I wanted to leave some fantastic feedback for Robert Skininski at Tilia homes.

He came out recent to help repair some housing snags. He was so so helpful, put me at ease and nothing seemed to much!

Great customer service Robert, thank you. Tilia need more of you, as you are awesome and have me such a great customer experience thank you so much!

Where do I start?

I purchased my home in Jan 2025, (I was meant to close Sept - Nov 2024).
Over three months on from that and basic snags still haven't been addressed, let alone major issues such as:
- No internet line installed to my house (although this was a "matter of priority" over a month ago and we've had to spend over £300 on Starlink)
- A hole crated by the plumber from my downstairs WC wall to utility just left wide open
- Gutter issues
- Missing silicone in shower
- Windows and patio not installed correctly, meaning if we use then, they are being damaged.
- Fencing not on correct boundary lines.

I have raised a significant complaint which HAS NOT been addressed (or even acknowledged) as per Tilia's policy and the consumer code for home builders (5.2.4). I have no further recourse to raise issues outside of customer care, so very sad I have to bring this to Trustpilot in hopes this sparks a reply before I am able to utilise a resolution service.

Update to below reply: No one from customer services is touch with me at this time regarding my complaint, and I have not received an acknowledgement.

Worst builder ever had a big list of problems in the new house, even after that, they are not committed to providing good services. You are paying for a new house and begging for a sort-out the problems NIGHTMARE DO NOT BUY...

Really happy with the high standard of work Stewart Sellers carried out at my property.

Stewart Sellers came round to fix some snags on our new-build home. He arrived on time, was super friendly, and incredibly helpful throughout. Great service!

Originally we were buying a house from a different developer. The sales process was very rigid, and when our buyer pulled out the developer became very cold towards us. Very corporate. It put me off going back when we did sell.

It was so refreshing to deal with Isabelle Taylor at Tillia’s Roundhouse Gate development in Cringleford. Throughout Izzy was friendly, supportive and professional. Her communication is excellent! Nothing was ever too much and very reassuring through. Big shout out to Izzy.

I was impressed with the standard level of specification, much higher than other local developers. The range of kitchens, and the cost of upgrades great.

As with ALL new builds, there will undoubtedly be snags. Tillia encouraged me to visit the property again before completion to note any initial snags. Very open and not trying to hide anything.

Tillia have a 21 day home visit whereby you have 21days to note any initial snags (my brother in law bought with Bovis who gave him 72hours!). The site manager visited and nothing was too much. Trades arranged to fill cracks etc within a few weeks.

We have been exceptionally impressed with Tillia from Izzy in the sales office, to Charlotte the site manager, Luke the assistant site manager, Caroline the sales processor and Jamie the sales manager.

Highly recommend Tillia!

I'm super excited after moving in to our new home. Beautifully done and spacious too. Paige has been very wonderful with an exceptional customer service delivery. Constantly following up and providing updates. The after move in service from Paige has been great. Making sure we have the highest standard as promised by Tilia Homes. I will personally recommend you call Paige for your Tilia Homes enquiry. Myself and my family are currently enjoying our new home.

Being first-time house buyers, this might have been a very daunting process, but it hasn’t felt like it at all. From the day we looked around and reserved, Paige has been our ever friendly contact to keep us regularly updated, guide us through, help us with finding a mortgage broker and a solicitor, and be there to answer questions. She has advised us very thoroughly on the stages of the process and on the specification of the home and has always been available. As for Tilia Homes, we were won over very quickly by the site; the homes are beautifully designed and modern but have their own character. We are also pleased about the inclusion of green spaces.

Rang Tilia homes for some information about the development, spoke to a very rude sales executive called Heidi Elliott who basically talked over me, would not allow me to speak, completely put me off visiting the development, will be taking my business elsewhere.

Had a lovely chap called Stewart Sellers come out and fix our leaking shower tray. Nice to see a workman remove their shoes without being asked! Polite, tidy and quiet. I hardly new he was there and ge got on with the job fixing the shower tray and left a professional clean finish. Took the time to show me and explained the problem and seems to be a good permanent fix.

Although the leak was an inconvenience we have since had all works completed within a reasonable timeframe.
Stewart Seller attended twice to do the works needed, he was friendly, professional and got the jobs done perfectly!

I contacted Allie Burgess regarding some repair works. As always, Allie was quick to get back to me to advise when Stewart Sellers would be able to attend. Stewart was very polite, friendly, very tidy in his work and explained what he had done. He was a pleasure to have in my home to carry out the repairs.

Exceptional after service from Tillia.
Follow ups after snagging report is second to none.
We were extremely delighted with our rectification man Brian(Aldridge) . He's approach to the tasks in hand which were completed very professionally and an all round genuinely nice guy whom would be welcome in our home anytime.
It's people like Brian and the team behind them that make Tillia a leading player in the house building market.

Mr. Stewart Sellers is very nice and helpful, job done neatly, However, Tilia Homes is not helpful

Me and my partner both had amazing experience with Tilia Homes The Avenue, Andrea was amazing and supportive the hole way through our new build journey. We felt at ease when speaking to her and also felt nothing was to big of an ask. Even once we had moved in she was so supportive and is always available for us to call if we need any help. She's a massive asset to Tilia Homes and was one of the reason we choice Tilia Homes for our first home. Can't Thank her enough. As well as that Alex has also been amazing, has always there with any problems he has made our snag journey very stress free and has been very productive with getting these completed. Thankyou so much to all the builder and staff you have all done an amazing job ❤️

We purchased a new 5 bed home from Tilia Homes Knights Meadow in 2023. We had a lovely experience with all the Sales Professionals and Site Management (Lee, Shirley, Helen, Natasha and Mike) in the show home suite, they were all very accommodating and made us aware of the progress on our new home at every stage and sent us photographs of its journey which I felt was a nice touch. There weren’t ever any issues with getting in touch with them via telephone or email either.

When it came to selecting our flooring, kitchen and bathroom colours and materials we were afforded the time and assistance of the Sales Professionals in making these selections along with our extras. Although the house is a pre set up house we could make certain alterations within reason, this again was a very nice touch as it made the home feel a little more bespoke.

As part of this purchase, we part-exchanged our home through Tilia Homes, and again this was a painless and very stress-free experience. Anybody questioning whether this is a good decision as you’ll lose a little on the value of your current home to allow them to sell it quicker, I’d definitely recommend as selling a home can be a very stressful and time-consuming experience. There’s no pressure to move out of your current home because the part-exchange doesn’t go through until your new home is ready to move into.

When we were provided with a moving in date, we were told well in advance so we had time to prepare, as I was working the same day as moving Natasha was very helpful in assisting with allowing the moving company access (along with family helping) to the home. Once we arrived there was a hamper with some goodies and our welcome pack, which contained everything we needed to know about our new home.

As we moved in at the end of the day the home tour was postponed to the next working day, this was done with Lee (Site manager) and Natasha (Sales Professional). They showed us how to use all appliances, home to maintain the home (such as airing it) and where the plumbing and electrical lines were within the calls to avoid hitting them when hanging pictures/mirrors on the wall.

After moving into our new home, we checked for snags, which are expected with any new build. There wasn’t many with this new home purchase, and we reported them and they’ve addressed them all within a timely manner.

We’re still within our 2 years for snagging and Lee and Mike have been very accommodating with any requests and issues we’ve had. The assistance they’ve provided has been more than we expected, it feels very reassuring to know you have Site Managements help when and if you need it whilst they’re still building homes on this site.

Tilia has recently started building a home near ours, and the grounds people have been very polite, the noise isn’t noticeable and there’s been no issues at all. All the staff who work for and on behalf of Tilia Homes on this site have been exceptional and I’d recommend a home purchase from them.

This is my second new home purchase and after my first with Harron Homes I was reluctant to purchase a new build again considering it’s the biggest purchase most people make, but Tilia Homes and their staff have changed my perspective.

As a first-time buyer and having multiple queries, Ellie was on hand from start to finish, helping us understand the process and what's involved. Once we purchased our home, we also received positive updates regularly on the build. Her knowledge and customer care is impressive and this genuinely made our experience that much more enjoyable. Tilia homes are fantastic with sorting out any issues quickly and hope that this will be the case if anything should arise in the future. We're really enjoying living here. 🏡

From the start of the journey buying our new Tilia home I have been very impressed with the level of customer service offered and how responsive Ellie and the whole team were and made the whole experience of buying a house so much less stressful. Any concerns were answered quickly and efficiently and throughout we were kept informed as to how our house was progressing. Ellie and the team have been wonderful, our new house is absolutely perfect and finished to a great standard (flooring was included!) and we will be recommending Tilia to family and friends. From the minute we reserved our plot we have experienced nothing but first class customer service. The process of part exchanging with Tilia has been really smooth and made moving house stress free! A special mention to Ellie at Furlong Heath who has always gone above and beyond. She had dealt with our MANY questions, accommodated our changing requests and solved every query in the most professional and helpful manner. Thank you Ellie for all your help and for always being at the end of the phone/email.

We have just completed on our first property with Tillia Homes, they have been great! Amanda kept us updated throughout and prompt at answering any questions.
