, apologised on the developer’s behalf, said the delays were the developer’s responsibility, and assured me that CityRise was on my side. Based on those assurances, I amended my review and continued to be patient.

I did everything asked of me. I renewed mortgage offers when they expired due to delays, paid repeated fees, agreed to renegotiate after the properties were down-valued, and confirmed again and again that I wanted to complete.

In March 2026, we were informed by our solicitor that completion could not take place because the developer’s solicitor had still not answered key lender enquiries, meaning the lender could not release funds. The delays continued, and the developer’s side remained unresponsive.

I raised written complaints with CityRise about the delays and the financial impact of the expired mortgage offers. After weeks of chasing and waiting, the developer decided to terminate the contracts and forfeit my deposit.

What disappoints me most is that the CityRise director who once asked me to change my review and assured me they had my back has remained silent. Their aftersales contact told me to negotiate with the developer myself. When I contacted the developer, I was simply told to go through the developer’s lawyers.

This has been the worst financial decision I have ever made. I had around £35,000 tied up for over two years, plus roughly £10,000 in related costs, including mortgage fees, valuation fees, legal fees and other expenses. I was always willing and able to proceed, and I never refused to complete.

Purchasing an off-plan property through CityRise has been a disaster for me. Based on my experience, I would strongly urge anyone considering it to think very carefully before proceeding.
