I didn't know where to start and now I have $300k for my next deal.

I knew I wanted to be a real estate investor. That part I had figured out. What I didn't have was a single clue where to actually start.

Underwriting? I was guessing. Finding a good deal? I couldn't tell a real opportunity from a trap if it was sitting in front of me. For years I told myself I'd scale up. 3 to 4 units felt doable, but anything beyond that felt like a completely different game.
