NO AC FOR 4 DAYS, 90+ DEGREES OUTSIDE
AMH is leaving us without air conditioning for four days, in Charlotte, in July. When asked how they could leave us in a 90+ degree home for 4 days, I was told it's technically legal....
Our AC went out Thursday afternoon. It was in the 90s outside and is forecast to get hotter this weekend. I called, emailed, and filed a portal request as soon as I noticed no air was blowing through the house. The earliest appointment they could give us was Monday 7/20, 4 days after our AC went out.
I asked if they reimbursed rent because we couldn't stay in the house, they told me they didn't have to. I asked if we could find someone to fix it that day because there's tons of 24/7 HVAC companies, they said no because "You can't hire someone cheaper yourself, they're not an approved vendor." I asked if they would reimburse a hotel due to the heat, "absolutely not, that isn't something we do here".
When I asked how any of that was allowed, they literally told me "Yeah, this is technically legal. It would be illegal if it were winter and the heat didn't work, then we'd have to fix it today, but NC law doesn't require fixing HVAC if cold air isn't working, even though it'll take four days and your house is going to be 90+ degrees. Good luck!! We aren't paying or reimbursing anything!!"
Thursday night, with no help coming, I went into the attic to see if I could see what's wrong. While I was up there, I turned the AC on and the furnace control board arced, sparked, and started smoking. It's a 23-year-old unit sitting in blown-in insulation. Insanely dangerous and a HUGE fire hazard. I cut the power and reported it immediately, in detail, in writing.
They didn't care at all, still not coming until Monday, no reimbursement for anything!!!
So now we've been forced to leave the 90+ degree home with a huge fire hazard that could literally burn the house down to find shelter, on our own dime, while still paying AMH rent on a house we couldn't live in.
This is so far from a one-off incident. Every time we've had problems communication has been awful. Before move-in, AMH committed in writing to fixing various maintenance problems. None of it happened. I had sent emails prior to move in, had multiple phone calls and the communication is always terrible. Everytime you try to call it goes to a stupid AI bot, you can never get in touch with the same person twice, good luck trying to get your property manager on the phone, and they will never respond to your emails.
So if you're considering renting from AMH, know what you're signing up for. When something serious goes wrong, they will screw you over as much as legally possible. I would rent from someone else.
