Relevant permissions and restrictions are considered before an arrangement proceeds. These can include planning requirements, local licensing, mortgage consent, superior lease or freeholder restrictions, building-management rules, insurance requirements and property safety obligations. Commercial potential never overrides a legal, contractual, building or safety restriction. Our property assessment process begins with basic information about the property, followed by a review of its suitability, condition, local demand and any obvious restrictions. Promising properties may then progress to an inspection and more detailed due diligence before the rent, term, use and responsibilities are agreed in writing.
