A deeply disappointing experience
A deeply disappointing experience with Aspen Woolf and The Mount Leeds. Potential investors should be extremely cautious before committing to any off-plan purchase.
I invested in an apartment at The Mount, Leeds through Aspen Woolf based on the information, confidence, and expectations presented during the sales process. Unfortunately, the reality after completion has been completely different from what was expected.
The property was purchased at approximately £185,000, but the independent valuation later came back at around £160,000. This is not a minor difference — it represents a significant shortfall that has directly impacted refinancing, cash requirements, and the overall viability of the investment.
The biggest frustration with off-plan investments is that buyers are asked to commit years before they can properly assess the real market value. Once committed, the buyer carries all the risk. In my experience, the risks and downside scenarios were not presented with the same emphasis as the investment opportunity.
The consequences have been severe:
Lower valuation than the purchase price
Reduced mortgage options
Requirement to put in significantly more personal funds
Difficulty exiting the bridging finance
Unexpected financial pressure and stress
What is most disappointing is that the investment was presented as an attractive opportunity, but the end result has been an asset that is much harder to finance and manage than expected.
For anyone considering buying off-plan through Aspen Woolf, I strongly recommend:
Do your own independent valuation research
Do not rely only on sales projections
Check realistic local comparable prices
Understand that once you exchange contracts, the risk is almost entirely yours
An off-plan investment requires trust and transparency. Unfortunately, my experience has left me feeling that the expectations created during the sales process were far removed from the reality after completion.
I would not personally recommend Aspen Woolf based on my experience with The Mount Leeds.

It was quite impressive that after a simple a phone call from Mr. Josh Brennan, in which I told him what sort of property I was looking for and my conditions, he was able to very soon send me information of a property which matched exactly my requirements (rather than a bunch of properties which might or might not match my requirements and would have to spend time on choosing). My enquiries were quickly answered with information provided. Over the course of various discussions I felt that he had borne in mind my requirements and my conditions and really hoped his clients could have a satisfactory property. Level of service is good. Impressive! If I look for a property again Josh will be the one I'm calling.

My experience with Aspen Woolf was awful
My experience with Aspen Woolf was shocking. They were the estate agent for a new build flatblock. To name a few of our issues with them
- Promised to put us in contact with another owner to arrange rental of a parking spot. Once we completed Aspen Woolf and the person we dealt with dissapeared and they just sent us a generic company email to organise it ourselves. This was a shocking dispensation of responsibility for something they had promised to organise for us, and left me without a parking spot
-We had tried to pull out part way through and the estate agent gave us wrong information around what the hold up was, stating it was they were waiting to resell the flat. This turned out to be incorrect, and this then locked us into the purchase which we did not want
-We were informed by a managing director that the entire flat block had been sold at Christmas (c.360 flats). Once we moved in during March, a leaseholder meeting informed us that only 190 had been sold. Seems an important piece of information to get wrong.
Overall a very poor experience, I would avoid them with any purchases as they seem to say anything they can to get a sale over the line, and are not interested in the purchasers experience.

Terrible experience with Aspen Wolf
Terrible experience with Aspen Wolf in relation to an off plan property purchase. Over 2 years later, I am at risk of losing my deposit.
There are numerous concerns I had throughout the process, including what I experienced as significant pressure around exchange timelines and what I felt was an exaggerated presentation of scarcity to encourage payment of a holding deposit.
In my experience, the risks, delays and practical realities of off plan property investment were not communicated clearly enough, and I felt poorly advised and unsupported when issues arose.
The overall experience has been extremely disappointing and has left me with a very negative view of off plan leasehold property investments. Based on my experience, I would strongly encourage substantial independent due diligence and multiple opinions before proceeding.

Incorrect Information Advertisement
As a buyer, I would like to share my experience with Aspen Woolf. They advertised properties with incorrect information, resulting in a delayed completion of around two years. Although they promoted features such as concierge, gym, and common areas, these were not actually provided, and buyers are responsible for these costs through service charges. Due to the inaccurate information, the value of the properties should be significantly lower. I found this conduct unprofessional and would not recommend working with them, as their promises were not fulfilled after the deposit was paid with no accountability.

The development is still progressing, and the planned facilities, including the concierge, gym, and communal areas, remain part of the overall delivery plan.
Throughout the journey we have consistently provided regular updates on construction progress and have continued to support purchasers through each stage towards completion.
The developer is committed to delivering the completed vision for the development, and we as Agents are committed to supporting all buyers professionally and transparently throughout the purchase process.
