Contracted them to do a Homebuyers Report and Duncan seems to have done a diligent job spotted a bunch of minor issues that I might have overlooked.
An extra little shout-out to Sam who helped out when my spam filter ate some of their emails.

Shocking Negligence – DO NOT TRUST THESE SURVEYORS!
I am extremely disappointed with the Homebuyer Survey (Level 2) conducted by Arnold & Baldwin for my property. The survey failed to identify critical issues with the top-floor velux-style windows. The report misleadingly indicated that the windows were in fine condition and only required cleaning and servicing, with no mention of the severe underlying problems.
Within six months of moving in, we experienced a significant roof leak. A professional roofer later confirmed that all seven roof windows were in incredibly poor condition, with issues including poor fitting, damaged flashing kits, perished seals, and rotting frames. These problems should have been identified during the survey but were completely overlooked or downplayed. The cost to replace these windows is over £11,000, an expense that could have been avoided if Arnold & Baldwin had conducted a thorough and accurate inspection.
The company's defence is that they gave the windows a Condition Rating 2, which they claim meant that what happened was to be expected and couldn't have been foreseen. However, this is factually incorrect. A significant roof leak is serious structural damage, and the windows should have been given a Condition Rating 3. Furthermore, they consistently fail to acknowledge that their report explicitly said, "the windows do not need replacing". Why include those words and then assign a Condition Rating 2? It seems they give everything a Condition Rating 2 so that, in the event of any future claims, they can say "we gave it a Condition Rating 2 so we're not responsible".
DO NOT TRUST THESE SURVEYORS. Arnold & Baldwin's negligence has left us with substantial financial and emotional stress, and their unwillingness to take responsibility only adds to the frustration. I would strongly advise against using them for any survey services.

Arnold & Baldwin was recommended to me by my agent, who introduced them as a reliable company as I needed a survey completed in a property I am purchasing. Jerome was allocated to me and his service and commitment was beyond excellence from the beginning to the end. Great customer service, he helped me to understand what it was aboutas it is my area of expertise at all so, I would recommend Jerome from Arnold & Baldwin to anyone. And thanks to his report I was able to see from another perspective the state of the property I am currently buying.

Undervalued my flat by £120,000…
Undervalued my flat by £120,000 compared to 4 other valuation surveys undertaken at the same time, including another RCIS appointed surveyor from the other party - all other valuations were very close in value. Given the sole purpose of the survey was valuation it didn’t deliver. Now advised there is a £1000 excess on any claim. Biggest waste of £800.
Surveyor didn’t know the difference between uPVC windows and wooden frames, got the flat number wrong and the floor area. The comparable properties he used for the survey were not comparable. Company advised of this at the time, and the gross disparity in their valuation.
Awful experience
My experience with Arnold and Baldwin has been pretty terrible. The surveyor who went in to complete the survey decided to tell the estate agent of what they felt were structural issues with the property, sharing information with a third party for free on a survey I had paid £600 before they had even filed the report with me. 15 minutes after the estate agent tells me this, they call me back to say the seller now wants to put the property back on the market, although they promise they didn't tell them what the surveyor said. However, they did tell the seller one time before when the mortgage providers surveyor shared information with them, so I struggle to believe they didn’t tell the seller.
I contacted Arnold and Brown to make a complaint and was contacted by the surveyor who had obviously come out of some sort of 'damage limitation' meeting and he gave me a bunch of justifications for his actions. These ranged from, he revealed the information to try and negotiate a better price (I'm not kidding) to the fact they have a close relationship with estate agents so it was the estate agents fault for revealing to me that they knew (very cozy).
Having stated I was not happy with this I was told someone else would be in contact. I then received an email from a complaints agent with a paragraph from one of the senior team saying it was normal for surveyors to ask questions of estate agents. When I said that was fine but that doesn't mean information in the report I commissioned should be shared with the estate agent and I want my money back, for the way my situation was being handled as much as the initial issue, I was told that responses to complaints take 5-10 days.
11 day later I had to recontact Arnold and Brown, I 'm guessing they were hoping I would go away. It then took another day to receive a letter from a member of the senior team telling me what they had already said in longer form and offering a 10% discount on my next survey, like I would be using their services again.
I now have no other option than to pursue this with the ombudsman.
Great all round
We had a great experience with Arnold and Baldwin, they were very helpful and managed to book and complete a Level 3 survey for us in a very short space of time. Everyone we spoke to from the team seemed honest and helpful responding to any questions we had.
SO helpful and efficient
Honestly they have been so helpful- quick to respond- very professional whilst also translating all the complex information so I understood everything. They helped me make clear decisions quickly and easily. Would recommend to anyone.
Damping can't be identified by surveyor
Very disappointed as two damping can't be identified by surveyor.
I had engaged Arnald & Baldwin to conduct a Level 2 home buyer surveyor report. I am very disappointed that two areas of damping can't be identified by the surveyor. The answer that I was given was that, the first damping was unfortunately hidden from view at the time of inspection by furniture, including a sofa, and stored goods. The second damping were not present at the time of inspection.
Photo shown that there is a small cabinet which blocks part of the damping and I think that cabinet can be seen through. Surveyor can't provide another photo to clearly see the damping was hidden. The second damping can already ben seen in the other provided photo. I also confirmed with the previous owner that the two damping were there for a long time.
I wouldn't recommend.
