I contacted AC & MS as i required an assessment urgently. They were very quick and made an appointment for the weekend. I used their services again and found them to be very professional and courteous. They were able to advise on their reports about any concerns. Richard and his team have been great with me. I was put in touch with AC&MS Ltd as a result of accidentally finding AIB in my garage. AC&MS carried out the sampling in two areas and also a reassurance air test within 36 hours of finding the asbestos. The results came back really quickly. AC&MS were on site during the removal of the AIB and were professional and reassuring the whole time. They carried out thorough air testing during the removal and the results came back less than 24 hours later. It was really helpful to me that they were on site working alongside the removal company. I wasn’t the easiest client due to my anxiety but Richard and his team were great with me and never made me feel like an overly paranoid client. In the nicest possible way, I hope our paths never cross again, but if I do find asbestos, I won’t hesitate to contact Richard and his team!

FINAL UPDATE – 7 July 2025: I Am Tired, Sick, and Terrified – And They Still Refuse to Help
I cannot believe I am writing this. I cannot believe a professional asbestos contractor — whose job is to make homes safe — has responded to my pleas for help by publicly accusing me of harassment, defamation, and dishonesty.

Let me be clear: I am one person. A real tenant. Living in a real home. Struggling every single day to breathe, sleep, and feel safe — all while being denied the basic documents that would confirm whether I’m living with a silent poison under my feet.

I did not ask to become an investigator. I did not ask to fight this battle. I moved into a home I was told was clean, only to later find out that asbestos was found, removed incompletely, and never clearly signed off. I have asked — begged — for answers. And what I’ve received in return are threats, gaslighting, and carefully worded statements designed to confuse and protect their reputation at the expense of my sanity.

They admit in writing that:

Asbestos-containing bitumen adhesive still exists beneath the floor;

A reassurance air test certificate was “left onsite” before I even moved in;

The hazardous waste consignment note was sent only to their contractor client — never to me;

They will not release anything unless by court order.

Let that sink in: they would rather let a vulnerable person live in fear than email a PDF.

And now they threaten me with legal action for telling the truth.

What kind of company hears that someone is crying, wheezing, panicking in their own home — and responds with a solicitor?

What kind of professionals complete hazardous material removal in a residential property and never follow up with the actual occupant?

Do you know what it feels like to live every day wondering if the air is hurting you?

Do you know what it feels like to wake up gasping, inhaler in hand, and cry because the place you should feel safest in feels like a coffin?

They say I’m exaggerating. That I’ve misunderstood. That “sealed asbestos” can’t harm me. But how would I know that — when they’ve never spoken to me, never explained anything, and refuse to release the evidence?

This is not a joke. This is not some internet spat. This is someone’s life, breaking apart under fear, confusion, and abandonment.

I have submitted a formal Letter of Claim for £17,100 in damages; not only for the physical impact on my asthma & the mental agony caused by living in fear, but also for their professional misconduct, negligent misstatement & ongoing failure to fulfil their legal duty of care.

If this company will not release safety documentation to a medically vulnerable tenant unless forced by court order, what else are they hiding?

If they would rather try to discredit me online than explain what’s under the floorboards, then what does that say about their culture?

If something happens to me — if I collapse in that house, or if years from now I get sick from something they never disclosed — let this review stand as evidence that I tried.

I tried.

And they shut the door in my face.

😈UPDATE — 7 July 2025: I sent my detailed Letter of Claim on 29th June 2025, clearly establishing that asbestos remains in the property and that I have been left at significant risk without proper warning. As I stated, “You have placed me at future risk without warning” and “I was left in a contaminated and hazardous space.” Despite this, AC&MS Ltd persists with legal threats as if they can prevail. This is legally impossible. Under tort law, professionals owe a duty of care not only to their direct clients but also to any reasonable third parties foreseeably affected by their actions — in this case, me, the vulnerable tenant. Their failure to disclose critical information, provide essential documentation, or properly warn me constitutes negligence and negligent misstatement. Their bad faith refusal to cooperate will only increase their exposure to liability, costs, and damage to reputation. Courts will not look kindly on their attempts to avoid responsibility, and they stand little chance of success if this matter proceeds to litigation.

To all reading this response, let me be clear: I am neither intimidated nor silenced by AC&MS Ltd’s threats or attempts to discredit me.

Their carefully crafted statement is a transparent effort to deflect responsibility and intimidate a tenant exercising their legal rights.

I completely reject their baseless claims of harassment and their narrative that seeks to erase the very real and ongoing asbestos risks I continue to face.

Refusing to provide critical safety documents is negligent and exposes their liability.

Straight to the point, clear, and relatively fair price, fast available service, very detailed and professional service

We had previously had a detailed asbestos survey carried out by AC&MS and were very happy with the whole process and communications. Recently, we discovered a wasp nest in a loft space and, whilst in that area, a cloudlike/fluffy material which looked like it could be asbestos. I got in touch with AC&MS with photos of said material and Roy very kindly took the time to look at the images as well as the survey to reassure me that the material was not asbestos. It was a huge relief and just as in my previous communication with this company, I appreciate that they read emails thoroughly and answer questions carefully and in a timely manner. I am happily recommending again.

Not only did A & MS provide a prompt and professional service they were very reassuring when I was worried about asbestos in some old lino. I received a phone call to put my mind at rest on the same day and the next day they collected the lino first thing. I also had testing and a survey done before I moved in and the information was clear, professional and comprehensive with a red, yellow or green warning rating to help my assess the level of risk. I would not hesitate to recommend them.
